Al Khan is one of the prime waterfront communities in Sharjah. There is the Al Khan Bay or Al Khan Lagoon which is a key part of the neighbourhood. Accordingly, some properties in Al Khan offer a waterfront lifestyle – especially those buildings that are facing the creek.

The Al Khan community is known for its close proximity to the emirate of Dubai. The area offers luxurious apartment living overlooking the Al Khan Lagoon. Thus, rents are slightly higher as compared to some other areas in Sharjah. Also, there are some freehold properties that are also available for investors to purchase in Al Khan.
PROPERTIES IN AL KHAN
Properties in Al Khan include apartments only, these are available for rental and investment purposes. Young couples or singles looking to rent a studio in Al Khan will find that prices start from as low as AED 17k. On the other hand, a 1 BHK flat in Al Khan will typically rent out for AED 36k per annum. Renting a 2-bedroom apartment will cost an average of AED 58k, yearly. The larger 3-bedroom flats in Al Khan can cost anywhere from AED 43k to AED 127k. The higher priced units are normally quite spacious and serviced from the many hotels open along Al Khan Bay.
Investors looking to purchase an apartment have a few options to choose from. Freehold studios in Al Khan are priced on an average of AED 345k. With a minimum living space of 750 sq. ft. the 1-bedroom flats in Al Khan can be purchased from AED 356k. 2-bedroom apartments for sale range from AED 450k to AED 1.3M. The average price for freehold 3 BHK apartments is AED 1.32M. These are lavish units on higher floors offering full sea views.
TRANSPORTATION AND PARKING SPACES IN AL KHAN
Some buildings may offer parking spaces within the apartment building itself, while others may have a limited number of dedicated parking spaces. The older buildings often do not offer any parking facilities and residents as well as visitors will have to rely on street parking. This also affects the prices of the properties in the neighbourhood as parking in Al Khan is an issue.
Moving on, public transportation in Al Khan is limited since there is no bus stop close by. Public transport users might face some difficulty to get around.
AMENITIES, SCHOOLS AND HEALTHCARE
Supermarkets in Al Khan
There are countless supermarkets in Al Khan but the most popular one is New City Centre Supermarket. This supermarket is located on Al Khalida Street, in front of Ikhlas Tower. The supermarket stocks basic goods and necessities needed for daily living. However, the largest supermarket in the area is Safeer Market. Apart from its huge range of grocery products it also has an electronic and fashion department.
Churches, Temples and Mosques in Al Khan
Residents will find that nearly all churches are concentrated in the nearby community of Al Yarmook. The most visited church in Sharjah is St. Michael’s Roman Catholic Church. Another church that is popular with expats from Russia is the Russian Orthodox Church located on Al Dhahak Bin Harethah Street. All in all, there are at least 15 churches catering to various sects within Christianity in the vicinity of Al Yarmook. Accordingly, residents can get to any church of their choice in just around 15 minutes on average.
On the other hand, there are no Hindu temples or gurdwaras in Sharjah. Hindu residents will have to commute to Dubai to visit the Shiva and Krishna temples. These are located in Dubai's Al Raffa district, roughly 20 minutes away.
For Muslim residents, there are several mosques in Al Khan. There is the Al Huda Mosque and Salamah Ibn Al Akwa Mosque which are popular among worshippers residing in the vicinity. Moreover, there are several other mosques in nearby communities.
Schools in Al Khan
There are a few schools in Al Khan. One is Victoria International School, it offers an Australian curriculum and is one of the few schools in Sharjah known for its excellent science, technology, mathematics and engineering (STEM) programs. Another school in the area is the American School of Creative Sciences which follows the American curriculum.
There are many nurseries in Al Khan. Popular options include Bluebell’s Nursery, Little Feet Nursery, Crown Nursery and Canadian Montessori Nursery.
Higher education students can choose from the reputable options in University City, Sharjah, 20 minutes away.
