ABOUT DUBAI WORLD CENTRAL
Dubai World Central or DWC, a grand multiphase development is the vision of His Highness Sheikh Mohammed Bin Rashid Al Maktoum. It was renamed as Dubai South in 2015. Sprawling over an area of 145 sq. km., this innovative project was first launched in 2006 as a free zone and freehold development under the flagship of the Government. It aims to provide a sustainable community with all the facilities including community transportation and employment opportunities. Once completed, DWC will have eight different districts to signify residential, commercial, golfing, exhibition, logistics, aviation and other sectors.
Predicted as “The Centre of Tomorrow,” Dubai South is expected to attract thousands of residents, workers, investors and tourists with its multidimensional project. Purposely referred to as “The City of You,” DWC is a well-planned community that provides amenities to maintain a luxurious lifestyle. Already home to 250,000 people, the area is developing at a fast pace to accommodate a population of around one million. The residential district is basically dominated by tall buildings with apartments available for both rent and sale. Offering world-class living facilities in a suburban community, the developers want to create a whole new city based on the wellbeing of its residents.

Spanning over 184 hectares, the residential side of DWC is the largest district which is still under development. A large part of the project consists of large villas and apartment buildings, varying from 5 to 10-storey. The first two residential sub-communities are The Pulse and The Villages comprising a mix of townhouses and apartments. There are around 152 apartments in The Pulse Boulevard and another 60 in The Pulse Residence. Whereas, 209 apartments are built in The Villages Apartments and 217 are there in The Villages Residence. Moreover, the first phase of MAG 5 Residential Development has 1,118 apartment units in thirteen 7-storey buildings.
DWC Residential City is further divided into two wings for middle-income earners and blue-collar residents. The price trends may vary between the two based on the covered area and facilities. However, the quality of life remains the same. Rents start from AED 16k for studios and 1-bed units. Similarly, buying a studio apartment costs at least AED 350K while 1-bedroom apartments are priced at AED 550K. The value for some 2-bedroom flats for sale in Dubai South is AED 680k to AED 900M. One can also buy furnished apartments for as low as AED 500k while those looking for private units can buy villas in DWC.
Each residential unit, especially those in apartment complexes are brand new and furnished with high-quality fixtures and fittings. Almost all projects include covered car parking areas, separate swimming pools for kids and adults, temperature controlled Jacuzzi, fitness clubs or gyms, kids’ play area and guest lobbies.
TRANSPORTATION AND PARKING SPACES IN DUBAI WORLD CENTRAL
Travelling hours have a significant impact on the quality of life, especially for those who live in Dubai. With a rapidly developing infrastructure, it has become easier to access Dubai World Central via metro, public buses and a large network of arterial roads. Three arterial roads including Sheikh Mohammed Bin Zayed Road E311, E11 and The Emirates Road E611 provide quick access to the community.
Moreover, residents can enjoy the services of RTA bus route F - 55. The shuttle passes every hour from Ibn Battuta Metro Station with the final stop at Al Maktoum International Airport. Other buses that stop nearby include Bus – 8 and Bus – F46 while the metro line that passes from the airport is M1.
Transportation in Dubai World Central is expected to improve further. A new station at the EXPO site will be launched soon. After 2020, the line will extend into three more stations on the way to Al Maktoum International Airport where the metro buses routes terminate. Furthermore, the Government plans to introduce a new, environment-friendly public transportation, especially for Dubai South residents. The bus will carry at least 50 passengers at a time.
Likewise, parking spaces in Dubai World Central are well-managed. The residential communities have dedicated areas for residents with plenty of space for their guests as well. Also, those who live in private villas park their cars in separate garages or basement.
AMENITIES, SCHOOLS AND HEALTHCARE
Tenants of the residential district will have all the amenities at a short walking distance. The commercial and retail centres of the community will cater to the needs of residents. Supermarkets, schools, clinics and other nearby facilities are already accessible within a few minutes.
