Arabian Ranches 2 is a project by Emaar Properties, a globally admired real estate developer that is popularly known for its family-friendly residential communities. Set in a tranquil landscape of the desert, Arabian Ranches 2 consists of eight individual villa sub-communities or enclaves, known as Casa, Lila, Palma, Rasha, Rosa, Yasmin, Samara and Azalea. The two newly launched townhouse enclaves called Reem Community and Camelia are also a part of the neighbourhood.
Stretched across 1.5 million sq. m. of land, the impeccably designed infrastructure of the neighbourhood features residential enclaves of Rosa, Rasha and Yasmin nestled in its core. The central region is bordered by the sub-communities of Casa, Palma, Lila, Samara, Azalea and Reem Community in addition to a few recreational areas and commercial properties.

The sub-community of Palma features new properties in Arabian Ranches 2. This new area is dominated by villas that have areas ranging between 3,168 sq. ft. and 3,488 sq. ft. Offering generous space and multifunctional areas, these houses include 3 to 5 bedrooms.
Casa is one of the first sub-communities to take shape in this locality. It features 6 types of stunning Moroccan-style villas that include 3 and 4-bedroom layouts.

TRANSPORTATION AND PARKING SPACES IN ARABIAN RANCHES 2
Public transport users can access the RTA bus F32 from the main entrance of Arabian Ranches 2 on Al Qudra Road. With an average journey time of 30 minutes, the bus route connects to the Mall of the Emirates metro station.
People with private transport have access to the central city via Sheikh Zayed Bin Hamdan Al Nahyan Street (D54). This highway connects to the highway Sheikh Mohammed Bin Zayed Road (E311). Served by other important routes, Arabian Ranches 2 is bordered by Al Qudra Road (D63) to the south and Emirates Road (E611) to the east.
Crowded areas and narrow streets pose a problem, especially to car-owners. Parking spaces in Arabian Ranches 2 are quite wide. The streets and driveways leave enough space between the parking bays as well. Every house in the community has parking space for at least two cars.

Supermarkets in Arabian Ranches 2
The Carrefour Market in The Ranches Souk serves as the only supermarket in Arabian Ranches 2 and caters to the everyday needs of the residents. There is a ZOOM market and a Choitrams Supermarket in the neighbouring Layan Community.
Churches, Temples and Mosques in Arabian Ranches 2
Al Shakoor Mosque in Arabian Ranches 2 is a huge religious facility for Muslim residents that is conveniently located near the main entrance.
Casa de Oración Torre Fuerte is a church near Arabian Ranches 2, it can be accessed in 17 minutes via Umm Suqeim Street.
Hindu residents will have to travel to Bur Dubai to visit the Hindu temples. This is a 30-minute journey.

In terms of providing learning facilities, Arabian Ranches 2 is already doing well. There are a few schools in Arabian Ranches 2 include Arabian Ranches 2 Nursery and Ranches Primary School. TOP 5 SUB-COMMUNITIES IN ARABIAN RANCHES 2
Located close to the main entrance of the development, Samara is the most popular sub-community on Bayut.com when it comes to properties in Arabian Ranches 2. The yearly price range of rental villas in Samara lies between AED 150k to AED 200k. The freehold Samara villas have a wide price range that lies between AED 1.0M to AED 7.3M.
Casa, being one of the first sub-communities to have delivered villas in Arabian Ranches 2, is a close second on the popularity meter. The Ranches Souk is the ultimate shopping destination not just for residents of Arabian Ranches 2 but also for the entire parent community of Arabian Ranches. This regional shopping mall in Arabian Ranches 2 contains over 35 retail outlets distributed between two floors. Out of the several brands in The Ranches Souk, some of them are Sketchers, Claire’s, Mothercare, MAC Cosmetics, and The Body Shop.
A large mall near Arabian Ranches 2 is City Centre Me’aisem, it houses a few retail and entertainment options. It is roughly 18 minutes away. Larger shopping destinations such as Ibn Battuta, Mall of the Emirates and The Dubai Mall are 30 minutes away.

Although the neighbourhood is situated at a significant distance from the western coast, the spectacular 50-kilometre beach strip of Dubai is a mere 20-minute drive from Arabian Ranches. Jumeirah Beach is near Arabian Ranches 2. THINGS TO CONSIDER
After the successful launch and deliveries of phase 1, Arabian Ranches 2 has been experiencing a significantly high demand for its properties - whether they are off-plan or ready, rental or for sale. The area is, however, a little further away from the main city and is also not currently accessible by the Dubai Metro. Those relying on public transportation may find it difficult as a result.