Clinics and Hospitals in Al Khan
The area has several clinics in and around its surrounding neighbourhood. However, the most reputable clinic in Al Khan is Aster Clinic located in the Sultaco Building on King Faisal Street. The closest hospital is the Thumbay Hospital in the Rolla community.
To the west of Al Khan lies the community of Al Mamzar. To the southwest, you’ll find the districts of Al Taawun and Al Nahda, Sharjah. To its immediate north, there is the Sharjah shoreline. Immediately east of Al Khan is the locality of Al Majaz 3. Most importantly, residents will find that Al Wahda Street – one of the main road networks within Sharjah – lies directly south of the community.
SHOPPING, DINING AND NIGHTLIFE
Unlike other communities in Sharjah, Al Khan has several fun places for entertainment, shopping and other activities. The area contains Al Majaz Waterfront, Al Qasba and a few other landmarks.
MALLS IN AL KHAN
One of the most popular malls in Al Khan is Al Arab Mall. This mall is located on the Taawun Roundabout close to the Sharjah Expo Centre. Within this mall, you can expect to find a Nesto Hypermarket which is located on the ground floor. The mall also has various restaurants in the food court where visitors can enjoy dining at fast food eateries. Another popular shopping mall is Matajer Al Khan Mall which is located behind Al Khaleej Centre, just opposite of Al Qasba in Al Khan. Other nearby malls include Al Safeer Shopping Centre and Ansar Mall.
RESTAURANTS IN AL KHAN
Al Khan is dotted with several eateries serving high-quality, nutritious meals. A few popular restaurants in Al Khan include Delicious Corner, a casual dining establishment offering Indian cuisine. For Arab delicacies, there is Bait Al Mandi Restaurant. Roadhouse Restaurant is also popular, it serves casual western food. There are quite a few restaurants located in the area offering waterfront views, many of which are located at the bottom of the apartment buildings.
BEACHES IN Al KHAN
Al Khan has several beaches situated near its borders and in the surrounding neighbourhoods. Within the community, the most popular beach in Al Khan is Al Khan Beach. On this beach, one can find historical buildings such as ancient watchtowers built as a lookout point for enemy vessels trying to dock on the shores of Al Khan. Today, Al Khan Beach is a hub of fun activities such as wakeboarding, jet skiing, swimming, picnicking and camping. The beach is popular when it comes to bird watching.
Another popular beach – across the border in the emirate of Dubai is Al Mamzar Beach which is just as popular as the latter. This beach has a community pool, a large beach park, barbecue amenities and you can even rent a chalet by the beach.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
A few landmarks in the community include the bustling waterfront areas of Al Majaz Waterfront and Al Qasba. These offer many activities along the developments as well as many casual dining restaurants. The Sharjah Aquarium is also a key landmark in Al Khan for children and adults alike. Visitors can view over 150 different species of marine life.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Outdoor activities in Al Khan will mostly revolve around the local park. One good example is Khalidiya Park in Al Khan where there are plenty of swings, tunnels and jungle gyms for kids to enjoy. The park also has a large shaded area where residents can enjoy the park in the summers.
Those looking to hit the gym will find that the neighbourhood has several great gyms within its borders. Respectively, the most popular gym within the community is All Stars Gym. It has an indoor pool and all the latest workout equipment one would come to expect from a large fitness centre. Another nearby gymnasium that is popular is Body & Soul Health Club.
The area is always bustling with activities. Al Majaz Waterfront and Al Qasba are located in Al Khan. There are normally carnivals and festivals taking place in these locations. Residents often wait for Sharjah Food Festival at Al Majaz Waterfront and the Sharjah Light Festival which has multiple events directly on Khalid Lagoon.

THINGS TO CONSIDER
Al Khan offers waterfront homes and is no doubt a vibrant community. However, if you prefer to spend your weekend nights in bars and clubs, then you won’t find any in Sharjah. For that, you’ll have to drive to Dubai where there are plenty of bars and clubs to choose from as Sharjah is a dry city.
