Jumeirah Village Triangle (JVT) is a freehold gated community in Dubai nestled between Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). Nakheel Properties is the master developer for the community which features over 5,000 villas and apartments. Reflecting modern architecture, this residential development is complemented with premium lifestyle amenities to provide a comfortable lifestyle for its residents. The community is predominantly sought out for villas and townhouses, however; it is also home to apartment complexes as well.

The community lifestyle offers convenience and comfort for its residents. There are a few shops and restaurants in the neighbourhood but you will find many open spaces, parks and fitness amenities. Residents in JVT will find themselves connected to Al Khail Road and Mohammed Bin Zayed Road. Close access to these roads allows for an easy commute towards other central locations of the emirate.
In terms of area, the villas and townhouses are designed to be spacious. You can find a range of configurations in houses, all of which come with large plot sizes. The residential units also provide open garden spaces in the front and back of the villas and townhouses. As for apartments, there is a mix of low-rise and mid-rise complexes; many of which have retail shops conveniently located on the ground level. Although much of the construction has reached completion, many apartment complexes and recreational centres are still under development.

Encompassing more than 5,000 luxurious villas and townhouses, the community has landscaped gardens surrounding the residences. The rental and freehold properties in JVT are popular with both expats and locals despite Dubai’s ever-growing real estate market.
The geometrical pattern of the neighbourhood aligns the properties in a perfect triangle. Divided into 9 districts, the residential units in the community vary in configurations and prices. The properties consist of 1 and 2-bedroom townhouses and 2-bed villas. The 2-bedroom detached villas feature large plot sizes of 6,500 sq. ft. to 8,000 sq. ft. This leads to owners expanding and upgrading their villas up to 6-bedroom houses. This does require prior permission from Nakheel and is subject to charges.
All independent villas in the locality are characterised by spacious rooms, landscaped gardens and several amenities. However, they can be distinguished by their distinct Mediterranean and Arabian architectural styles. Since the community has established around 1,000 2-bedroom villas as well, the development is a great investment for couples as well as small and large families. A total of 500 1 and 2-bedroom townhouses are also constructed for small families and individuals.
The prices for Mediterranean Villas and Arabian Villas are more or less the same. Rent for a 5-bedroom villa will cost an average of AED 180k yearly while smaller families can go for a 2-bedroom villa in JVT with an average rent of AED 120k per annum. Interested buyers can expect to shell out an average of AED 3.3M for a 5-bedroom villa in JVT, while the prices for a smaller 2-bedroom villa for sale range from AED 1.4M to AED 2.8M.
Townhouses for rent in JVT range from 1 to 4-bedrooms, with rental prices ranging from AED 85k to AED 160k. Investors can expect to spend AED 1.2M for 1-bedroom townhouses. 2-bed townhouses in JVT are priced at an average of AED 1.8M, while the upgraded 3-bedroom townhouses are priced from AED 1.8M to AED 2.3M. Corner townhouses which provide more privacy are high in demand and thus more expensive.
The apartments in Jumeirah Village Triangle are constructed on the outer borders of the community. Although there are some developments underway, the area has some notable complexes. Largely comprised of studios, 1, 2 and 3-bedroom flats, the apartments are home to individuals, couples and small families.
A studio in JVT can be rented for as low as AED 32k yearly. 1-bedroom apartments for rent range from AED 45k to AED 70k. Those looking to rent a 2-bedroom flat can expect to spend an average of AED 77k. Freehold prices for apartments in JVT range from AED 355k for a studio to AED 2M for a 3-bed flat.
The mid-rise complex Imperial Residences is one of the most notable apartment buildings in the neighbourhood. The flats offer a complete family lifestyle with a retail area, large pools, 24-hour security, car parking, fitness centres and a separate pool for kids. Managed by Auris Hotels, the building is well-maintained. The asking price for 1-bed and 2-bed apartments in Imperial Residences for sale is AED 625k and AED 860k, respectively. On the other hand, renting a 1-bedroom flat costs AED 55k yearly. 2 BHK flats start from AED 68k to rent, annually.
Other complexes in Jumeirah Village Triangle include a mix of low and mid-rise complexes such as Plazzo Residence, Al Jawhara Residences, Al Manara Tower, Park One, BQ2 and La Residence.
TRANSPORTATION AND PARKING SPACES IN JVT
Parking is not an issue as villas come with parking spaces and most apartments have designated car parking spaces as well. As it is a gated community, there are currently no metro or bus stops in the area thus community members have to rely on taxis. However, the nearest bus stop can be found about 10 minutes away in the neighbouring Dubai Production City. Damac Properties is the closest metro station roughly 15 minutes away.

