District 3 in Jumeirah Village Triangle (JVT) is made up of villas and townhouses, spread into four sub-districts namely District 3A, District 3B, District 3C and District 3D. District 3A is a residential sub-community offering 2 and 4-bedroom villas. Nakheel Properties developed JVT after the success of Jumeirah Village Circle. It is strategically located between Sheikh Mohammed Bin Zayed Road (E311) and First Al Khail Road (E44) on the northern side of Dubai.

Properties in District 3A, JVT include 2-bedroom and expansive 4-bedroom villas. Reflecting Arabian and contemporary architecture, the houses are adorned with caramel and mustard colour, adding to their aesthetic outlook. While townhouses in the community have balconies and terraces along with private courtyards, villas feature their own swimming pools.

Terhab Hotel & Towers is a multi-building complex that si currently under development. It will consist of The Grand Mercure Hotel JVT along with The Adagio Hotel Apartments JVT. Launched in 2016 by Manazel Real Estate, the 52-storey hotel will operate under Accor Hotels. It will have two hotels, one 4-star hotel namely The Mercure Hotel and the 5-star called The Grand Mercure Hotel.

PUBLIC TRANSPORTATION NEAR DISTRICT 3A
As Jumeirah Village Triangle is a gated community, there are not any bus stops and bus stations within the area.
For public transportation near District 3A, JVT, residents can travel and reach some of the bus stops in the neighbouring communities, or access the Dubai Metro by taking a drive of 9 to 13 minutes.
The closest metro stations near District 3A are DMCC Metro Station, DAMAC Properties Metro Station and Jebel Ali Metro Station.

The community mosque in District 2 is the closest mosque near District 3A currently located within walking distance. There is a mosque in District 4 as well that is under development at the moment.

Hindu temples in the emirate are located more than 30 minutes away in the Bur Dubai community. The temples in Bur Dubai feature different prayer halls, specific to different Hindu devotees.

SCHOOLS NEAR DISTRICT 3A

Within a 4-minute drive, you will find Arcadia School and Sunmarke School inside the JVT community. Also known as The Arcadia Preparatory School, Arcadia School was established in 2014 and follows the National Curriculum of England. Sunmarke School is a part of the Fortes Education Group offering education for students aged from 3 to 18 years old.
Dubai British School is 8 minutes away in the Jumeirah Park community. Launched in 2015, the school offers education up to secondary level and follows the National Curriculum of England.
Located in Dubai Sports City at a 14-minute drive, Renaissance School was established in October 2018 and follows the new US curriculum.

7 Dimensions is a multi-speciality clinic, covering family medicine, derma, skincare, dentistry, sports medicine, physiotherapy and others. There is also veterinary care close to the area called The City Vet Clinic. It has multiple branches in the city, with the JVT one being the closest to District 3A.
NEARBY AREAS
District 3B, the other half of the community is located adjacent to District 3A. To the northern side of the community, one will find Springs and Jumeirah Park. Springs is a picturesque villa community with 4,800 houses available in 2, 3 and 4-bedroom configurations. Jumeirah Park is a development of Nakheel Properties and has more than 2,000 villas, available as both leasehold and freehold properties.
Jumeirah Village Circle (JVC) is an immediate neighbour on the east of Jumeirah Village Triangle. It is also a family-friendly community but here you will find a mixture of apartments, townhouses, villas and commercial buildings.
Dubai Production City is a mixed-use development by TECOM and lies on the southern side from JVT. It was formerly known as the International Media Production Zone or IMPZ and it offers both residential and commercial properties.

Currently under development, Al Khail Avenue is located in JVT at a 6-minute drive. It will feature 350 shopping stores, a Waitrose supermarket, dining options and a two-storey Reel Cinema. It is a development of Nakheel and will come with a 256-room hotel, operated by DoubleTree by Hilton brand.
Springs Souk Dubai is 8 minutes away and boasts of more than 100 shopping stores. Additionally, it has a Carrefour supermarket, restaurants, cafes and a branch of Reel Cinemas.
Circle Mall is another development of Nakheel in the JVC community, housing a total of 235 shopping stores, dining options as well as entertainment options. You will find a sports and restaurant complex at the rooftop as well as a multi-screen cinema and a branch of Faby Land within the mall.
Located a drive of 14 minutes, City Centre Me’aisem is in Dubai Production City. In addition to a wide range of shopping stores, the mall is home to a Carrefour Hypermarket, restaurants and Magic Planet Dubai.

It is located just off Sheikh Mohammed Bin Zayed Road (E311) in Al Barsha South.
You can reach Mall of the Emirates by driving around 18 minutes. Located in Al Barsha 1, Mall of the Emirates or Emirates Mall is one of the largest malls in the emirate, housing plenty of options for retail therapy, dining and entertainment. Not only is it home to Ski Dubai, which is an indoor ski resort, but the mall has a branch of VOX Cinemas as well as Magic Planet and Dreamscape VR.
