Aljada is a master community located in Sharjah, launched in September 2017. It is a development of the Arada Developments LLC. Construction began in 2018 with an initial plan to hand over the residential units 2 years later. Apart from residential units, Aljada district also offers commercial projects and leisure and entertainment options. As per Bayut’s market research, Aljada is one of the best areas for expat property investment in Sharjah.

This master development currently consists of 70,000 residential properties stretched on 2.2 km of land. These units benefit from many facilities such as restaurants, medical centers, supermarkets and several entertainment options which families will love to visit. Offering utmost security, the residences are designed to provide privacy in this gated district.

Aljada offers direct connectivity to Sheikh Mohammed Bin Zayed Road, providing easy access to the neighbouring towns. Aljada is a master plan community that is designed to offer a secure and vibrant lifestyle. The structure of this community was built, taking inspiration from the city’s oldest heritage districts. Residents enjoy an active and stress-free life in this gated community. With plenty of green spaces and recreational spots dotted across the community, residents can work, live and enjoy all within the same space. Those willing in the villa residential area can enjoy the manicured private gardens and private swimming pools.

Aljada comes with a premium selection of apartments, penthouses, townhouses and villas, but offers other properties as well. Mostly available for sale, these properties allow expatriates to settle in a popular neighbourhood. Similar to other areas in Sharjah, it offers a wide choice of accommodation to select from studio units, 1 to 3-bedroom apartments and 2 to 3-bedroom villas.

The studios and 1-bed flats in Aljada offer a living space between 479 sq. to 890 sq. ft. These apartments consist of a spacious living room, kitchen and master bedroom. The larger 2 and 3-bedroom apartments in this area, are stretched on 1,000 sq. ft. to 1,790 sq. ft. These flats come with spacious balconies overlooking the city and allocated parking spaces. Known for its family-friendly, vibrant neighbourhood, the community offers a sales value of AED 24k.

The most preferred option for public transport near Aljada is online cab service, as the bus stops are all located at a 5km distance. The nearest bus terminal is Sharjah, Al Muweilah Bus Terminal located at an 11-minute distance. The most convenient way of travelling around is via personal vehicles.

A popular grocery store for residents of the community is Family Supermarket 5 minutes away, where they can visit to suffice their daily grocery needs. However the closest one in the community is Jsir Al Nahdha Grocery that stores some essential items. Other options for grocery hauls near Aljada include Souq Al Safa Supermarket, Sabah Al Madinah, Faaz Supermarket, Nesto Center and Bait Al Marah Supermarket. Hilal Al Madina Supermarket is located opposite Mailha Road, accessible in 9 minutes of drive.

Religious Muslims of the community will find Al Zahia Mosque as the nearest one, located opposite Al Zahia Phase 3 Adventure Park. Some other popular mosques nearby are Al Rahma Mosque, located just off Sheikh Mohammed Bin Zayed Road and Al Falah Mosque situated opposite University city Road.

The Church goers will find a bunch of churches at 12-minute drive including Union Church, St. Martin’s Angelican Church, St. Mary’s Soonoro Church, Virgin Mary and St. Philopateer Coptic Orthodox Parish, Church of the Living God, Amazing Grace Church and Ministries and many others.

The options for basic education and primary schools nearby are Al Ramaqia Primary School, Asma Primary School, Al Qasmiya Primary School and Al Falaj primary School.

Delhi Private School Sharjah (DPS) that follows Indian Curriculum is close by. Delta English School is owned by Delta Education System in Texas, USA and is affiliated with Central Board of Secondary Education (New Delhi, India). Both these are located at a 9-minute driving distance.

There are some popular schools for higher education located in the vicinity, these include:

Some of the best higher education universities are available at a short distance of 10 to 15 minutes via car. These include American University of Sharjah, University of Sharjah, Al Qasimia University, College of Medicine University of Sharjah, School of Agriculture and Design and many more.

Thumbay Hospital Daycare on University City Road is the nearest medical facility for residents. Located at the center of the community this is a multi-specialty hospital that is open to all in critical times. Another medical facility in the vicinity includes Al Qassimi Hospital, Dubai Medical University Hospital and Prime Medical Centre.

Residents will also find many clinics and pharmacies in the area, including Aster clinic, Prestige Dental Clinic, and Access Clinic. Lana Pharmacy, Docib Al Dhia Pharmacy, Al Rafeah Pharmacy are located at convenient spots within the community, while several others like  Thumbay Pharmacy and Al Manara Pharmacy are nearby.

