ABOUT AL BADAA
Bordered by Jumeirah and Al Satwa, Al Badaa is a small locality in western Dubai. The area is more of a residential community. The south of the community connects to the urban mall, City Walk Dubai. The area is also close to Sheikh Zayed Road (E11) and Downtown Dubai.

Al Badaa is located in western Dubai where one can find many tourist attractions. It is largely a residential area with apartments, villas and few townhouses available only on rent for expats. The villas have modern infrastructure and are laced with luxurious amenities. Residential buildings, on the other hand, are low-rise but still feature many facilities. Residents of this peaceful community get access to numerous shopping malls, supermarkets, schools, healthcare centres and landmarks as everything is nearby or can be reached within a short drive.
PROPERTIES IN AL BADAA
Properties in Al Badaa, be it townhouses, villas or flats are only available to expats for rent. The rental prices are somewhat higher compared to other areas, this is due to the quality of the properties, space offered and the area’s prime location.
The villas in Al Badaa range from 3 to 6-bedrooms. Each villa contains a swimming pool and a large garden. Residents will find that the houses come with a separate dining room, laundry room, storage room as well as quarters for the house help. Most of the villas are double storied and have balconies overlooking the neighbourhood of Jumeirah and the waters of Jumeirah Beach.
Those looking to move to the area will find that there are more options to choose from in the villa category. There are quite a few apartments as well, these range from studios to 4-bedroom flats and are found in mid-rise and high-rise buildings along the main road. The apartments have amenities similar to those found in the villas such as a separate room for the house help, spacious living areas and large balconies.
The rent for apartments in Al Badaa depends on the location and the number of bedrooms. A 2-bedroom unit ranges from AED 75k to AED 88k while rent for a 3-bedroom apartment lies between AED 100k to AED 175k. Rent for properties is based on yearly terms, payable through a different number of cheques, as mentioned in your tenancy contract.
TRANSPORTATION AND PARKING SPACES IN AL BADAA
There is plenty of parking space in the area. The residential units come with reserved parking spaces for vehicles. As far as villas are concerned, there is covered parking space for two vehicles while apartments have reserved parking for one vehicle.
For people using public transport, Al Badaa is an easily connected area. There are many bus stops spread all over the community that connect to the rest of Dubai and to the Dubai Metro as well. The nearest metro station is the Emirates Tower stop along Sheikh Zayed Road. It is reachable within 6 minutes by car.
AMENITIES, SCHOOLS AND HEALTHCARE
Al Badaa is bordered by Jumeirah 1, Al Wasl and Al Satwa which are among some of the most visited places in Dubai. It has the essence of all the neighbouring communities thus provides a dynamic living experience. There are multiple supermarkets, schools and clinics within easy reach of residents.
SUPERMARKETS IN AL BADAA
There are many supermarkets dotted along Al Badaa. From big supermarket chains to small marts, residents can get their grocery needs fulfilled with ease. There is a Carrefour Hypermarket in the Al Ghazal Mall in Al Badaa. Spring Supermarket is the closest to reach at a distance of 4 minutes while a large branch of the Spinneys supermarket can be spotted in Jumeirah and it is 6 minutes away. SM Quezon Supermarket is also in the vicinity and there are many other marts and small grocery stores in the area.
CHURCHES, TEMPLES AND MOSQUES IN AL BADAA
Al Badaa lies in a district where there are numerous churches. The closest is Emirates Baptist Church which is 3 km away while The Church of Jesus Christ of Latter-Day Saints is at a drive of 13 minutes. The Dubai City Church is also not too far away as it is at just a distance of 15 minutes.
Hindu residents can find quite a few temples close to Al Badaa. Shiva Temple and Shirdi Sai Baba Mandir are both 17 minutes away in the Bur Dubai area. The nearest gurudwara is also located 17 minutes away from Al Badaa in Bur Dubai.
The area is abundantly filled with beautifully built mosques. Masjid Qurtobah, Ramadan Juma Mosque, Khadri Mosque, Al-Imam Al Shafie Mosque and Ayesha Mosque are within the proximity.
SCHOOLS NEAR AL BADAA
Schools are usually on top of the list of facilities that families look for before settling in any area. Fortunately, Al Badaa is one area in Dubai that has a wide range of schools in its vicinity. For preschoolers, there is Salma Al Ansari Elementary School, Kids Campus Nursery, Safari Kids Nursery, British Berries Nursery and Safa Early Learning Centre.
Many schools near Al Badaa are found in Jumeirah 1. A popular option is the Jumeirah Baccalaureate School which offers the International Baccalaureate (IB) curriculum. Al Shurooq Private School is also in the area, it follows the Ministry of Education’s curriculum. A notable school in Al Satwa is GEMS Wellington Primary School which offers the National Curriculum of England.
University options can be found in Knowledge Park 20 minutes away. It houses institutes such as the University of Manchester Dubai, Middlesex University Dubai and the University of Wollongong Dubai.
CLINICS AND HOSPITALS IN AL BADAA
There are quite a few clinics and hospitals in Al Badaa to address the healthcare concerns of residents. Herche Medical Centre, Arya Clinic and the Community Health Centre of Al Badaa are the nearest clinics. Iranian Hospital in Al Badaa is one of the oldest hospitals in the country. Belhoul European Hospital is another hospital in Al Badaa, it is located towards the north of the community on Al Diyafah Street (D73). Other nearby hospitals include Emirates Hospital and Neuro Spinal Hospital, both of which are 9 minutes away.
Al Badaa is often referred to as a sub-community of Al Wasl as both the areas are closely connected. To the east of Al Badaa is Jumeirah 1 while towards the west is the community of Al Satwa. Al Hudaiba is found towards the north and the shopping destination City Walk lies to the south.

