ABOUT DUBAI SOUTH
Formerly known as Dubai World Central, Dubai South is an urban flagship planned project and a self-contained district. Al Maktoum International Airport, an airport that will eventually become the world’s largest airport is the main part of Dubai South. Upon its completion, the area will have a variety of residential, commercial, aviation and logistics properties. Dubai South is the brainchild of His Highness Sheikh Mohammed bin Rashid Al Maktoum.

The community is more like a city and is considered the most ambitious project of the world covering 145 sq.km. According to Sheikh Ahmed bin Saeed, it will set a benchmark for future developments in the UAE. It is a huge area which will also be the official site for Expo 2020, Dubai Airshow and Al Maktoum International Airport which will become operational in early 2022 with a yearly capacity of 130 million passengers and 12 million tons of cargo.
The community offers an urban lifestyle with world-class amenities. Each facility is not more than 10 minutes’ away from the residential area. Dubai South practically connects East and West of Dubai city. The area has a fully integrated ecosystem with conveniences for both commercial and residential areas plus a pet-friendly policy. Dubai South is split into 8 grand districts namely, residential district, a commercial district which is further distributed in different sub-areas, logistics district, aviation district, humanitarian district, golf district (Emaar South) and the Exhibition Site.

The celebrated project covers a territory of 145 sq. km. which is almost double the size of Hong Kong Island. It is also a free zone area. The residential district of Dubai South is linked with key tourist spots in the city and metro stations. A metro line will also be built in time for Expo 2020.
As the area is divided into diverse districts, the properties are built by different developers. The Expo Site is being developed by the Government of Dubai itself while Emaar is constructing townhouses in Urbana and the area of Emaar South. Some apartments are constructed by Mag Property Development and lie in the project of Mag 5 Boulevard (an area with most residential apartments in Dubai South).
The Villages is a district comprising townhouses, apartments and retail shops.
The Dubai South project can sustain a population of 1 million people which is a record itself. The properties here are a true representation of contemporary living as they are designed using world-class equipment. There are various elegant villas, luxury apartments and commercial offices available for rental and sale purposes. The residential district covers 715 hectares of area and is ideal for families and individuals. Plus there are some big real estate projects lined up for EXPO 2020.
The apartments in Dubai South include studios 3 bedrooms apartments. A studio apartment is 481 sq.ft and includes a balcony which is connected to the living room. The building facilities include basement parking, swimming pool facility, gym, Wi-Fi, 24-hours security service with CCTV monitoring and all apartments are centrally air-conditioned. Studio apartments for sale are priced at AED 330K to AED 618K. One can expect to pay AED 36k annually for a rental studio apartment in Dubai South.
For bigger families that need more rooms and space, there is an option of 3-bedroom units which are built on almost 1,400 sq.ft. to 3,781 sq.ft. area. A 3-bedroom apartment comes with many conveniences such as spacious bedrooms, double-glazed windows, washrooms with built-in wardrobes, a laundry room, and a balcony or terrace with an exquisite view of the area. There is maintenance staff, security staff, fire alarm and firefighting system in the area. Apartments are also centrally air-conditioned and have a central heating system as well. The sale price for a 3-bedroom unit lies between the lowest AED 1M to the highest AED 1.7M. The price of 2-bedroom apartments for sale lies between AED 720k to AED 1.3M.
With same amenities and facilities, a 1-bedroom flat for rent is available for AED 50k to AED 55k to the maximum. The sale price of a 1-bedroom flat ranges from AED 470k to AED 889k.
Dubai South has versatile residential options with many villas available for rental as well as sale purposes. There are a number of new villas and some cheap villas for sale in the district. They come in options of 3-bedroom to 4-bedrooms and are all well-designed. The magnificent villas offer an ideal combination of indoor and outdoor luxury living. They comprise a maid’s room with discrete entrance, storage room, private landscaped garden and laundry space. The houses are facilitated with intercom, security staff, CCTV security, swimming pool, maintenance staff, and parking space which accommodate 2 cars.
