Nestled between Jebel Ali Free Zone and Techno Park, Downtown Jebel Ali stretches over four different zones, each having its own parks, plazas, shaded sidewalks and mid-rise residential complexes with Bedouin-inspired courtyards. Downtown Jebel Ali is developed by Limitless which is a global integrated real estate developer with projects in Saudi Arabia, Vietnam, Russia and the UAE.
The district is a key area for growth and development and many investors find it worth their investment. It is a well-planned and well-built suburban town connected to Dubai’s main motorway, Sheikh Zayed Road (E11) which makes it ideal for commuting to Abu Dhabi.
The community is divided into Zone 1, 2, 3 and 4, with each zone having its own residential and commercial properties. Currently, two sub-areas; Azizi Aura and Suburbia are complete and are ready to welcome residents. The neighbourhood is proposed to house 330 buildings, out of which 208 will be solely for residential use.
PROPERTIES IN DOWNTOWN JEBEL ALI
The properties in Downtown Jebel Ali are built with 5-star amenities to ensure a high standard of living. The project began in the year 2006 and some parts have been handed over to the residents while the rest of the area is still under development.
Downtown Jebel Ali is an incredible investment option for both families and expats as it is one of the free zones of Dubai offering proprietorship to both UAE nationals and foreigners. There are endless options in terms of residential apartments while there are quite a few shops and mixed-use plots available for sale as well.
The apartments are composed of a mix of studios to 3-bedroom units each boasting extravagant facilitates. The major sub-areas in Downtown Jebel Ali include the Signet which houses 273 units, Azizi Aura that comprises of 17 floors with 363 residential units and the twin-towered Suburbia complex which features serviced apartments.
The residential apartments feature marble flooring, furnished kitchens and spacious balconies. The apartment buildings also include swimming pools, covered car parking spaces, gymnasiums, spas and floor to ceiling windows that allow residents to enjoy the charm of Dubai.
Property prices are affordable considering the area is still under development. But upon completion, the prices are expected to increase. The asking price of a studio unit lies between AED 225k to AED 526k. On the other hand, the sales price of a 1-bedroom apartment ranges from AED 399k to AED 847k.
The rental prices for apartments are also affordable. A 1-bedroom flat for rent is available from AED 38k to AED 62k. The asking rent for a 3-bedroom unit is between AED 68k to AED 75k. Some furnished apartments are also available for rent.
Downtown Jebel Ali is also a commercial area. Residents will find quite a few shops and mixed-use land for sale and commercial offices for rent. Generally, a shop in this area occupies almost 1,660 sq. ft. and is priced upwards of AED 278k.
People looking for temporary accommodation can consider hotel apartments in Downtown Jebel Ali. Like other residential units, hotel apartments are also equipped with multiple facilities such as central air conditioning, parking spaces, balconies and terraces. Tenants also get access to a swimming pool, lobby and kid's play area. The average rent for a hotel apartment is AED 45k yearly while the purchasing price ranges from AED 540k to AED 1.9M.
TRANSPORTATION AND PARKING SPACES IN DOWNTOWN JEBEL ALI
Downtown Jebel Ali is carefully designed to ensure easy commuting for residents. The fact that the district lies parallel to Sheikh Zayed Road makes it easy to commute to and from the area.
As for now, there is no bus that reaches Downtown Jebel Ali directly. UAE Exchange Metro Station is located at the beginning of the Downtown Jebel Ali district and it is the last station of the Red Line of Dubai Metro.
As the neighbourhood is a mixed-use development there are large paid parking lots in the area. Residents are offered a minimum of one reserved parking space in the residential buildings.
AMENITIES, SCHOOLS AND HEALTHCARE
The area has spaces dedicated to schools, hospitals, pharmacies and mosques but most of them are still under construction. However, the residents can easily reach the ones located in neighbouring areas.
SUPERMARKETS IN DOWNTOWN JEBEL ALI
There are some supermarkets currently under-construction in Downtown Jebel Ali. Meanwhile, residents can head out to Sultan Hypermarket and Madinat Al Qusais Supermarket, both at a distance of 7 minutes. Apart from these two, Zabeel Mini Supermarket and Village Hypermarket are just opposite Downtown Jebel Ali in the New West Camp area.
CHURCHES, TEMPLES AND MOSQUES IN DOWNTOWN JEBEL ALI
There are no temples and churches in Downtown Jebel Ali, but there are some within a few minutes drive.
Many churches are close to Sheikh Zayed Road which makes them easily accessible for people living in Downtown Jebel Ali. United Christian Church of Dubai, Dubai Evangelical Church Centre, St. Gregorios Orthodox Church, Christ Church Jebel Ali and Dubai Mar Thoma Church are all just 15 minutes away in Al Muntazah.
Hindu believers will have to drive for 40 minutes to visit the many temples in the Bur Dubai area, such as Shirdi Sai Baba Mandir, Shiva Temple and more. The closest Gurudwara is Gurunanak Darbar Sikh Gurudwara, less than a 15-minute drive away in Al Muntazah.
