Our comprehensive Dubai Rental Market Report for 2025 explores the fluctuations in rental prices for apartments and villas in the most sought-after residential districts in the emirate, as recorded by the trends on Bayut.
We have segmented the popular areas for rental apartments and villas into ‘Affordable,’ ‘Mid-tier’ and ‘Luxury’ categories to provide a more tailored view of the Dubai rental market.

- Based on Bayut’s data, tenants in search of affordable apartments mainly preferred accommodations in Arjan, whereas Jumeirah Village Circle and Dubai Marina remained popular choices for mid-tier and luxury apartments, respectively.
- Those looking for rental villas gravitated towards DAMAC Hills 2 in the affordable category. Homes in Al Furjan garnered the most interest in the mid-tier segment, whereas Dubai Hills Estate remained the preferred option for luxury villas.
- The rent for apartments in Dubai generally increased by 4% to 10%. Dubai Marina however, recorded a slight decrease in asking rents for 3-bedroom units.
- Villa rentals surged by up to 69%, with the highest increases recorded for houses in Arabian Ranches 3, following handovers in Caya and Bliss. Some villas in DAMAC Hills became affordable by up to 24%, given the increased supply in Trump Estates, Phoenix and others.

- Dubai Hills Estate, DAMAC Hills and Tilal Al Ghaf continued to feature among the most sought-after locations for luxury villa rentals.
- Rental costs across these communities generally increased, with Dubai Hills Estate recording a significant surge of 79.5% for 5-bed villas. This shift aligned with the new supply in Golf Place II, Fairways and Maple.
- In DAMAC Hills, rents for 4 and 6-bedroom villas declined due to an influx of inventory in Trump Estates, The Park Villas, Park Residence 1 and Phoenix, which balanced demand for luxury villas in the area.