SUPERMARKETS IN JVT
Supermarkets in JVT include F Mart Supermarket, Safestway Supermarket and Triangle Supermarket. There are other supermarkets in the neighbouring area of Jumeirah Village Circle (JVC) as well. Located a mere 10-minute drive away, you can find Spinneys, Jyothi’s Supermarket, West Zone Fresh Supermarket and Jame Jam Supermarket.
CHURCHES, TEMPLES AND MOSQUES NEAR JVT
Jama Mosque in Dubai Production City is a mosque near JVT. Otherwise, residents can visit the Saleh Mohammed Bin Lahej Mosque in JVC or the Samad Mosque in The Springs.
As for the community members belonging to Christian faith, a number of churches are located in the nearby Al Muntazah of Jebel Ali such as United Christian Church of Dubai, Dubai Mar Thoma Church and Saint Mina Coptic Orthodox Church. On the other hand, the Sikh and Hindu residents will find Gurunanak Darbar Sikh Gurudwara 15 minutes away, while Shirdi Sai Baba Temple located in Dubai Marina is a 17-minute drive away.

Jumeirah Village Triangle has schools, nurseries and daycares within the vicinity, making it easier for the parents with school going children. Regarded as one of the best British nurseries in the emirate, Jumeirah International Nursery is located in Jumeirah Village Triangle. There are two schools in JVT, both follow the British curriculum. Located in District 5 is Sunmarke School, which offers schooling from FS1 to Year 13. Located in District 9 is the Arcadia Preparatory School which delivers quality primary education until Year 6.
Although the neighbourhood does not house any university, community members will find notable options in Knowledge Park which is at a 15 to 18-minute distance.
HOSPITALS AND CLINICS NEAR JVT
Although there are no hospitals in Jumeirah Village Triangle, the location of the area allows its residents to reach a few of the best hospitals in the city in a matter of minutes. The closest hospitals to the community include NMC Royal Hospital in Dubai Investments Park, Saudi German Hospital in Al Barsha and Al Zahra Hospital located on Sheikh Zayed Road. Located around 15 to 20 minutes away, these hospitals are known to provide premium healthcare in multiple fields of medicine.
Thanks to the geographical location of Jumeirah Village Triangle; Dubai Production City, Jumeirah Village Circle, The Springs and Dubai Sports City are within the vicinity. It is a 17 to 20-minute drive to the entertainment hubs of Dubai such as Dubai Marina, JBR and Palm Jumeirah.
SHOPPING, DINING AND NIGHTLIFE
MALLS NEAR JVT
Jumeirah Village Triangle will soon be home to a community mall, Al Khail Avenue. Covering an area of 2 million sq. ft., the shopping centre will feature both retail and entertainment units including a multi-screen cinema, Waitrose supermarket, multiple cafes and restaurants. The project is set to have 350 retail stores with as many as 4,400 car parking spaces. The mall will also feature a hotel connected to it as announced by its developer, Nakheel.
Until the project is completed, the residents of Jumeirah Village Triangle can visit City Centre Me’aisem in the neighbouring locality of Dubai Production City. The shopping centre features many well-known brands while providing various options for entertainment and dining as well. To have the ultimate shopping experience, the gigantic Mall of the Emirates also lies about 20 minutes away from JVT. Mall of the Emirates is known for housing many retailers from luxury shopping brands to casual dining eateries. Entertainment options in the mall include the arcade, Magic Planet, an IMAX cinema and an indoor ski resort, Ski Dubai.
RESTAURANTS IN JUMEIRAH VILLAGE TRIANGLE
There are a few cafes and restaurants in JVT, such as Forni Pizza & Manakeesh, Safestway Cafe and Alpastor Cafeteria. However, residents can find more options outside the community which will only take a while to reach. Various eateries are located in City Centre Me’aisem located 10 minutes away from Jumeirah Village Triangle. The neighbouring community of JVC is home to many restaurants. Popular options include Socialicious, Pinza and Desert Wok Restaurant.
BEACHES NEAR JUMEIRAH VILLAGE TRIANGLE
One of the best incentives for living in Dubai is its exotic beaches. The beach of Jumeirah Beach Residence (JBR) is close to JVT, just 20 to 22 minutes away. THINGS TO CONSIDER
With modern residential units and luxurious amenities, the community is deemed perfect for individuals, families and couples. There are several low-rise and mid-rise projects underway and are expected to complete in the next few years. The dust and noise pollution might be an issue for some residents. Luckily most construction work is reserved for the apartment complexes which are planned to be on the outer boundaries of the community only.
