ABOUT DUBAI SOUTH
Formerly known as Dubai World Central, Dubai South is planned to be a self-contained district. Al Maktoum International Airport, an airport that will eventually become the world’s largest airport is the main part of Dubai South.
Upon the completion of Dubai South, the area will have a variety of residential, commercial, aviation and logistics properties. Dubai South is the brainchild of His Highness Sheikh Mohammed bin Rashid Al Maktoum.

Dubai South is a key area of Dubai, it will host the World Expo 2020 which is a highly anticipated event for the whole country. It also hosts the Dubai Airshow event and is home to the Al Maktoum International Airport.
The community offers an urban lifestyle with world-class amenities. Each facility is not more than 10 minutes away from the residential area. The area has a fully integrated ecosystem with conveniences for both commercial and residential areas plus a pet-friendly policy. Dubai South is split into eight districts, Commercial District, Golf District (which is where the Emaar South villas are located), Humanitarian District, Logistics District, Aviation District, Business Park (free-zone area), Exhibition District (Expo 2020 site) and the Residential District.

As the area is divided into diverse districts, the properties are built by different developers. The Exhibition Site is being developed by the Government of Dubai itself while Emaar South is a mega-development headed by Emaar Properties. Some apartments are constructed by Mag Property Development and lie in the project of Mag 5 Boulevard (an area with most residential apartments in Dubai South).
The Residential District of Dubai South covers an area of 6.7 million sq. km. It lies in proximity to a few commercial areas of Dubai and right next to the World Expo 2020 site. The Residential District consists of two main areas. The first being The Villages which is composed of villas, townhouses, apartments and other residential amenities. The second is THE PULSE which is a self-sustainable community with townhouses, apartments, hotels, a shopping mall and a boulevard planned.
The Dubai South project can sustain a population of 1 million people which is a record itself. The properties here are a true representation of contemporary living as they are designed with the idea of a luxury lifestyle that is affordable. There are various elegant villas, luxury apartments and commercial offices available for rental and sale purposes. There are some big real estate projects lined up for the Expo 2020.
The apartments in Dubai South range from studios to 4-bedroom apartments. A studio apartment offers a minimum of 365 sq. ft. of living space. Studio apartments for sale are priced from AED 330k to AED 618k. One can expect to pay AED 27k annually for a rental studio apartment in Dubai South. Those looking to purchase a 1-bedroom apartment in Dubai South can expect to pay an average of AED 588k. Rental rates for a 1-bedroom flat start from AED 30k.
For bigger families that need more space, they can opt for a 2-bedroom flat. The price of 2-bedroom apartments for sale lies between AED 720k to AED 1.3M. Offering a minimum living space of 1,400 sq. ft. the 3-bedroom units are popular among families. The sale price for a 3-bedroom unit starts from AED 1M and goes up to AED 1.7M.
Dubai South has versatile residential options with many villas available for rental as well as investment purposes. There are a number of new villas and some cheap villas for sale in the district. They come in options of 3-bedroom to 4-bedrooms and are all well-designed. The magnificent villas offer an ideal combination of indoor and outdoor luxury living. Amenities include a maid’s room with discrete entrance, storage room, private landscaped garden and laundry space. The houses are facilitated with intercom, security staff, CCTV security, swimming pool, maintenance staff and parking space which can accommodate 2 cars.
There are few villas for rent but one can find many villas for sale. If someone is interested in owning a villa, then there is a range of choices from 2-bedrooms to 4-bedrooms. The price of a 4-bedroom villa fluctuates from the lowest AED 1.2M to highest AED 3.3M whereas, a smaller 3-bedroom house ranges from AED 948k to AED 2.4M.
The area also attracts people looking for commercial spaces as there are numerous rental commercial offices. The commercial district stretches over 795 hectares of land and is further split into eight zones. Currently, no commercial property is available for sale. Offices have different coverage areas ranging from 290 sq. ft. to 5,168 sq. ft. The area welcomes foreign investments and commercial buyers including entrepreneurs. Small and medium-sized enterprises (SMEs) and multinational corporations (MNC) get unparalleled benefits and even an exemption in import and export fees. Upon Dubai South's completion, the district will be home to multiple industries ranging from the aviation industry to hospitality, food, retail and more.
Like other properties in Dubai South, commercial properties also offer many benefits and conveniences. Rent of commercial offices depends on the coverage area. A small office covering 290 sq.ft. of space is available for AED 32k while large spacious office costs around AED 210k to AED 600k per year.
The area of Dubai South is located in the Logistics Corridor, between Al Maktoum International Airport and Jebel Ali Port. Therefore, it makes the commercial property an ideal location for firms looking to expand or set up business in Dubai under a free zone license. In fact, part of the Logistics District houses a Business Park which is a free zone area and offers flexible office spaces for businesses of any size.
Mag 5 is the only area of Dubai South that will be completed by 2019 while all the other areas are currently being developed and will be complete in the coming year.
TRANSPORTATION AND PARKING SPACES IN DUBAI SOUTH
The location of Dubai South is of prime importance and it lies along Sheikh Mohammed Bin Zayed Road (E311), near Dubai Investment Park. There are three arterial roads which make reaching Dubai South easier; Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road. The RTA managed bus F55 services the area. By the end of 2020, there will be more public transportation in Dubai South.
Dubai South will not only have its own metro line, Route 2020 which is an extension of the current Dubai Metro Red Line. This will create convenience in travelling especially for people who have to travel from home to their work regularly.
There will be plenty of parking spaces. The villas and townhouses have covered car parking spaces for two vehicles while for people living in apartments, there is a reserved space for a single vehicle.
AMENITIES, SCHOOLS AND HEALTHCARE
Upon its completion, the area will be a self-sufficient district making it possible for residents to quickly access education, health and retail facilities.
