ABOUT AL WARQAA
Al Warqaa is an emerging and rapidly developing area that represents the expansion of the Dubai real estate market. The newly-constructed residential properties are a mix of villas and apartments.
Known to be in the outskirts of the city, Al Warqaa is now a popular and well-connected area. And why wouldn’t it be? The famous Sheikh Mohammed Bin Zayed highway wraps around the master community’s western boundary. The neighbourhood has also gained exposure in the real estate market of Dubai after the development of the much-hyped International City, which lies near Al Warqaa.
And let’s not forget, Al Warqaa is also the proud bearer of Dubai Safari Park, one of the largest safari parks in the United Arab Emirates (UAE).

The master community is divided into five districts or sub-communities that are numbered from 1 to 5. The residential districts include Al Warqaa 1, 2, 3 and 4. Al Warqaa 5 is mainly composed of the different elements that make up Dubai Safari Park.
A community centre located in the heart of the neighbourhood is where most of the amenities are concentrated. Since it is close to Al Awir Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), Al Warqaa 1 is the most popular sub-community. It also has close access to most of the amenities found in the master community. Al Warqaa 2 and 3 follow closely in terms of popularity. Al Warqaa 3 is in the centre of the residential districts providing easy access to the whole community.
PROPERTIES IN AL WARQAA
The residential properties in Al Warqaa such as apartments can mostly be found in mid-rise buildings. These buildings are arranged in narrow clusters. But the streets are well-spaced-out so there isn’t a lot of congestion. Great for small families, the rental apartments in the neighbourhood feature 1, 2 and 3-bed layouts, with prices starting from AED 36k and going up to AED 75k per annum. Rental prices for a 1-bedroom flat in Al Warqaa lies between AED 38k to AED 50k. The 2-bed rental apartments are built over 1,100 sq. ft. and 1,600 sq. ft. of floor space. The average prices for such properties come to AED 62k annually. The 3-bedroom flats can be rented for AED 75k on average. There are no apartments for sale in the area.
Large families can consider renting a villa in Al Warqaa. These offer more space with houses ranging from 2 to 5-bedrooms. With sizes varying from 1,600 sq. ft. for a 2-bed villa for rent to 25,000 sq. ft. for a 5-bed villa, the rental prices of these houses roughly lies between AED 65k and AED 250k.
The most popular bed type is the 5-bedroom villa in Al Warqaa, these can be rented for AED 180k, on average. The most popular sub-community for renting villas so far is Al Warqaa 3, most probably due to the fact that it is centrally located and has access to both sides of the neighbourhood.
TRANSPORTATION AND PARKING SPACES IN AL WARQAA
Al Warqaa 1 connects with the northern Rebat Street (D83), one of the main highways around the master community. The other highways that are vital transport links include Sheikh Mohammed Bin Zayed Road (E311) and the southern Al Awir Road/Ras Al Khor Road (E44). There are many bus stops along these roads and inside the master community. Other options for public transportation in Al Warqaa are limited.
Residents or visitors won’t have to worry about finding a parking space in Al Warqaa because there are ample open spaces that serve that purpose. Villas offer private parking spaces, this depends on the size of your villa.
AMENITIES, SCHOOLS AND HEALTHCARE
Supermarkets in Al Warqaa
Accessible for every sub-community, the development contains supermarkets such as Shaklan, Spinneys Supermarket, Lulu Hypermarket and Aswaaq Supermarket.
Other supermarkets include Grandiose Supermarket, Star Warqaa Supermarket and Madina Al Warqa Supermarket.
Churches, Temples and Mosques in Al Warqaa
With a travel time of 25 minutes, residents can access a number of churches near Al Warqaa in the district of Deira. These include Winners Chapel International Dubai, International Baptist Church, JA1 Church and Apostolic Church.
Automech Gurudwara is a worshipping facility for the Sikh community situated in Nad Al Sheba, very close to the neighbourhood. There is also the Gurudwara Temple and Mahamevnawa Buddhist Temple located in Bur Dubai, around 30 minutes away. Bur Dubai also houses the Hindu temples such as Shiva Temple, Krishna Temple and more.
A few of the mosques in Al Warqaa include Al Warqaa Grand Mosque, Sheikh Rashid Bin Maktoum Bin Rashid Mosque, Tareeq Al Jannah Mosque and Qubah Masjid.
Schools in Al Warqaa
Future International Nursery and Al Warqaa Kindergarten are a couple of educational facilities in the community that cater to preschoolers.
Families with school-going children living in the area will benefit from the numerous educational facilities located in close proximity. There a number of schools in Al Warqaa which contributes to the neighbourhood's family-friendly vibe. Schools in Al Warqaa offering the Indian curriculum include GEMS Our Own English High School, Our Own High School and Primus Private School. American curriculum schools include the International Academic School, International School of Arts and Sciences, Ignite School and Sharjah American International Private School. There are also schools that follow the British syllabus, these include Newlands School and The School of Research Science.
University options will be found in Dubai International Academic City. A few of the options include The British University in Dubai, Heriot-Watt University Dubai and American University in the Emirates. All these options and more are under 15 minutes away.
Clinics and Hospitals in Al Warqaa
There are a few clinics in Al Warqaa, such as Fullcare Medical Centre, Aster Clinic and Dr Simin Medical Center. Dedicated to cosmetic treatments, Aster Beauty Clinic is located next to Mass Supermarket. For dental issues, one can visit Dr Vipins Dental Clinic in Al Warqaa 1. Fakeeh University Hospital is the nearest hospital to the community. It is 15 minutes away near Academic City.
