Nestled between Jebel Ali Free Zone and Techno Park, Downtown Jebel Ali stretches over four different zones each having its parks, plazas, tree-shaded sidewalks, mid-rise residential complexes and Bedouin-inspired courtyards. Downtown Jebel Ali is developed by Limitless which is a global integrated real estate developer with projects running in Saudi Arabia, Vietnam, Russia and the UAE.
The district is a key area for growth and development and many investors find it worth their investment. It is a well-planned and well-built suburban Dubai town connected with Dubai’s main motorway, Sheikh Zayed Road which makes it ideal for people who have to commute to Abu Dhabi or other closely linked areas.
The community is divided into Zone 1, 2, 3 and 4 each having its own residential and commercial properties. Currently, two sub-areas; Azizi Aura and Suburbia are completed and are ready to welcome residents. The neighbourhood has 330 buildings out of which 208 will be solely for residential use.
PROPERTIES IN DOWNTOWN JEBEL ALI
The properties in Downtown Jebel Ali are built with 5-star amenities to ensure a high standard of living. Downtown Jebel Ali is situated at the crossing point of Techno Park and Jebel Ali Free Zone. The project began in the year 2006 but was put on hold because of the market crash in 2009. Construction restarted later and now some of the parts are already handed over to the residents while the rest of the area is still under development.
Being one of the free zones of Dubai offering proprietorship to both nationals and foreigners, Downtown Jebel Ali is an incredible investment option for both families and expats.
There are endless options in terms of residential apartments while there are quite a few shops and mixed-use lands available for sale as well.
The apartments are a mix of a studio to 3-bedroom units each having extravagant facilitates. The three major sub-areas are the Signet which houses 273 units, Suburbia that has over 17 units and Azizi Aura that rises to 17 floors with 363 residential units.
The residential apartments are sophisticatedly built using marble flooring and feature a furnished kitchen and a balcony. The apartment also includes a swimming pool for both adults and kids, covered car parking, gymnasium, spa, ceiling to floor windows that allow residents to enjoy the charm of Dubai.
Property prices are affordable right now considering the area is still under development. But upon completion, the prices are expected to increase multiple folds. Right now, the asking price of studio units lies between AED 360k to AED 526k. On the other hand, the sale price of a 1-bedroom apartment ranges from AED 480k to AED 911k.
The rents of apartments are also affordable. A 1-bedroom flat for rent is available from the lowest AED 40k to the highest AED 55k while the asking rent of a 3-bedroom unit is between AED 67k to AED 85k.
All residential properties showcase a contemporary exterior and come with spacious bedrooms, a good size balcony, tile flooring, an equipped kitchen with appliances and open roof terraces. The residents can avail facilities such as the outdoor swimming pool, jogging track, Jacuzzi and a play area for kids. Some furnished apartments are also available on rent.
Downtown Jebel Ali is also a commercial region. So one may find quite a few shops and mixed-use lands for sale and commercial offices for rent. Generally, a shop in this area occupies almost 1,660 sq. ft. and are ready to move. The average sale price of a shop is around AED 997k.
Mixed-use lands are up for booking. These land cover a huge area of 89,759 to 184,548 sq. ft. and are available for the lowest price of AED 12.5M to the highest AED 21M.
People looking for temporary accommodation can consider hotel apartments in Downtown Jebel Ali. Like other residential units, hotel apartments are also equipped with multiple facilities such as a central air conditioning system, parking space, balcony and a terrace. The tenants also get access to a Jacuzzi, swimming pool, lobby, kid's play area and cafeteria. Average rent of hotel apartment is AED 45k yearly and buying one would cost around AED 54K to 1.9M.
For properties still under development, 50% payment should be made during construction and the remaining 50% during handover. The rent, however, is set to be paid through multiple cheques depending upon the realtor.
TRANSPORTATION AND PARKING SPACES IN DOWNTOWN JEBEL ALI
Downtown Jebel Ali is carefully designed to ensure easy commuting for residents. The fact that the district lies parallel to Sheikh Zayed Road makes it easy to commute to and from the area. For commuting within the area, there is an internal people mover system that will be functional soon after project completion.
As for now, there is no bus that reaches Downtown Jebel Ali directly. Metro line M1 can be used to reach Jebel Ali Metro Station from where it takes a 7 minutes’ walk to reach the area. UAE Exchange Metro Station is also located just where Downtown Jebel Ali begins and it is the last station of Red Line Metro.
As for now, the area is not flooded with vehicles but there will be paid parking in Downtown Jebel Ali to prevent parking issues. The residents can get reserved parking space either in the basement of buildings or inside the complex premises.
AMENITIES, SCHOOLS AND HEALTHCARE
The area has space dedicated for schools, hospitals, pharmacies and mosques but most of them are still under construction. However, the residents can easily reach to the ones located in the neighbouring areas.
SUPERMARKETS IN DOWNTOWN JEBEL ALI
There are some under-construction supermarkets in Downtown Jebel Ali. Meanwhile, the residents can head out to the nearest Sultan Hypermarket and Madinat Al Qusais Supermarket, both at a 7 minutes’ distance. Apart from these two, Zabeel Mini Supermarket and Village Hypermarket are across the Sheikh Zayed Road at a short distance.
