ABOUT AL MAQTAA
Located near the grand architectural marvel, Sheikh Zayed Grand Mosque, Al Maqtaa is a huge residential area on the outskirts of Abu Dhabi. It is sometimes called Al Maqta or Al Maqta'a. The area was formerly known as Bain Al Jessrain, meaning 'between two bridges' in English. It is located in between Mussafah Bridge and Al Maqtaa Bridge.
One can mostly find villas in the district along with a handful of apartments available for rent. All properties feature contemporary infrastructure and are equipped with modern amenities.

As stated earlier, Al Maqtaa is a family-friendly residential area situated away from the city centre. The villas, in particular, are perfect for families looking for a larger space. There are a few apartments in the area available for rental purposes.
The region is also home to some popular tourist spots and landmarks such as Al Maqtaa Tower, Al Maqtaa Fort and Al Maqtaa Bridge. This district is old, but the residential units are made to perfection thanks to their ultra-modern design. A part of the area, on the waterfront side, is also under development.
PROPERTIES IN AL MAQTAA
Abu Dhabi's rapid development is undeniable. Individuals belonging to various urban communities favour living in Abu Dhabi for many reasons. The Hills, Abu Dhabi is a gated compound in Al Maqtaa that is home to 147 villas with the option of 3-bedroom to 9-bedroom units, making them ideal for big families.
Annual rent for a 5 bedroom-villa ranges from AED 170k to AED 750k. However, the sale price of the 5-bedroom unit is higher. It lies between AED 4.8M to AED 30M. Rents for a 6-bedroom house ranges from AED 200k to AED 1M, which is on the higher side, when compared to other residential areas of Abu Dhabi.
Some houses are furnished and have a pleasant blend of traditional Emirati architecture and modern designs. Most villas have seperate majlises, fully fitted kitchens and some even have pre-installed modern facilities. Houses also come with seperate rooms for the house help, balconies, terraces and gardens.
Depending on the plot size, some villas have huge parking spaces to accommodate as many as eight vehicles. The sub-community of The Hills in Al Maqtaa comes with additional facilities such as swimming pools, a clubhouse, a health spa, a gym and a café.
Individuals and people with smaller families can also consider living in Al Maqtaa because there are a handful of apartments available for rent. The configuration of flats ranges from studios to 3 BHK units.
Some properties which are closely connected to the waterfront area allow residents and tenants to enjoy the mesmerising coastal views from inside their homes. Such units are priced higher than others, but the investment is worth it.
TRANSPORTATION AND PARKING SPACES IN AL MAQTAA
Traffic is not an issue in Al Maqtaa but paid parking spaces are difficult to find. Presently, there is a shortage of paid parking spaces in Al Maqtaa, which can trouble visitors. Villa residents, on the other hand, get reserved parking spaces for multiple vehicles. Apartment tenants generally receive one parking space per unit.
Downtown Abu Dhabi can be reached in 20 minutes via Khaleej Al Arabi Street. Public commuters can take Bus 56 to reach Al Maqtaa Village which is close to Al Maqtaa’s residential area. It is best to travel via a private car or taxi as public transport is limited in Al Maqtaa.
AMENITIES, SCHOOLS AND HEALTHCARE
SUPERMARKETS IN AL MAQTAA
Doubling as a supermarket and department store Bain Al Jesrain Co-Operative Society is the go to location for residents in Al Maqtaa. It is located in the centre of the community, next to Bain Al Jessrain Families Garden.
Souq Planet is a supermarket with a new modern concept. It is the first supermarket in the region to introduce a digital shopping experience. You can choose one of their scanning devices or use their app,to self scan your items as you shop and head to the counter. Residents can also have their groceries delivered home or shop online and collect their items in-store. It is a popular supermarket for its fresh produce, imported items and healthy ranges.
Otherwise, for daily essentials Al Hajeahamed also refered to as Al haji ahmed baqala is a neighbourhood grocery in Al Maqtaa. Other nearby supermarkets include Spinneys and Castlerock Supermarket in Sas Al Nakhl Village.
