ABOUT AL QUOZ
Al Quoz is a community that is divided into commercial and residential sectors. Its residential district is mostly centred in the northeast region while the commercial district is concentrated towards the southwest of the community. Al Quoz is situated just west of Business Bay and Sheikh Zayed Road.

The overall community in Al Quoz is segregated; the commercial and residential neighbourhoods do not connect. In general, the residential part of the community is quiet and is less densely populated compared to other areas of Dubai. The commercial district is known as Al Quoz Industrial Area and it consists mainly of factories and warehouses.
PROPERTIES IN AL QUOZ
When it comes to properties in Al Quoz, one can choose from a variety of residential and commercial real-estate. Starting off from apartments, you can choose to buy or rent them. In regards to rental property, you can find studio flats in Al Quoz, which are priced at an average rate of AED 38k. 1 BHK flats can be rented for as low as AED 35k, annually. Prices for a 2-bedroom apartment can range between AED 51k to AED 80k. In regards to villas for rent, those generally cost anywhere from AED 130k to AED 300k. These come in 4-bed and 6-bed configurations, the most popular unit, however, are the 5-bedroom houses for rent in Al Quoz.
A simple studio for sale in Al Quoz will sell for as low as AED 400k. Investors can expect to spend an average of AED 700k for 1-bedroom apartments. While the 2 BHK flats for sale in Al Quoz demand a starting price of AED 950k. On the other hand, there are a limited number of villas for sale in Al Quoz. Overall, the Al Quoz neighbourhood is considerably larger than your average community in Dubai. While the industrial areas are mostly home to labourers, the residential area has a healthy mix of different nationalities with many of the Emirati population residing in the villas.
TRANSPORTATION AND PARKING SPACES IN AL QUOZ
Similar to other parts of Dubai, those living in Al Quoz can rely on public transportation to get around Dubai. Most importantly, there are two metro stations in Al Quoz. These are the Noor Bank and First Abu Dhabi Bank metro stations, while the Mall of the Emirates and Sharaf DG metro stations are close by as well. Aside from various metro stations, there are several bus stops in Al Quoz, these also do connect to the Dubai Metro and other parts of Dubai.
In regards to parking spaces in Al Quoz, those who are living in apartments will find it challenging to find a viable parking spot. For those living in villas, parking will not be an issue as most villas come with covered parking spots.
AMENITIES, SCHOOLS AND HEALTH CARE
SUPERMARKETS IN AL QUOZ
There are plenty of small marts throughout the community. However, most families prefer to buy groceries in bulk and for that, there are plenty of large supermarkets in Al Quoz. For instance, there is the Sawahal Al Madeena Supermarket which is located in Al Quoz 3. Moreover, just 7 minutes away is the West Zone Supermarket that is popular amongst residents for its fresh meat and organic produce.
CHURCHES, TEMPLES AND MOSQUES IN AL QUOZ
There are a few churches in Al Quoz and the surrounding area. The church of Jesus Christ of Latter Day Saints is perhaps the closest church in the vicinity. Located east of Sheikh Zayed Road in a residential villa this church mainly focuses on Mormonism. There is also the St. Mary’s Catholic Church located on Oud Mehta Road. To get there, take the Al Khail Road (E44) freeway going northbound and it will take you approximately 19 minutes to get there.
The closest gurdwara temple to Al Quoz is just 22 minutes away in the vicinity of Jebel Ali. This gurdwara is called Gurunanak Darbar Sikh Gurudwara. Another gurdwara not too far from the latter is just 29 minutes away in the community of Dubai Investment Park. The closest Hindu temple, Shiva Temple will require one to drive for 25 minutes towards the community of Al Raffa. Muslim residents will not need to leave the community for their daily prayers, there are many mosques in Al Quoz.
SCHOOLS AND UNIVERSITIES IN AL QUOZ
There are several reputable schools in Al Quoz to choose from. The most centrally located school is Clarion School. This school has a unique curriculum that is based on progressive learning. Students learn by actively participating in activities that include playing, personal experiences and social interactions. The overall objective is not to make education a task that must be tolerated but to make learning challenging while being fun at the same time. It follows the American curriculum from pre-primary to Year 5. Other schools that are somewhat further from Al Quoz are GEMS Our Own Indian School and Towheed Iranian School.
