WHAT IS EJARI?
Meaning ‘my rent’ in Arabic, Ejari is an initiative by the Real Estate Regulatory Agency (RERA) to regulate tenancy contracts and rental market in Dubai. Implemented in 2010, the initiative requires that all rental and lease contracts for properties in Dubai must be registered on the Ejari state-of-the-art portal. Through the Ejari system, the rights of all parties involved in the tenancy contract are protected. The Ejari contract acts as evidence of the validity of your rental agreement, guarantees transparency and is a necessity should rental disputes arise.
After registering your Ejari online or through one of the approved centres, tenants will receive an Ejari number, which is a unique barcode or identification number. The Ejari contract and number is strictly required when applying for: water and electricity connection, telephone and internet connection, obtaining commercial licenses and residences visas and more. HOW TO REGISTER FOR EJARI ONLINE
Typically, the process of registering the Ejari contract and associated fees is taken care of by the tenant or their real estate agent. Read on to find out how to complete the Ejari registration online.
WHO CAN REGISTER EJARI ONLINE?
To register Ejari online, an account needs to be made on the official Ejari website to access the online system. Please note that only landlords, their representatives, property management companies or real estate brokers can register for an Ejari account. Tenants themselves cannot create an Ejari account and register online. If you would like to complete the Ejari registration online, check with your real estate agent if they have an Ejari account so they can carry out the process on your behalf.
DOCUMENTS REQUIRED FOR EJARI REGISTRATION ONLINE
Want to register Ejari online? You’ll need to scan and upload these documents required for Ejari:
- Passport of the landlord
- Emirates ID of the tenant
- Title deed of the rented property
- Original unified tenancy contract
Apart from these, it’s best to check with your real estate agent if they require any other documents to register online. Other Ejari requirements could include copies of your UAE residence visa and passport, recent DEWA bill or in the case of commercial properties, copies of the trade license.
EJARI ONLINE REGISTRATION FEES
The fees to register the Ejari contract online is currently AED 170 (inclusive of VAT), as of April 2019. The fees for Ejari online registration is usually paid by the tenant.
Once required documents have been uploaded and the payment has been made on the Ejari online system, it takes one or two working days for the online application to be processed and for the Ejari number to be generated. Once the Ejari online registration is complete, you’ll receive an Ejari Attestation, which will include the tenancy contract (in the Ejari format), registration certificate and payment receipt.
You can also renew Ejari online, which needs to be done every time you renew your tenancy contract. The Ejari online renewal fee is also AED 170 (inclusive of VAT).
EJARI SMART APP
For tenants who want to register the contract themselves, the Ejari smart application is the answer. A new update to the smart application by the Dubai Land Department (DLD) allows tenants to register for Ejari themselves, aside from calculating rental increases, locating typing centres and more. Tenants simply need to download the application ‘EJARI’ from Google Play Store or App Store, then register themselves on the app. They can upload the documents and rental contract data, then submit the application. The owner or leasing company will then receive an SMS to review the data submitted by the tenant on the Ejari smart app, after which they can approve the application. The Ejari smart app will then request payment, with an option for it to be carried out either by the landlord or tenant. The Ejari fees for registering on the smart app is also AED 170. After this, the Ejari contract will immediately be issued and can be used with various service providers.