CHURCHES, TEMPLES AND MOSQUES IN AL MAQTAA
A few churches are located at a short distance from Al Maqtaa. Within an 8-minute drive, one can reach The Armenian Church Of Abu Dhabi, The Church of Jesus Christ of Latter-day Saints, Abu Dhabi Assembly Of God Church and more. These are closely dotted in the neighbouring area of Mussafah.
There are no temples for the Hindu community in the capital city, but there will be one by the end of 2021. Meanwhile, residents will have to visit the Al Souk Al Kabeer area in Dubai. However, there is the New Gurudwara Abu Dhabi in Mussafah, reachable in 11 minutes.
There are many mosques in Al Maqtaa. Right in the community’s centre, there is Shaikh Shakhboot Bin Sultan Mosque. Scattered throughout the area are other mosques such as Shaikh Hamdan Bin Muhamad Al Nahyan Mosque, Khalifa Ghaith Mosque, Bani Hashim Mosque, Khalifa Ahmed Jabara Murar Mosque and Gharibah bint Rashid Mosque. All these mosques are within walking distance from the community.
SCHOOLS IN AL MAQTAA
Parents get plenty of options for their preschoolers academic needs in the neighbourhood. There are many nurseries in Al Maqtaa, including International Montessori Nursery, Stepping Stones Nursery and Bright Kids Nursery.
Darweesh Bin Karam School in Al Maqtaa is one of the other schools in Al Maqtaa. Those interested in memorizing the Quran can visit Shaikh Hamdan Bin Muhamad Al Nahyan Quran Memorization Centre in Al Maqtaa.
Schools near Al Maqtaa include Hunain School in Abu Dhabi Gate City, ADNOC Schools Sas Al Nakhl in Sas Al Nakhl Village and Al Yasmina Academy in Khalifa City A. These schools can be reached in 10 to 15 minutes.
Khalifa University's SAN Campus can be found opposite Al Maqtaa Bridge. This is where the Petroleum Institute of Khalifa university can be found.
CLINICS AND HOSPITALS NEAR AL MAQTAA
Clinics in Al Maqtaa consist of Dr. Fawzia Khalfan Medical Center, Al Maqtaa Healthcare Center and Doctor Sherif Mattar Specialized Center. The Bain Al Jesrain Pharmacy is located next to Bain Al Jessrain Families Garden.
There are no tertiary care hospitals in Al Maqtaa, but a few exist in the neighbouring areas. Mediclinic Airport Road Hospital is just 6 minutes away in Zayed Sports City. Experts in women and children healthcare issues, Danat Al Emarat Hospital for Women and Children is just 4 minutes away in the neighbouring Abu Dhabi Gate City community.
SHOPPING, DINING AND NIGHTLIFE
MALLS NEAR AL MAQTAA
The Souk at Qaryat Al Beri is a modern souk located at the west of Al Maqtaa. It is the mall near Al Maqtaa, a short 5-minute drive away from the southern end of the community. For a grander shopping experience, residents can visit Al Seef Village Mall on Al Salam Street. It is 10 minutes away and houses many retail shops and an outdoor market with dining outlets.
It takes roughly 20 minutes to reach The Mall at World Trade Centre, Al Wahda Mall and Khalidiyah Mall. These are all the best shopping malls in Abu Dhabi and promise a luxurious shopping experience.
RESTAURANTS IN AL MAQTAA
This area is popular with those who love to try new dishes and cuisines. From ones that serve authentic Arab dishes to popular fast-food chains, there are several restaurants in Al Maqtaa.
Fast food eateries can be found in the petrol pumps in the area. Residents can choose from Burger King, Subway, Texas Chicken and more. Popular casual dining restaurants consist of Arabian eateries such as Milas, Bait Ommy and Al Sayyad Restaurant & Grills.
The Souk Qaryat Al Beri is the shopping avenue of the hotel and is also home to a few fine-dining eateries such as The Meat Co and Ushna. Other restaurants in The Souk consist of Sho Cho for sushi lovers, Azzurro for Italian cuisine and Itran for Moroccan fare. Venetian Village is a food hub of different fine-dining restaurants, it is part of The Ritz-Carlton Abu Dhabi, Grand Canal. Its best-known restaurants are the Indian Punjab Grill, French seafood eatery La Brassiere and Barfly by Buddha Bar which features a range of different cuisines.