CHURCHES, TEMPLES AND MOSQUES IN DOWNTOWN JEBEL ALI
There are no temples and churches in Downtown Jebel Ali, but there are some within a few minutes' drive.
Many churches are close to Sheikh Zayed Road which makes them easily accessible for people living in Downtown Jebel Ali. United Christian Church of Dubai, Dubai Evangelical Church Centre, St. Gregorios Orthodox Church, Christ Church Jebel Ali and Dubai Mar Thoma Church are all just 15 minutes away.
The Hindu believers can take a 20 minutes’ drive to reach Shirdi Sai Baba Temple while the closest Gurudwara is Gurunanak Darbar Sikh Gurudwara at less than 15 minutes’ drive away.
Mosques in Downtown Jebel Ali are currently under construction. Like most areas of Dubai, Downtown Jebel Ali will have plenty of mosques within the vicinity when the area is completely developed. Right now, the nearest Riverland Mosque is 15 minutes away near Motiongate Dubai.
SCHOOLS IN DOWNTOWN JEBEL ALI
There are no schools in Downtown Jebel Ali but several primary, secondary schools and nurseries are situated close to the area. Little Woods Nursery is not more than 10 km away and a few blocks away from it is Nikon School that provides photography training. With a 20 minutes’ drive, one can reach Greenfield Community School in Dubai Investment Park. This school follows the International Baccalaureate curriculum and offers classes from KG1 to Grade 12. A primary school, Dovecote Green Primary School that follows the National Curriculum for England is less than 20 minutes away from the area.
CLINICS AND HOSPITALS NEAR DOWNTOWN JEBEL ALI
Mediclinic Meadows is 18 minutes away, and it is located in The Meadows Community. This hospital near Downtown Jebel Ali provides the best healthcare services having several paediatrics, dentists, orthopaedics, dermatologist and general physicians. Apart from Mediclinic, NMC Royal Hospital in Dubai Investment Park can also be reached with a few minutes’. There are a few pharmacies such as Aster Pharmacy, City Pharmacy and Village Pharmacy near Downtown Jebel Ali.
SHOPPING, DINING AND NIGHTLIFE
For an area as grand and well planned as Downtown Jebel Ali, it is anticipated that there will be malls, bars, restaurants and many recreational spots soon.
MALLS IN DOWNTOWN JEBEL ALI
It is expected that there will be malls in Downtown Jebel Ali upon its completion. The famous Ibn Battuta Mall is 15 minutes away and 17 minutes away is Dubai Marina Mall which is a huge modern shopping and dining complex. With over 700 retail stores including international brands, Mall of the Emirates is hardly 23 minutes away.
RESTAURANTS IN DOWNTOWN JEBEL ALI
Unlike malls, their area is flooded with many eateries including few international food chains. Residents can choose from a number of restaurant in Downtown Jebel Ali. Famous for its dynamite prawns, P.F Chang is 17 minutes away tucked inside Dubai Outlet Village Mall. Within less than 10 minutes’ drive, residents can reach Chennai Star Restaurant, Best Deal Restaurant, Foodway Restaurant, Paragon and Qaserzabeel Restaurant. Subway can be spotted at the filling station of Al Hassa, which is a neighbouring area.
BEACHES NEAR DOWNTOWN JEBEL ALI
There are two beaches near Downtown Jebel Ali. The famous Blue Flag Certification awarded beach, Jumeirah Beach is 22 minutes away. Known as the secret beach, Al Safouh Beach is also at the same distance. People who like to spend a quiet time at the beach away from the bustling city can visit Al Safouh Beach.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
The most defining landmarks include the Al Maktoum International Airport and Expo Site 2020. It takes 23 minutes’ drive to reach both landmarks.
Motiongate Dubai is located just where the Downtown Jebel Ali ends. It is the best place to discover the magic of Hollywood. The theme park introduces its visitors to three big motion picture studios; Dreamwork Animations, Columbia Picture and Lionsgate. It is divided into five zones comprising forty world-class rides.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
GC East Park In the neighbouring area of Dubai Investment Park is a quiet area where children can play around while adults sit back and relax in the evening. The community park of Jebel Ali is 17 minutes away and close to it is a children’s park making it the perfect place for people living in Downtown Jebel Ali to hang out especially on weekends.
Mia Fitness Center is the nearest gym less than 10 km away while a handful of other gyms can be spotted in near Jebel Ali Industrial Area.
For beauty care, the ladies can reach out to Mi Amor Beauty Salon which is at 13 minutes’ distance. Others at somewhat distance are White Feather Beauty Salon, Heydi Ladies Salon and Solitaire Ladies Salon. Men can find Barbers Salon and New Gents Salon, both less than 12 minutes away from the area.
The community is not completely developed, so it hasn’t held an event yet. Once the project is completed, there might be some mega community events. However, the Expo Site 2020 is closely located making it easier for residents of Downtown Jebel Ali to enjoy and explore this most anticipated international event.
THINGS TO CONSIDER
Downtown Jebel Ali was supposed to be completed by 2018, but the handover of properties is scheduled for the end of 2019. There are some completed residential projects which are already up for sale and rent. Since the area is not fully developed, residents have to travel at some distance for schools, hospitals, mall and other recreational facilities.
