It is one of the best and well-established regions located on the crossroads close to Abu Dhabi – Al Ain Road. Sas Al Nakhl Village is developed by Aldar Properties, a leading real estate developer in Abu Dhabi. Aldar Properties has communities like Khalifa City A, Shakhbout City and Al Ghadeer to its credit.
The area master plan is designed to house multiple villas. The community is guarded by three gates and there is one main entrance that leads to the heart of the community. Interested buyers and investors get to choose from 588 modern styled villas and townhouses. The area already has an immensely high occupancy rate despite being on the outskirts of Abu Dhabi. The villas and townhouses, both are reasonably priced and are equally famous among expats and nationals.
PROPERTIES IN SAS AL NAKHL VILLAGE
There is a nice blend of properties in Sas Al Nakhl Village including villas and townhouses. The area has several variations of 3, 4, and 5-bedroom units to choose from. Interested people can also rent commercial offices in this area as there are numerous offices available only for rent.
The villas are a well-planned infrastructure and the gated community ensures privacy and safety at all levels. The facilities offered include the gym, sauna, retail outlets and squash courts. The area has its own kids play area, games room, tennis court, steam room and Jacuzzi.
A cosy 3-bedroom villa has a coverage area of 4,337 sq. ft. with a central air-conditioning system and a central heating facility. The master plan includes a spacious kitchen with modern finishing and fitted cabinets. The centre of the house has a commodious dining room and a prayer room on one side.
There is an open garden in each villa and in multiple storey villas, there is a terrace with a view of the whole community. To ensure the privacy of residents, maid’s and driver’s room have a separate entrance. The community offers maintenance staff, security staff and waste disposal for every villa and townhouse. The rental trend of a 3-bedroom villa is AED 145K to AED 160K per year. The 3-bedroom units are not available for sale as for now. Rent of 4-bedroom villa is approximately AED 165k per year.
The multi-storey 5-bedroom houses occupy 2,500 to 5,000 sq. ft. area with kitchen on the ground floor along with spacious sitting rooms, living rooms, guest bathroom and a family room (Majlis). The kitchen is large and well finished with its own dining area and has access to the laundry and maid’s room via the courtyard. On the first floor, there are four bedrooms (there is an en-suite on the ground floor) and another family room (Majlis). The compound contains plenty of grassy landscaped area. There is also a well-equipped play area inside the house. The rent of a 5-bedroom villa fluctuates from the lowest AED 180k to the highest AED 230k per year.
There are a few commercial offices available on rent. They have conference rooms, visitors lobby, pantries, internet facilities plus they are fully equipped with IP telephones. Offices are also centrally air-conditioned and the interior includes tile flooring, reception/waiting room, and a prayer room for employees, plus maintenance staff, CCTV security, and intercom facility. Office rents depend on the coverage area and the facilities provided. For instance, the lowest rent of an office in Sas Al Nakhl Village is AED 22k and the highest is AED 61k per year.
TRANSPORTATION AND PARKING SPACES IN SAS AL NAKHL VILLAGE
Sas Al Nakhl Village is a well-planned area so finding a parking spot is not a challenge. It is mainly because the residents of villas get covered parking space for two vehicles inside the villa.
There is no bus stop in Sas Al Nakhl Village. However, someone who is travelling through a public bus can use a number of buses plus some minutes’ walk to reach the area. Bus 160, 161, 163 and 218 have routes near Sas Al Nakhl Village. Taxis and private cars remain the best option for reaching this area.
AMENITIES, SCHOOLS AND HEALTHCARE
Sas Al Nakhl Village is the most settled, well-known gated residential area. There may not be everything inside the gated district but everything is within reach of inhabitants of the area.
SUPERMARKETS IN SAS AL NAKHL VILLAGE
To fulfil the daily grocery needs of residents, there are a number of supermarkets in Sas Al Nakhl Village. Spinneys is right there in the core of the community. Also, many smaller grocery shops/baqalas are well stocked with all the necessities.
Other supermarkets that are reachable are Wheatfields, Granite Supermarket, Al Haji Ahmed Supermarket and Abbas Supermarket, all at 15 minutes’ drive.
CHURCHES, TEMPLES AND MOSQUES IN SAS AL NAKHL VILLAGE
There is an array of churches near Dalma Mall which are less than 15 minutes away from Sas Al Nakhl Village. Abu Dhabi Assembly of God Church, All Saints Anglican Church, Giants Slayer Gospel Church and Mar Thoma Church are a few that lie close to each other and residents of Sas Al Nakhl Village can easily reach any of these.
There are no temples in Abu Dhabi as yet but there will be one by the year 2020.
Abu Dhabi is known for its beautiful mosques. It is even home to the country’s largest mosque, Sheikh Zayed Grand Mosque which is visited by millions of tourists throughout the year. There are many mosques in Sas Al Nakhl Village. Sas Al Nakhl Village Mosque is on the opposite side of Spinneys. Apart from it, the grand Shaikh Hamdan Bin Mohammed Al Nahyan mosque, Khalifa Gayth Mosque and Maryam Khamisi Al Hamili Mosque are in the neighbouring area of Al Maqta.

The biggest concern of families looking to settle in Sas Al Nakhl Village is finding a perfect school for their kids. This is because the area is not primarily situated in the centre of the city where the residents get multiple educational options. However, there are multiple schools in the surrounding areas. In fact, families already residing in the area face no difficulty in selecting an educational facility.
Numerous schools near Sas Al Nakhl Village are easily reachable including The British International School Abu Dhabi, Gems American Academy that offers American as well as International Baccalaureate Curriculum, The Cambridge High School, Al Bahiya Private School International and Montessori Nursery. MALLS NEAR SAS AL NAKHL VILLAGE
There are few smaller malls near Sas Al Nakhl Village but more grand and well-known malls of Abu Dhabi are at some distance. One exciting mall in Al Maqta is The Souk which is a blend of modern and traditional Arabian style. It is a waterfront mall with a bunch of retail options. Madinat Zayed Mall is 11 minutes away and Abu Dhabi Mall is a half hour drive. The waterfront mall, The Galleria is also at the same distance.
RESTAURANTS NEAR SAS AL NAKHL VILLAGE
There is a mix of restaurants near Sas Al Nakhl Village. From small cafeterias that have limited items in their menu to food chains that operate internationally, all are at a few minutes’ distance from Sas Al Nakhl Village.
La Brioche is a French restaurant that has been there for over 30 years and it has several branches in all Dubai and Abu Dhabi. It is situated very close to Spinneys. For Indian cuisines, the best option is to visit Castlerock Restaurant which is a 5 minutes’ drive from the centre of the area. Other closely located restaurants include Bu Tinah Restaurant, Burger Hut, Al Marsa Al Shaabi Restaurant and File Inn Restaurant.
BEACHES NEAR SAS AL NAKHL VILLAGE
Abu Dhabi is surrounded by the Arabian Gulf, and there are many public and private beaches that are reachable from different parts of the capital city.
Yas Beach is 22 minutes’ away while Al Sahil Beach is one minute further away. The most visited beach of Abu Dhabi, Corniche Beach is barely at 24 minutes’ drive where the visitors can jog or take bicycle rides along the beautiful coastal beach. Bateen and Abu Dhabi Beach lie almost at 20 minutes’ distance.

Sas Al Nakhl Village has held no events so far, but people can reach to Corniche Beach of Abu Dhabi which is hardly a 20 minutes’ drive. The beach has various events going on most of the time.