Al Badaa is an obvious choice for those looking to live in a vibrant neighbourhood. The area offers a quiet residential community which is close to many malls, eateries, bars and recreational spots.
MALLS IN AL BADAA
On the border of Al Satwa and Al Badaa is Al Ghazal Mall. The mall boasts 72 stores, a beauty salon and a large Carrefour Hypermarket. The urban outdoor malls by Meraas Group which are City Walk and BoxPark are close to Al Badaa, these offer many concept restaurants, outdoor recreational spaces and a few retail stores.
Al Badaa enjoys its prime location which is close to many of Dubai’s best malls. The community malls of Jumeirah such as Jumeirah Plaza, Palm Strip Mall, Town Centre Jumeirah and more are a short drive away. The larger Mercato Shopping Mall which is known for its European Renaissance-inspired architecture is a popular shopping destination. The famous Dubai Mall is slightly further away, at a distance of 10 minutes. It offers a wide range of retail shops, luxury brands, restaurants and entertainment venues.
RESTAURANTS IN AL BADAA
There are many restaurants in Al Badaa, located along Al Diyafah Street which separates Al Badaa and Al Satwa. Popular options include the casual dining Pakistani buffet restaurant Nayaab Handi, Sidra Restaurant and Cafe which is a popular Lebanese restaurant and Noodle Bowl, a Cantonese restaurant.
The Jumeira Rotana hotel is also located in the area. It offers a range of licensed fine-dining restaurants and bars, such as the international dining restaurant Olive Oil and The Boston Bar. Other fine-dining venues can be found in the many hotels in Jumeirah.
BEACHES NEAR AL BADAA
Among the perks of living in Al Badaa, easy access to public beaches in Dubai definitely tops the list. The community has a number of beaches on its northern side. Dubai’s best-known beach, Jumeirah Beach is at a drive of 10 minutes while Al Mamzar Beach is 23 minutes away.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
There are various places near Al Badaa that are hot tourist spots. Dubai Water Canal is such a place and it is hardly 13 minutes away. The soon to be opened Coca-Cola Arena in City Walk is set to be an eventful destination. It will be hosting concerts, comdey shows and other entertainment events. The beachfront destination of La Mer is also a short drive from the community.
There are a few luxury resorts and hotels in proximity to the area. Dubai Marine Beach Resort and Spa, Regent Beach Resort, Four Seasons Resort, Nikki Beach Resort and Spa and Shangri-la Hotel Dubai are easily reachable from Al Badaa.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Al Badaa was built to mainly cater to families. There are two parks in this small community, Al Badaa Park and Al Wasl Park which are family favourites. Al Satwa Park is also nearby. All of these parks have play areas for children, shaded areas and dedicated walkways.
Apart from recreational spots, the area has a number of gyms as well. Star Gym is the closest which is adjacent to both the communities of Al Satwa and Al Badaa. Other than that, Fit Inc, Crowne Fitness Studio, My30 Minutes Gym and Engine Health and Fitness are within a short drive.
There are four salons right around the residential community. Splendid Ladies Beauty Salon and Spa, Caryusa Ladies Salon, My Dream Ladies Beauty Salon and Spa are solely for ladies while Huracan Men Care is the only salon for men. There are many other salons and spas in the neighbouring areas of Al Satwa and Jumeirah 1 as well. In fact, Jumeirah 1 also contains a high number of aesthetic clinics, these offer many different cosmetic treatments for both men and women.
Al Badaa is a small area, but it is connected to the most talked about tourist attractions of Dubai and several events happen there. Kite Beach which is less than 20 minutes away has been the venue for several events including The Big City Swim. Apart from Kite Beach, Jumeirah Beach frequently hosts a variety of events throughout the year as well and it is also closely connected to Al Badaa. The nearby Mercato Shopping Mall often has on-going events throughout the year.

Al Badaa is a small residential area which is connected to many facilities and amenities. The area is located close to many recreational and business hubs and is well connected through public transport and Dubai’s road network. One thing to consider is that Al Badaa is not a freehold area, so expats looking to purchase their home or invest in the area will have to look elsewhere.
