Al Mowaihat

Al Mowaihat is a community located towards the south of Ajman, near the Sharjah – Ajman border. The area is commonly called just Mowaihat, Ajman.

The community is divided into three sectors which are Al Mowaihat 1, Al Mowaihat 2 and Al Mowaihat 3. One of the defining features of this community is that to its immediate west, is the Al Tallah community.

One unique aspect of this community is that it is still under development. In other words, this is a community in the making with many new projects underway. Apart from that, it has one of the lowest rents in Ajman which makes it a popular area. To the west of Al Mowaihat, you will find Ajman Industrial Area 1 and Industrial Area 2. To the north of Mowaihat 1 is the community of Al Rawda.

Al Mowaihat is recognised as one of the top residential areas in Ajman due to the grand architecture of its villas and luxurious interiors. It is also known for its tranquil environment; the area is dotted with grocery stores and restaurants.

It is also one of the best Ajman residential areas for families as there are many renowned schools located in proximity. Moreover, residents of Al Mowaihat are a short distance from key destinations such as City Life Al Tallah Mall, City University College of Ajman and Saudi German Hospital.

Overall, the community is quiet and free of urban noise and crowded areas. All in all, this could be the perfect neighbourhood for those who want to live in a relatively secluded area that doesn’t demand high rents for accommodation.

Properties for rent in Al Mowaihat are categorised into three sub-communities: Al Mowaihat 1, Al Mowaihat 2 and Al Mowaihat 3. These sub-communities offer apartments and villas for rent and sale.

Apartments for rent in Al Mowaihat are spacious, well-furnished and comfortable. It comes in studios, 1 and 2-bedroom configurations. Studio units for rent cover an area from 360 sq. ft. to 500 sq. ft. which makes them roomier than other studio apartments. These units come with a bathroom and fully fitted open kitchen. For 1-bedroom apartments, the average area range starts from 592 sq. ft. and can go up to 1,600 sq. ft. which is ample space for a master bedroom, 2 bathrooms, a fitted kitchen and a balcony. A 2-bedroom apartment span over an area of 1000 sq. ft. making it the most spacious accommodation among other units. It features two master bedrooms with two bathrooms, a fitted kitchen, living room and a balcony.

Villas in Al Mowaihat are spacious and luxurious, depicting the splendid architecture. Villas for rent in Al Mowaihat are available in 3 to 5-bedroom  configurations. These villas are 1 or 2-storey tall and have distinctive interiors. These villas span over an area from 3,200 to 5,000 sq. ft. featuring master bedrooms, walk-in closets, attached bathrooms, built-in kitchens with all the essential appliances, a large majlis, a living room, a balcony and private parking.

Al Mowaihat is one of those communities where you will need your own set of wheels to get around. This is especially true if you plan on working in Dubai, Sharjah or Abu Dhabi. You won’t have to worry about parking spaces in Mowaihat, as this is a relatively sparse area so you are more than likely to find a parking spot right in front of your apartment building or at least close to it. Those who reside in the villas in Al Muwaihat are offered at least two covered parking spaces.

Public transportation in Al Mowaihat is limited. The closest bus stops are located in Industrial Area 1 and 2. From here Bus AJ2 services hotspots in Ajman, while Bus SHJ2 can be used to visit the emirate of Sharjah.

There are a few supermarkets in Al Mowaihat – while some supermarkets are located in neighbouring communities. The closest community supermarket is the Dar Al Madina Supermarket which is located on Gharnatah Street. This is a large supermarket that carries all the daily essentials such as vegetables, fruits and all the bare essentials needed for daily living.

Another popular supermarket in Al Mwaihat is Sharq Al Madina Supermarket, Bazaar Al Madina Supermarket and Firoza Supermarket. Another small supermarket is Sona Supermarket which is just north of Al Mowaihat 2. Lulu Hypermarket is located in Nazir Plaza in Al Mowaihat 3, there is a branch of Carrefour hypermarket in the City Life Al Tallah mall, 8 minutes away.

You will not find any churches in Al Mowaihat. However, there is one church in Ajman and a few others in the neighbouring emirate of Sharjah. The one which is in Ajman is the Winners Chapel International Ajman in Al Rashidiya 1, 15 minutes away. The churches in Sharjah are found in the community of Al Yarmook. Here you will find 10 to 15 churches, roughly 20 minutes away from Al Muaihat.

The temples in Bur Dubai can be reached in 40 minutes or so. The Sikh gurudwaras are also located in Bur Dubai near the Dubai Museum. Moving on, as it is true with most communities in the UAE, one can find a mosque on every block. Likewise, the same is true with mosques in Al Mowaihat. There are several small community mosques in the area, but the largest one is the Masjid Jami’a Al Tauheed.

Mom & Dad English Nursery in Al Mowaihat 3 and Al Ahlam Al Khadraa Nursery in Al Rawda 2 are the closest options for preschoolers.

Despite the lack of schools in Al Mowaihat, parents do not need to worry about educating their children, as there are several schools in the nearby area of Al Tallah.

The International School of Choueifat – Ajman follows the SABIS curriculum. It is one of the best schools in Ajman known for producing brilliant students who got enrolled in Ivy League universities across the world. Ajman Academy offers the International Baccalaureate (IB) curriculum.