SUPERMARKETS IN DUBAI WORLD CENTRAL
A branch of ZOOM supermarket in Dubai World Central is reachable in 8 minutes from the residential side. It consists of a wide range of grocery items along with a small cafeteria. The residents can fulfil all their requirements through this branch while more marts and local groceries will be operational soon.
CHURCHES, TEMPLES AND MOSQUES NEAR DUBAI WORLD CENTRAL
A community mosque is near the residential district so the citizens can easily attend the call to prayers. Another mosque near Dubai World Central is Al Maktoum Airport Mosque where the travellers offer prayers in a peaceful environment. There are no temples or churches in Dubai South at the moment so those who belong to different beliefs need to travel to other areas in the emirate like Al Karama and Jumeirah.
SCHOOLS IN DUBAI WORLD CENTRAL
There are no schools in Dubai South at the moment. However, parents can send their kids to Greenfield Community School in Dubai Investment Park near Dubai Lagoon. It will take about 20 minutes via car and you may find other choices just next to this school like Tiny Town Nursery, Nibras International School and Bright Riders School Dubai.
CLINICS AND HOSPITALS NEAR DUBAI WORLD CENTRAL
Finding a hospital near Dubai World Central is not an issue. Medical facilities aren't operational yet. However, NMC Royal Hospital in Dubai Investments Park is reachable in 15 minutes. Other options include Mediclinic Meadows and Thumbay Hospital in Al Arouba Street.

These districts are further divided into different sub-communities. Firstly, the residential district is the largest development which will provide high-quality accommodation. The north-eastern corner is dedicated to the professionals working in the aviation industry of DWC while the south-eastern quarter is the Staff Village. It is basically dedicated to the blue-collar community of DWC featuring its own restaurants, shops, sports, family recreational facilities and offices. In this regard, The Pulse and The Villages are the two most popular communities home to large villas and apartment buildings. Furthermore, Celestia, Al Haseen Residence, Damac Maison de Ville Tenora and Parklane Residence are under construction. Tenora is a fully furnished 10-storey residential project by DAMAC. It features lavishly designed apartments.
Secondly, DWC Commercial City will be the commercial centre of the entire development featuring 850 towers including low and mid-rise buildings and 45-storey skyscrapers along with over twenty 5-star hotels. Finally, The Golf City will have one of the largest golf courses in Dubai providing residential and leisure solutions to residents.
DWC lies in proximity to Al Maktoum International Airport and the free zones of Dubai South Business Park. The Residential City is connected to the key landmarks of Dubai via arterial roads and the Dubai Metro. The grand project of DWC will soon introduce community shopping centres and malls. The Pulse Mall located in The Pulse Boulevard is expected to launch fun activities and international brand outlets upon completion. For now, residents can consider shopping malls near Dubai World Central such as Ramla Shopping Mall and Hypermarket (DIP), Sapphire Mall and Jafza Commercial Centre.
RESTAURANTS IN DUBAI WORLD CENTRAL
There are no restaurants in Dubai World Central at the moment. Neither are they located at a short distance. However, as Pulse Mall reaches its time of completion, we may soon get a complete food court nearby.
BEACHES NEAR DUBAI WORLD CENTRAL
Picnics and parties at beaches near Dubai World Central are ideal for those who like long route road trips. There are many choices of public beaches and resorts at a 45-minute distance such as Jumeirah Beach, JBR Beach, Sunset Beach and Marina Beach.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
Al Maktoum International Airport is the biggest landmark of DWC which is also the second largest airport in Dubai. Further, The Golf City will be a key highlight of this town boasting a huge 2000-hectare 18-hole golf course equipped with residential and commercial components. Also, this particular development will accommodate approximately 160,000 people.
DWC is the official site of World Expo 2020 and the biennial Dubai Air Show. The exhibition district in the northern region of the community will host the World Expo in 2020. It will also be utilised as a stage for big event celebrations and community exhibitions.