The Aljada development is located at the intersection of Sheikh Mohammed Bin Zayed Road and Al Dhaid-Masafi Road (E88). This strategic location offers this community a prime spot in proximity to popular areas of Dubai and Sharjah including Sharjah Industrial Area 1. Some popular nearby communities include: Muwailih, Sharjah Industrial Area and University City.

Aljada does not have shopping centers yet, though for a quick shopping fix, shopaholics can visit the nearby malls like Madina Mall, Shopoint Mall, Bin Shabib Mall, City Center Sharjah, and Al Majaz Mall. These malls feature many retail outlets, high end fashion brands, electronic shops, luxury jewelry brands and makeup stores that will do the trick.

Aljada central hub is a haven for food-lovers. With several eateries spotted in the community, there are separate food zones in some parts of the community that especially calls out the food lovers. The Discovery Centre features Aljada café, where friends and family can hangout and relax. It offers amazing views of the community.

There is also a food district in Madar that will be open from 11am to midnight regularly: Zad. It boasts 18 different dining outlets that offer a wide selection of cuisines. Every eatery is built in a restructured shipping container. Visitors can start with the coffee in Saddle, moving to fried chicken bites at Chck’nCone, to enjoying ice cream in café Amorino, to Sushi Station to vegan-friendly burger outlets like The Vurger Co. Zad’s, Arabic food at Falafels and Italian options at Dr Pasta. There is a drive-thru space with an extensive covered seating arrangement.

A fun filled day at the beach is also possible living in Aljada, but the travelling distance will take some time. You will find many beaches at 20 to 25 minute drive from Aljada. The most popular one to enjoy plenty of activities and beachy sports is Al Mamzar Beach. Besides enjoying the warmth of sun on your back, you can also have fun with activities like snorkeling, jet-skiing, outdoor sports like basketball, soccer and roller-skating here.

Madar is a relatively new leisure destination in Aljada, jam-packed with fun-filled activities and several attractions. The venue also offers a Discovery Center with ‘experience rooms’ that offer 360 degree views of the stunning Aljada. The Discovery Centre allows your kids to have a time of their lives at the adventure playground.

Other recreational spots nearby include Sharjah Desert Park and Sharjah Classic Cars Museum in Sharjah, while in Dubai one can visit the Desert Safari, Camel Safari, Al Marjan Desert Camp and Arabian Nights Tours Camp, which are a few nearby entertainment locations.

Although the community is landscaped with greenery, all the villas in the community feature beautiful gardens and paved walkways. Residents will enjoy a tranquil atmosphere everywhere. Moreover, there is a large 600,000 sq. ft. park in phase 1, Madar, while Al Zahia Phase 3 features an adventure park. These are amazing places to hangout with family and have fun and spend some quality time with your children.

Fitness options in Aljada are easily accessible like all facilities. Each apartment building comes with a shared gymnasiums, while the villa communities feature shared gymnasiums. Some of the salons in the area include Ghanag Beauty Center, Creation Beauty Lounge and Shade Beauty Center.

Those living in Aljada will find a packed calendar full of events, activities, sports, food festivals and arts entertainment events. The community offers something new to discover every day, even for those in the nearby communities will always find a reason to visit Aljada.

Some recent events included the launch of Madar, where families and friends were all allowed to show up and enjoy the opening weekend of Madar. It included a fusion of sports, culture, food and activities for the whole family. In March, 2020 the community celebrated theatre and arts as part of the ongoing #Aljadaweekends and a large food festival by the name of Flavour Fiesta, where they experienced great food, interactive classes and inspiring talks across the whole weekend .

Sharjah is all set to open this new entertainment center in the first phase of Madar. It is a mega development of Aljada that will boast a cluster of attractions including an adventure zone for children, a large food center, many water features and green spaces, retail centers, sports centers, a community park and an 11 screen-cinema. The venue was scheduled for opening on February 27th of 2020, which will offer free public entrance.

Aljada is Sharjah’s latest development where residents can enjoy a combined experience of living, working, entertainment and shopping. Offering a unique and vibrant atmosphere this popular address is primed with many facilities along with a strategic location near major highways and international airports. The only setback residents will face here is the ongoing construction, which can be a bit noisy for those who have already settled in this relatively new development.

Not yet, only the first few phases are completed so far, but the entire community is expected to be delivered by the end of 2025.