Younger children will have to head to the nurseries in Al Barsha 2, this includes Dewdrop Nursery, Cherry Town Nursery and Seashells Nursery.
Higher education options will be found in Knowledge Park, 20 minutes away. Universities here include Middlesex University Dubai, University of Wollongong Dubai and more.
HOSPITALS AND CLINICS IN AL QUOZ
The closest hospital in Al Quoz is the Iranian Hospital Safa Polyclinic Dubai. Another healthcare facility just a little further away is the iCare Clinic which is located on Al Wahda Street, right across Sheikh Zayed Road.
Burjeel Hospital for Advanced Surgery is located on Sheikh Zayed Road close to Al Serkal Avenue, one can get to this hospital in under 10 minutes. Most residents visit this hospital for its superior orthopaedic treatment.
SHOPPING, DINING AND NIGHTLIFE
Although Al Quoz is a relatively quiet district within Dubai, one doesn’t have to drive for several hours to find a decent place to shop and dine.
MALLS IN AL QUOZ
The largest mall in Al Quoz is situated in the subcommunity of Al Quoz 1. This mall is called Oasis Centre. It is a complete shopping, dining and entertainment venue. Apart from having several retail stores and restaurants, it also has a theme park which is called Fun City.
The area is in close proximity to other larger malls such as Mall of the Emirates which is situated in the nearby community of Al Barsha. The mall is home to hundreds of shopping outlets, luxury stores and dining establishments. There is Ski Dubai, an indoor ski slope, Magic Planet, an arcade and amusement park and VOX Cinemas, which features a laser IMAX cinema.
RESTAURANTS IN AL QUOZ
There are approximately 200 restaurants in Al Quoz you can find everything from cafeteria style dining to upscale restaurants. The community is home to many cafeterias. These mainly offer Indian, Pakistani and Arabian cuisines. A few favourite casual restaurants in the locality are Chennai Darbar, Raju Omlet and Shehar-e-Karachi. The more upscale restaurants include Nizar Restaurant and Cafe, Tom & Serg, Lime Tree Restaurant and Soho Cafe.
Moving on, the nightlife around the neighbourhood is also quite dynamic. Nearby, you can find a variety of bars and pubs to choose from. For instance, Double Decker Pub in Roda Al Murooj Hotel is a mere 15 minutes away via car. Another close by bar includes the Irish Pub which is just 17 minutes away. One can also drive south and visit Sherlock’s Pub, a traditional style Irish pub, located just 16 minutes away in Al Barsha.
BEACHES NEAR AL QUOZ
There are no beaches in Al Quoz that can be reached on foot. You’ll have to drive a short distance to get there. You can easily reach Kite Beach which is only 12 minutes away via car. Kite Beach not only allows you to enjoy the sun and sand but there are several eateries on the premises as well. For instance, some restaurants found on Kite Beach are 25/55 Burgers, La Vedette Café, Taste of Brazil and Vicki da Dhaba. The beach also has play areas that have swings, slides, monkey bars and a jungle-gym.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
Al Quoz is home to Al Serkal Avenue which is considered a hub of art and design in the region. It is famed for Cinema Akil which features foreign and locally made films. A historical building you should consider visiting is the Majlis Ghorfat Um-Al Sheif. This building was once a vacation home to the late Sheikh Rashid bin Saeed Al Maktoum who had it built in the year 1955.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Al Quoz has its own park called Al Quoz Park 3. This park in Al Quoz is quite small and you won’t find much greenery or grass in this park but you will find a volleyball court and lots of sand. Accordingly, if you are looking to enjoy your day in a greener space then you’ll certainly enjoy visiting the Al Quoz Pond Park that is full of green spaces overlooking an artificial pond. This park is also considerably larger than the latter. Also, it attracts a variety of birds and there’s plenty of grass for kids to run around in.
Although the Al Quoz community isn’t known for holding any significant community events, not too far away near Al Khail Road is Al Khail Gate which hosts a monthly market on the first Friday of the month. This community event has a carnival-like vibe where children can participate in competition and games. Adults too can get involved in various types of competitive games.
THINGS TO CONSIDER
Al Quoz is a place for those who are looking for a relatively quiet area to live in with their families. Also, when it comes to living here, do expect to run into large vehicles moving in and out of the community as Al Quoz has one of the largest commercial areas in Dubai.