Mosques in Downtown Jebel Ali are currently under construction. Like most areas of Dubai, Downtown Jebel Ali will have plenty of mosques within the vicinity when the area is completely developed. Right now, the nearest mosque is Jebel Ali Mosque and New East Accommodation Mosque, both located in New West Camp.
SCHOOLS NEAR DOWNTOWN JEBEL ALI
There are no schools in Downtown Jebel Ali but several nurseries, primary and secondary schools are situated close to the area. Little Woods Nursery is roughly 15 minutes away. Within a 20-minute drive, one can reach Greenfield Community School, Dovecote Green Primary School and British Columbia Canadian School. in Dubai Investment Park. Greenfield Community School follows the International Baccalaureate (IB) curriculum, Dovecote Green Primary School follows the British curriculum and British Columbia Canadian School offers the Canadian curriculum.
University options can be found in Dubai Knowledge Park, roughly 30 minutes away.
CLINICS AND HOSPITALS NEAR DOWNTOWN JEBEL ALI
Mediclinic Meadows is 18 minutes away and it is located in The Meadows community. This clinic near Downtown Jebel Ali provides excellent healthcare. Apart from Mediclinic Meadows, NMC Royal Hospital in Dubai Investment Park can also be reached within a few minutes. There are a few pharmacies such as Aster Pharmacy, City Pharmacy and Village Pharmacy near Downtown Jebel Ali.
SHOPPING, DINING AND NIGHTLIFE
MALLS IN DOWNTOWN JEBEL ALI
It is expected that there will be malls in Downtown Jebel Ali upon its completion. The Outlet Village by Meraas is less than 13 minutes from Downtown Jebel Ali. It is a large mall with Italian architecture and features many outlet stores of well-known international brands. Other key malls of Dubai under 18 minutes away include Ibn Battuta Mall in Jebel Ali Village and Dubai Marina Mall in Dubai Marina.
Mall of the Emirates is a huge modern shopping and dining complex with over 700 stores. It also features Ski Dubai and VOX Cinemas. This mall is 23 minutes away from Downtown Jebel Ali.
RESTAURANTS NEAR DOWNTOWN JEBEL ALI
Residents can choose from a number of restaurants near Downtown Jebel Ali. Famous for its dynamite prawns, P.F Changs is located 13 minutes away, inside Dubai Outlet Village Mall. Within less than a 10-minute drive, residents can reach Chennai Star Restaurant, Best Deal Restaurant, Foodway Restaurant, Paragon and Qaserzabeel Restaurant. Subway can be spotted at the petrol station in Al Hassa, which is a neighbouring area.
BEACHES NEAR DOWNTOWN JEBEL ALI
There are two beaches near Downtown Jebel Ali. Banan Beach is is a beach resort which offers water sports, chalets overlooking the water and camping tents. The beach is 12 minutes from Downtown Jebel Ali and charges an admission fee. A free beach nearby would be the Jebel Ali Beach but it does not have many of the amenities Banan Beach offers.
A more well-equipped public beach would be Jumeirah Beach, roughly 30 minutes away. It has fitness equipment, bathrooms, restaurants and lifeguards available.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
The most defining landmarks include the Al Maktoum International Airport and the Expo 2020 site. It takes roughly 15 minutes to reach either landmark.
Dubai Parks and Resorts is also located near Downtown Jebel Ali. It has four different theme parks to experience. Motiongate Dubai is a Hollywood inspired theme park, it features rides and games based on characters from Dreamwork Animations, Columbia Pictures and Lionsgate. Legoland Dubai and its aquatic counterpart, Legoland Waterworld are popular among younger children. The rides are based on the iconic Lego block sets. Bollywood Parks is the theme park for those that would love to experience the magic of Bollywood cinema first hand.
Dubai Parks and Resorts also has a food section called Riverland, there are typical restaurants here and also some themed restaurants based on the theme park rides. Other than that the Lapita Hotel is a Polynesian themed resort located near the theme parks.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
GC East Park In the neighbouring area of Dubai Investment Park is a quiet area where children can play around while adults sit back and relax in the evening. The community park of Jebel Ali is 17 minutes away and close to it is a children’s park making suitable for residents of Downtown Jebel Ali to visit.
Mia Fitness Center is the nearest gym less than 10 km away while a handful of other gyms can be found near Jebel Ali Industrial Area.
Ladies can visit Mi Amor Beauty Salon at a distance of 13 minutes. Other salons slightly further away are White Feather Beauty Salon, Heydi Ladies Salon and Solitaire Ladies Salon. Men can find Barbers Salon and New Gents Salon, both less than 12 minutes away from the area.
The community is not completely developed, so it hasn’t held an event yet. Once the project is completed, there might be some mega community events. However, the Expo 2020 site is closely located making it easier for residents of Downtown Jebel Ali to enjoy and explore this anticipated international event.
THINGS TO CONSIDER
Downtown Jebel Ali was supposed to be completed by 2018, but the handover of properties is scheduled for the end of 2019. There are some completed residential projects which are already up for sale and rent. Since the area is not fully developed yet, residents have to travel some distance to visit schools, hospitals, malls and other recreational facilities.
