Expo Golf Villas is a high-end villa community of Emaar South in the residential corner of the multi-phase development, Dubai South. The project features 3 and 4-bedroom contemporary villas surrounding the signatory 18-hole championship golf course. Developed by Emaar Properties, Expo Golf Villas is located in one of the popular golf communities in Dubai, situated in proximity to the Emirates Road (E611).

Emaar Expo Golf Villas Dubai is a family-centric community near Al Maktoum International Airport, Jebel Ali Port and the Dubai Industrial City. The master project is being built in six phases, out of which, the first three have been completed. Each phase has a gated entrance with manicured green spaces and outdoor communal facilities like parks, kid’s play areas, swimming pools and retail centres. It is an ideal place for an active yet balanced lifestyle.

The six clusters of Expo Golf Villas are along the edges of the master development. The masterplan shows dedicated community parks, fully-equipped gyms, swimming pools, kid’s pools, and other recreational facilities for each.

Expo Golf Villas 1 (Previously known as Parkside) was completed in December 2021 featuring spacious family homes. Its popularity led to the addition of more phases under the name Expo Golf Villas by Emaar Properties. Therefore, Parkside 2, now known as Expo Golf Villas 2 is adjacent to Parkside 1.

Located on the other side of Expo Golf Villas Phase 1, Expo Golf Villas 3 also offers a similar set of amenities completed in May 2022. The later 3 phases were launched as Greenview. Properties for sale in Expo Golf Villas 4 offer opportunity for those interested in off-plan investments. Its expected date of completion is January 2024. Likewise, Expo Golf Villas 5 (Greenview 2) and Expo Golf Villas 6 (Greenview 3) are estimated to be handed over in 2024 and 2025, respectively.

Emaar Expo Golf Villas Dubai has 3 and 4-bedroom duplex villas with two architectural styles, i.e. modern and contemporary. High-ceiling windows allow ample light and panoramic views. Each villa has a fully equipped modern kitchen, dining and living areas, a powder room and a storage area on the ground level. The first level has three ensuite bedrooms with private balconies and a built-in closet. Whereas, a 4-bedroom villa has an additional bedroom on the ground floor, which can be utilised as a guest room or home office.

There is Emaar South Entrance bus stop within the community. Other bus stops near Expo Golf Villas are Dubai World Central Gate 6 and Dubai World Central Staff Village. As the community lies very close to the Al Maktoum International Airport, residents can also board a bus from the stations at the arrivals and departure gates of the airport.

There are many options for grocery shopping nearby such as Geant Express in Emaar South Retail Center. The store stocks fresh food items, frozen food and beverages, and a separate section for household goods. An in-house bakery with freshly baked bread and pastries is also there. Other supermarkets near Expo Golf Villas are 24 Seven Supermarket, Grand Express and Quick Supermarket.

Since the Expo Golf Villas is a growing community with phases still under construction, residents might need to travel to neighbouring communities to find mosques and churches. There is a mosque in Dubai South at a drive of about 20 minutes.

To visit churches near Expo Golf Villas, one has to go to Jebel Ali Village, where several churches are concentrated in one place, including Covenant Hope Church, Dubai Evangelical Church Centre and Dubai Mar Thoma Parish Church.

Gurdwara Guru Nanak Darbar is a Sikh Temple in the same vicinity of Jebel Ali Village, that facilitates Sikh residents in the city. People belonging to the Hindu community can go to Grand Hindu Temple in Jebel Ali, a newly constructed Hindu temple near Expo Golf Villas.

Educational facilities are plenty within the project. Emaar has planned a nursery in Expo Golf Villas 5 and a school in Expo Golf Villas 6. Once the development completes, residents will have quick access to these schools.

For now, parents can send their children to Tappy Toes Nursery near Expo Golf Villas. It is located in the parent community at a drive of about 20 minutes. Tappy Toes is a British nursery that follows the Early Years Foundation Stage (EYFS) curriculum and offers around 20 different programs for toddlers and preschoolers.

For primary and secondary education, one can travel to the neighbouring community, Dubai Investments Parks (DIP), which boasts a wide range of educational facilities. Greenfield International School, Dove Green Private School, Durham School and Bright Riders School are a few schools operating in the area.

Dove Green Private School and Durham School follow the National Curriculum of England. Bright Riders School offers the CBSE Curriculum designed by the National Council of Education Research and Training, New Delhi. Its KG syllabus is designed based on the EYFS curriculum. It is regarded as one of the best schools in DIP. Whereas Greenfield International School is an International Baccalaureate (IB) school, managed by Taaleem.

To cater to medical emergencies, Emaar Properties has included a community clinic in Expo Golf Villas Phase 6. Till its development is completed, one can go to Access Clinic DIC, located on the first floor of Sapphire Mall. A part of Aster DM Healthcare, this clinic is specifically designed to cater to the needs of people living and working in and near industrial zones of the UAE. In addition to general medicine, laboratory, X-ray, and pharmacy services are also part of the clinic.

Right Health Karama Medical Centre, NMC Royal Hospital and Aster Cedars Hospital are a few tertiary healthcare facilities in the neighbourhood. Right Health Karama Medical Centre is in DIP and is open daily from 7 am to 11 pm. Residents can go there to seek General Practitioners, Orthopedics and Dentists as well as radiological services like X-ray and ultrasound. NMC Royal Hospital near Expo Golf Villas is a 73-bed facility with around 40 consultation rooms and up to 4 operational theatres. ICU, NICU and MRI are the other specialised medical facilities to cater to patients in need. It also offers 24/7 emergency and ambulance services along with a round-the-clock pharmacy.

Expo Golf Villas is surrounded by industrial and business hubs, including Jebel Ali Industrial Area 1 and Jebel Ali Free Zone Area in the north and Dubai Industrial City in the west. Abu Dhabi is less than a half an hour's drive from the district. A new residential project Azizi Venice Dubai is also located close by.

Emaar Properties has designed a retail centre within Phase 6 to serve community residents. The retail centre will include shops and outlets to regale everyday needs. Malls near Expo Golf Villas are Sapphire Mall, The Outlet Village and Ibn Battuta Mall.

Ibn Battuta Mall is a themed shopping destination that pays homage to the renowned explorer Ibn Battuta. With over 270 retail outlets, including international brands, fashion boutiques, electronics stores, and home décor shops, visitors can find a wide variety of products catering to their preferences.

The Outlet Village is a discount shopping mall that boasts over 120 luxury and high-end retailers.