There are few villas for rent but one can find many villas for sale. If someone is interested in owning a villa, then there is a range of choices from 2-bedrooms to 4-bedrooms. The price of a 4-bedroom villa fluctuates from the lowest AED 1.2M to highest AED 3.3M whereas, a smaller 3-bedroom house ranges from AED 948k to AED 2.4M.
Interested buyers can use the mortgage facility for buying property in Dubai South. Similarly, payments can be made in easy monthly instalments.
The area also attracts people looking for commercial spaces as there are numerous rental commercial offices. The commercial district stretches over 795 hectares of land and is further split into eight zones. Currently, no commercial property is available for sale. Offices have different coverage areas ranging from 290 sq.ft. to 5,168 sq.ft. The area welcomes foreign investments and commercial buyers including entrepreneurs. SME and MNC owners get unparalleled benefits and even an exemption in import and export. Upon its completion, the district will be home to multiple industries ranging from the aviation industry to hospitality, food and retail.
Like other properties in Dubai South, commercial properties also offer many benefits and conveniences. A commercial office has large and spacious rooms, high-speed internet access, robust IT infrastructure, security, parking spaces and competent housekeeping services. The offices are beautified with room service facilities and floor-to-ceiling glass windows. Rent of commercial offices depends on the coverage area. A small office covering 290 sq.ft. of space is available for AED 32k while large spacious office costs around AED 210k to AED 600k/year. The area of Dubai South is located in the Logistics Corridor, between Al Maktoum International Airport and Jebel Ali Port. Therefore, it makes the commercial property an ideal location for firms looking to expand or set up business in Dubai under a free zone license.
A huge landmass is still under development process. Mag 5 is the only area of Dubai South that will be completed by 2019 while all the other areas are currently being developed. The payment plan for off-plan projects is 10% down-payment, 40% payment during construction and 50% on handover.
TRANSPORTATION AND PARKING SPACES IN DUBAI SOUTH
Commute time matters a lot when you are living in a cosmopolitan city like Dubai. The location of Dubai South is of prime importance and it lies on Emirates Road near Dubai Investment Park. There are three arterial roads which make reaching Dubai South easier; Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road and Emirates Road. The RTA managed bus F55 services the area. By the end of 2020, there will be more public transportation in Dubai South.
Dubai South will not only have its own metro line but there will be Dubai South tram service to make life easier for residents. This will create convenience in travelling especially for people who have to travel from home to their work regularly.
There will be plenty of parking space. The villas and townhouses have covered car parking spaces for two vehicles while for people living in apartments, there is a reserved space for a single vehicle.
AMENITIES, SCHOOLS AND HEALTHCARE
Upon its completion, the area will be a self-sufficient district making it possible for residents to quickly access education, health and retail facilities.
SUPERMARKETS IN DUBAI SOUTH
The area will have many supermarkets upon completion, but some supermarkets in Dubai South are already operational. Zoom Supermarket lies very near to Al Maktoum International Airport. Sunrise City Supermarket, Sand Marco Supermarket, Madinat Supermarket and JMA Supermarket are some supermarkets that are currently operating in the area.
CHURCHES, TEMPLES AND MOSQUES IN DUBAI SOUTH
Dubai South is a huge area and will be home to around 1 million people belonging to different cultures and religions. Right now there are no temples or churches in Dubai South.
The nearest churches from the area are United Christian Church of Dubai and Dubai Evangelical Church Centre both at 25 minutes’ drive. St. Gregorios Orthodox Church is also within reach as it is in the neighbouring area of Jebel Ali.
The Gurunanak Darbar Sikh Gurudwara and Shirdi Sai Baba Temple are both less than 25 minutes away but there will be temples in Dubai South upon its completion.
Regarding mosques, there are already few mosques in Dubai South whose number will surely be doubled till the time of completion of residential projects of Dubai South. Al Maktoum Airport Mosque is right there near the airport.