There are many fine-dining restaurants in Al Maqtaa, located in the hotels in the community. The Shangri-La Hotel, Qaryat Al Beri houses the French restaurant Bord Eau, Middle Eastern cuisine can be found in Sofra BLD, while Asian dishes can be relished in Shang Palace and Hoi An. The best restaurants in The Ritz-Carlton Abu Dhabi, Grand Canal are the Lebanese fine-dining restaurant Mijana, The Forge steakhouse and the Asian Li Jang restaurant.
Nightlife options can be found in the above-mentioned hotels, such as the Sorso lounge in The Ritz-Carlton Abu Dhabi, Grand Canal and the Al Hanah Bar in the Shangri-La Hotel, Qaryat Al Beri. The Novotel Abu Dhabi Gate Hotel also has the Belgian Beer Cafe and the Al Naseem Pool Bar.
BEACHES NEAR AL MAQTAA
Abu Dhabi’s most popular beach, Corniche Beach is just 30 minutes away. It is the best outdoor destination as it has many amenities such as shaded walkways, picnic spots and ample seated areas. There is also a play area for kids along with volleyball courts, two football pitches and multiple playing fields. Yas Beach can also be reached in the same amount of time and is another popular beach in Abu Dhabi. Yas Beach, however, requires paid admission.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
The iconic Al Maqtaa Bridge connects the city of Abu Dhabi to the mainland. It has been there since 1967 and its significance will never be forgotten.
Built by renowned architects, Al Maqtaa Fort is a jewel in Abu Dhabi’s history. One can go through the important pages of Abu Dhabi’s history by visiting Al Maqtaa Fort. It is suggested to hire a guide for a comprehensive tour of the fort.
Khor Al Maqtaa is a historic waterway that separates Abu Dhabi from the mainland. Visitors can easily spot Al Maqtaa Fort and the Al Maqtaa Watchtower from either side of Khol Al Maqta.
Al Maqtaa is home to a range of hotels and resorts overlooking Khor Al Maqtaa. Residents can also visit The Souk at Qaryat Al Beri for a fun day out. One can enjoy the view of the majestic Sheikh Zayed Grand Mosque from the terraces of restaurants and bars present near the shopping area.
Just 15 minutes away is Al Forsan International Sports Resort. One can enjoy a variety of water and motor activities in the resort. It is also the first location to introduce the water cable park system in the Middle East, it is a training centre for beginners and experts who like to wakeboard, wakeskate, water ski etc. The kart circuit is open all year round and can be booked for corporate events, birthdays and other parties. Al Forsan International Sports Resort also offers training for a wide range of equestrian disciplines including polo, horse riding and show jumping.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Talking about parks, Bain Al Jessrain Families Garden is a park located in the centre of the community. Residents can also find Khor Al Maqtaa Park and Al Khaleej Al Arabi Park 5 near the neighbouring sub-community of The Hills, Al Maqtaa.
People who like to work out in a well-equipped gym can head out to Junior Gym, Lion Gym and Tone Fitness Studio. These three are right in the premises near the Bain Al Jessrain Families Garden.
Ladies have numerous pampering and spa day options in the neighbourhood. Flair Ladies Beauty Center, Papecha Spa Beauty Centre, Nona Colonna Ladies Salon and Le Beautique Spa Center are just a few of the spas and salons in the area. For a more deluxe experience, you can visit CHI, The Spa at Shangri-La, Qaryat Al Beri and ESPA at The Ritz-Carlton Abu Dhabi, Grand Canal.
On the National Day of the UAE, firework and air shows are held at Khor Al Maqta by the Abu Dhabi Tourism and Culture Authority. People from other areas of Abu Dhabi also gather in Khor Al Maqta to enjoy the breathtaking firework display.

Al Maqtaa is a calm district on the outskirts of Abu Dhabi. It does have a family-friendly lifestyle with a wide range of villas. Singletons looking for apartments do not have as many choices.