Habitat School Al Tallah, Ajman offers the Indian CBSE curriculum and Frontline International Private School follows the British curriculum. These are considered the best schools near Al Mowaihat and are all located in Al Tallah, 5 to 10 minutes away.

City University College Ajman (CUCA) also has a campus in Al Tallah for those looking for higher education options. Ajman University and Gulf Medical University in Al Jurf are other options reachable in under 15 minutes.

Royal Mediclinic Medical Centre and Crystal Medical Centre are medical clinics in Al Mowaihat 3 and there is also Ban Dental Clinic in Mowaihat 1.

The closest hospital is the Saudi German Hospital Ajman in Al Tallah. It offers primary healthcare facility and speciality departments such as obstetrics, endocrinology, gastroenterology, ENT and ophthalmology. It is recognised as one of the best hospitals in Ajman with several branches dispersed around the UAE.

Other hospitals nearby is Ajman Specialty Hospital located in front of Sheikh Maktoum Bin Rashid Street and Thumbay Hospital, both are reachable in 8 minutes.

To the south of the border of Al Muwaihat is the community of Al Tallah which is also home to the Al Tallah Camel Race Course. Al Tallah is also a community with at least 11 schools within its border.

If residents drive south, they will find themselves in Sharjah as this emirate is quite close to Al Mowaihat. To the west, there is the Ajman Industrial area. Moving on, to its east, is the community of Al Yasmeen where residents will find Helio Park which is very popular with residents.

There is a small community mall in Al Mowaihat 3 called Nazir Plaza. It is located on the border between Sharjah and Ajman, technically only a third of the mall lies in Al Mowaihat but it is only reachable from the Ajman side. Nazir Plaza has a Grand Mart Hypermarket, a furniture store called New Al Dhaid Furniture and a few other stores. Nazir Plaza also has a car wash area where residents can get a thorough wash-down of their vehicles.

City Life Al Tallah is a larger mall near Al Mowaihat, 7 minutes away. It has a Carrefour hypermarket, many retail outlets and multiple dining establishments. Shrooq Plaza is a popular shopping destination in Ajman to purchase the traditional Arabian garment for women called abayas. It has many garment shops that offer customisation services as well.

There are several restaurants near and within the community. You will find casual dining restaurants or cafeterias nearby which are popular as a place to grab a quick bite to eat. Popular cafeterias in Al Mowaihat include Al Marsa, Antar Cafeteria and Doner Basha Cafeteria.

Sheikh Ammar Bin Humaid Street separates Muwaihat 1 and Muwaihat 2. It is commonly known as a ‘food street’ due to the number of restaurants located along the road. Popular restaurants in Mowaihat include the Hiba Restaurant, Arab eatery On The Wood, Japanese restaurant Sushi Bar and for desserts you can visit Ice Storm and Raspberry Shake.

There are a few fast-food restaurants located in the petrol pumps in the area. Other restaurants can be found in the City Life Al Tallah mall which is a short drive away from Al Mwaihat.

Ajman has its fair share of beaches, as it is with all the emirates. Accordingly, one of the most visited beaches in Ajman is the Corniche, it is 20 minutes away. The beach has many shaded walkways, a sheltered tidal pool and a 4-kilometre promenade. Many 5-star hotels are also located along Ajman Corniche.

Al Zorah Beach is a popular beach near Al Mowaihat, it lies at a distance of 25 minutes. Visitors here come to swim, boat, fish, kayak, camp or have a barbecue in front of the ocean. No matter the reason, going to Al Zorah Beach in Ajman can be a refreshing and uplifting experience.

There are some interesting areas within the emirate of Ajman that are not too far away. For example, an exciting place worth visiting is Al Zorah, it features many 5-star beach resorts, a wellness centre, a marina, a promenade and Ajman’s first golf club. Al Zorah and its many amenities and activities are a 25-minute drive away from Al Mowaihat.

Ajman Museum was originally a fort built in the 18th century and was turned into a museum in the 1980s. It is considered to be the largest heritage museum in the UAE with 22 separate sections. It showcases many traditional cultural items and archaeological finds.

Al Wasit Wetland Natural Reserve located in the emirate of Sharjah is 11 minutes away. This natural reserve has mudflats, salty lagoons and freshwater ponds. Accordingly, this attracts a large variety of wildlife such as herons, terns and other aquatic loving flight birds. In all, this area attracts over 60 species of migratory birds. This makes Wasit Wetland Centre a go-to spot for eager bird watchers.

For outdoor activities, residents of Al Mowaihat can visit Um Fannain Park which is located in the vicinity of Um Funain, Sharjah in 9 minutes.

If you would like to visit the largest and most popular park within the immediate vicinity, you’ll have to drive to Sharjah to visit Al Ramtha Park. This park has plenty of outdoor slides, jungle gyms and other designated kids play areas.

The closest park in Ajman is Rashidiya Park, 14 minutes away. It used to be one of the ladies parks in Ajman but it is now open to families as well. It has a large common area filled with benches, covered picnic/barbecue areas and a playground for children.

It is important to consider that you’ll need a vehicle get around town, as public transportation links are located far from the residential community.