SCHOOLS IN DUBAI SOUTH
Right now there are two schools in Dubai South namely Chappal School and Greenfield Community School. The number of schools and other educational centres will be doubled when the residential project is fully developed.
As the area is a proud core land for Al Maktoum International Airport, there is Emirates Aviation Services LLC close to the airport site that serves as a training and learning centre of civil aviation.
CLINICS AND HOSPITALS IN DUBAI SOUTH
Keeping in mind that all the districts are functional right now, there are few clinics and hospitals in Dubai South and there will be many more soon. There is Al Maktoum Airport Clinic near Al Maktoum International Airport that can be reached within minutes.
Access Clinic Jafza is hardly 15 minutes away. NMC Royal Hospital is also at 15 minutes’ distance in Dubai Investment Park.
Dubai South is self-sufficient district which neighbours many famous areas of Dubai. Dubai Investment Park is right next to it and Jebel Ali community is also a neighbour which makes Dubai South’s logistics area easily connected with the port. Similarly, commuting for import and export purposes is made even easier.
SHOPPING, DINING AND NIGHTLIFE
MALLS IN DUBAI SOUTH
The shopping needs of people living in this district will soon be fulfilled. There will be mega malls in Dubai South. As for now, Jebel Ali Mall can be reached within 25 minutes and world-renowned mall, the Dubai Mall is less than 40 minutes’ drive away from the centre of Dubai South. Other nearby malls include Dubai Wholesale City, Affordable (in Dubai Investment Park), Ramla Mall and The Outlet Village by Meeras.
RESTAURANTS IN DUBAI SOUTH
Several off-plan commercial projects and restaurant chains will launch in the area by early 2020, but many international food chains and restaurants in Dubai South are already operational. Olives Restaurant which has many branches in Dubai is already serving in the premises of Dubai South while McDonald's is the number one choice for fast-food lovers. Skini Panini, Coffee Pushin and Golos Italia Restaurant are all there in the Logistics area of Dubai South. The nearest Asian restaurant is Sarhad Darbar in the neighbouring Dubai Investment Park.
BEACHES NEAR DUBAI SOUTH
Jebel Ali Beach is at 23 minutes’ drive while The JBR Beach is not more than half an hour drive away from Dubai South. The iconic Jumeirah Beach which gained a blue flag certification for adhering to strict international and safety standards is also not far. All these beaches can be reached easily via car or a taxi.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
Among different projects of Dubai South, an 18-hole golf course is also in the list that can be seen from Golf Views district of the area. The project was launched in 2017 and will be completed by 2020. The area will be the most visited place of Dubai as it is the site of Expo 2020. There are hotels to accommodate tourists within the premises. The place is also near Dubai Parks and Resorts which is a grand theme park with its first phase already launched in 2016. As the government is striving to hit the target of 20 million tourists by 2020, Dubai South will surely play a major role in it.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
There is a space dedicated for Central Park in the commercial district which is a huge space itself. Within the park, there is a barbeque area and kids play area. Hyde Park is also there close to the residential area.
Mia fitness Center is the only gym currently operating within the vicinity. Other gyms that are easily accessible are Hybrid Gym and Life Fitness Al Khayaat within 25 minutes’ drive.
For some much needed ‘me-time’ there will be spas and salons in the vicinity. Right now, they are all under construction and the nearest one to reach is Barbers Salon for men within 15 minutes’ drive and Mi Amor Beauty Salon for ladies within 17 minutes’ distance.
Dubai South will host many local and international events and exhibitions. At the top of the list is World Expo 2020. There will be meetings, incentives, conferences and exhibition related to the Expo.
Dubai Airshow was held in 2017. Another event - MEBAA (Middle East Business Aviation Association) Show was held near Al Maktoum International Airport.

Dubai South is a city within a city. Eventually, it will house all kinds of basic and luxurious facilities. It sits on a huge landmass with different districts for residential and commercial purposes. The best time for investing in Dubai South’s commercial and residential properties is before 2020.