Lying south of the neighbourhood across Al Awir Road, the residential development of International City is a country-themed community in Dubai. Apart from the clusters that represent 10 countries, this multinational community is hailed as one of the most sought-after areas for a lot more reasons. It houses the largest retailer of Chinese products in the shape of Dragon Mart 1 and 2. International City also offers authentic and mouth-watering cuisines from different cultures.
Towards the north of Al Warqaa is the vibrant neighbourhood of Mirdif that has four sub-communities, Mirdif Tulip, Uptown Mirdif, Shorooq and Ghoroob distributed across a covered area of 9 sq. km. It is popular among families from a wide range of nationalities. It has small clusters of stand-alone villas, residential apartment buildings with courtyards, a fantastic list of educational institutes and a diverse selection of retail and dining options. That’s just not it – the community boasts three parks, Mushrif Park, Mirdif Park and Uptown Mirdif Park.
SHOPPING, DINING AND NIGHTLIFE
Malls in Al Warqaa
Warqaa Mall, situated near Tripoli Street, efficiently fulfils the retail needs of the community. It is divided into two floors and is spread over 35,000 sq. ft., accommodating more than 30 retail outlets. Warqaa Mall features a fine selection of top brands in the departments of fashion, cosmetics, garments, accessories and electronics. This mall in Al Warqaa will also feature a soon-to-open leading hypermarket chain as an anchor store and a food court that is encircled by a diverse selection of eateries.
Otherwise, residents can visit City Centre Mirdif. This massive shopping mall houses hundreds of retail stores, restaurants and entertainment options. One will find VOX Cinemas, amusement park Magic Planet and indoor skydiving experience iFly Dubai in the mall.
Restaurants in Al Warqaa
If you are a fast-food lover and especially crave for a juicy burger every now and then, the numerous burger shops in the neighbourhood will keep you satisfied. Head over to Buns and Cones for their extensive menu that includes chicken and meat sliders, shrimp rolls, hotdogs and the unique ‘fries and shrimp’ cones. If crafted gourmet burgers are your thing then visit Volt Burger. Other popular burger joints are Chelsea Burger and The Burger Shop.
Those looking to try more than burgers can opt for the fast-food restaurants in Al Warqaa which include McDonald’s, Papa Murphy’s Pizza and Paavo’s Pizza. Otherwise, a few casual dining eateries include Kish Restaurant, Kababi Restaurant and Hatam.
BEACHES NEAR AL WARQAA
Located 30 minutes west of the area, the sandy white Jumeirah Beach is a beach near Al Warqaa. Named after one of the most prominent residential locations in Dubai, Jumeirah Beach has much to offer. There are waterfront restaurants, exercise equipment and jogging tracks.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
Sprawled across an enormous area of 119 hectares (1.2 sq. km.), Dubai Safari Park is an eco-friendly recreational theme park based in the eastern Al Warqaa 5 district.* Filled with verdant landscapes of green pastures and serene lakes, the safari consists of five different zones or ‘villages’. These include Safari Village, African Village, Arabian Village, Asian Village, Wadi Village and an additional area called Kids Farm.
The Safari Village welcomes you with recreated jungles of Asia and Africa and lets you get up close with exotic animals such as lions, tigers, cheetahs, deer, zebras, baboons and water buffalos. The Arabian Village features animals such as antelopes, gazelles, oryxes, ostriches that are native to the Middle East. Filled with exotic fauna and flora, African Village is instilled with true elements of the continent’s savannah and rainforest ecosystem. The Asian Village flaunts a variety of birds and reptile species, as well as animals such as Indian tigers, elephants, moon bears, gibbons, and Komodo dragons.
After exploring the above-mentioned safari zones, visitors could relax and unwind at this recreational valley called Wadi Village that has water streams running through it.
Another accessible place of interest is Dubai Crocodile Park. It is a nature and wildlife project established on the northeastern boundary of Al Warqaa 5. It is inhabited by over 3,000 animals. Spanning a total area of 20,000 sq. m., this sanctuary that houses hundreds of crocodiles has been developed in accordance with the wildlife standards set by international federation. It is currently under construction and will be open to the public soon.
Get up close with thousands of aquatic and aerial wildlife species at the 6.2 sq. km. large wetland reserve of Ras Al Khor, located close to the neighbourhood. During winter, the pink flamingos add charm into this sanctuary while other migratory waterbirds grace the site too.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Apart from the Dubai Safari, this neighbourhood has two community parks – one located on 7th street in Al Warqaa 2 and the other near 41st Street in Al Warqaa 3. The latter features plenty of outdoor facilities such as jogging and cycling tracks stretched over 3.5 kilometres each, two well-manicured football fields, a basketball court and a tennis court. The 5.25 sq. km. Mushrif Park in the neighbouring community of Mirdif is also a favourite leisure spot for families.
There is a men’s only gym called Fitness Terminal Men’s Gym, it is located in Al Warqaa 1. Along the same lane, there is a gym facility for ladies as well called Fitness Terminal Ladies Branch.
When it comes to beauty treatments, the neighbourhood is packed with numerous options. Miss Caramel Beauty Salon, Fereya Beauty Salon, Beauty Room Salon and Spa and Pure Style DXB are just a few of the options.
THINGS TO CONSIDER
Since it is on the outskirts of the city, the area is not well covered by public transportation. Therefore, commuting can get challenging if you don’t own a car.