SUPERMARKETS IN DUBAI SOUTH
The area will have many supermarkets upon completion, but some supermarkets in Dubai South are already operational. Zoom Supermarket lies close to Al Maktoum International Airport. Sunrise City Supermarket, Sand Marco Supermarket, Madinat Supermarket and JMA Supermarket are some supermarkets that are currently operating in the area.
CHURCHES, TEMPLES AND MOSQUES IN DUBAI SOUTH
Dubai South is a huge area and will be home to around 1 million people belonging to different cultures and religions. Right now there are no temples or churches in Dubai South.
The nearest churches from the area are United Christian Church of Dubai, St. Gregorios Orthodox Church and Dubai Evangelical Church Centre both at a 25-minute drive in the Al Muntazah area in Jebel Ali.
The Gurunanak Darbar Sikh Gurudwara is a large Sikh gurudwara located in Al Muntazah, it is 25 minutes away. Hindu temples are located in Bur Dubai, a drive of 45 minutes at the minimum.
Regarding mosques, there are already a few mosques in Dubai South. The number is expected to triple by the time of completion of residential projects of Dubai South. Al Maktoum Airport Mosque is one such mosque in Dubai South.
SCHOOLS NEAR DUBAI SOUTH
Right now there are a few schools near Dubai South in Dubai Investments Park. Dove Green Private School follows the British curriculum, GreenField Community School offers the American curriculum, Bright Riders features the Indian curriculum while British Columbia Canadian School offers the Canadian curriculum.
The number of schools and other educational centres will increase when the residential project is fully developed.
As the area is a proud core land for Al Maktoum International Airport, there is Emirates Aviation Services LLC close to the airport site that serves as a training and learning centre of civil aviation.
University options can be found in the two educational hubs, Dubai International Academic City near Dubai Silicon Oasis and Dubai Knowledge Park near Dubai Media City. Both these options are 30 minutes away from Dubai South.
CLINICS AND HOSPITALS IN DUBAI SOUTH
Keeping in mind that all the districts are functional right now, there are few clinics and hospitals in Dubai South and there will be many more soon. There is Al Maktoum Airport Clinic near Al Maktoum International Airport that can be reached within minutes.
Access Clinic Jafza is hardly 15 minutes away. NMC Royal Hospital is also at a distance of 15 minutes in Dubai Investment Park.
Dubai South is self-sufficient district which neighbours many famous areas of Dubai. Dubai Investment Park is right next to it and the Jebel Ali community is also a neighbour which makes Dubai South’s Logistics District easily connected with the port. Similarly, commuting for import and export purposes is made even easier.
SHOPPING, DINING AND NIGHTLIFE
MALLS IN DUBAI SOUTH
The shopping needs of people living in this district will soon be fulfilled. There will be mega malls in Dubai South. As for now, Ibn Battuta Mall can be reached within 25 minutes and The Outlet Village by Meraas is 22 minutes away.
Other nearby malls include Dubai Marina Mall, Mall of the Emirates and the world-renowned Dubai Mall. These shopping destinations can be reached within a 40-minute drive.
RESTAURANTS IN DUBAI SOUTH
Several off-plan commercial projects and restaurant chains will launch in the area by early 2020, but many international food chains and restaurants in Dubai South are already operational. Olives Restaurant which has many branches in Dubai is already serving in the premises of Dubai South while McDonald's is the number one choice for fast-food lovers. Skini Panini, Coffee Pushin and Golos Italia Restaurant are located in the Logistics District of Dubai South. The nearest Asian restaurant is Sarhad Darbar in the neighbouring Dubai Investment Park.
Riverland Dubai which is part of Dubai Parks and Resorts has a wide range of restaurants which are 20 minutes away. Popular casual dining restaurants in Riverland Dubai include Super Chix, Olive Garden, TGI Fridays and The Coffee Club.
BEACHES NEAR DUBAI SOUTH
Jebel Ali Beach is at a drive of 23 minutes while JBR Beach is not more than half an hour away from Dubai South. Banan Beach is a popular beach near Dubai South, it does charge an admission fee. You can camp at Banan Beach or take it a step further and rent one of their chalets. Yoga, campfires, water sports and more can be experienced at Banan Beach.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
Among different projects of Dubai South, an 18-hole golf course is also in the list of highly anticipated developments in the area. It will be part of the Golf District and the Emaar South villas will have peaceful views of the green landscape.
Dubai South is expected to be a highly visited location due to the World Expo 2020. There are hotels to accommodate tourists within the premises. As the government is striving to hit the target of 20 million tourists by 2020, Dubai South will surely play a major role in it.
Dubai South is also close to Dubai Parks and Resorts, which is a collection of different theme parks. Four theme parks have already been launched in its first phase with its second phase under construction.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
There are spaces dedicated to green areas in every district. Many of the residential communities have planned large communal parks for their residents.
Mia Fitness Center is the only gym currently operating within the vicinity. Other gyms that are easily accessible are Hybrid Gym and Tawash Gym in Dubai Investments Park.
For some much needed ‘me-time’ there will be spas and salons in the vicinity. Right now, they are all under construction and the nearest one to reach is Barbers Salon for men and Mi Amor Beauty Salon for ladies, both are 15 minutes away.
Dubai South will host many local and international events and exhibitions. At the top of the list is the World Expo 2020. It will be a 6-month long event held in the Exhibition District of Dubai South.
THINGS TO CONSIDER
Dubai South is a city within a city. Eventually, it will house all kinds of basic and luxurious facilities. It sits on a huge landmass with different districts for residential and commercial purposes. There are many projects in their development phase which means that prices for properties are on the lower end of the spectrum, this is expected to rise as the World Expo 2020 date draws closer.
