ABOUT THE VILLA COMMUNITY
Known as one of the most popular residential areas of Dubai, The Villa is a new community by Dubai Properties (DP) established in alliance with Mazaya. Dubai Properties is famous for building large residential and commercial projects in Dubai that appeal to locals and expats alike. The Villa is no exception. It was launched in 2005 and took five years to complete. There are 1,262 completed villas in 13 different architectural styles while there are 163 empty land plots available as well. The community is still developing with around 387 properties are under construction.
This residential paradise is a perfect fit for large families looking for private villas with five or six bedrooms. As per Bayut’s H2 Market Report for 2018, this community is the 5th best place to invest in large villas. So, if you’re looking for a good investment opportunity, The Villa can be a great option where prices are affordable and the properties are luxurious.
Those who want to move to The Villa will find a wide range of options. Also, far from the hustle and bustle of Dubai, it is an ideal setting for people who want a serene, luxurious lifestyle. It is still located in the city as it is close to Dubai Silicon Oasis (DSO) and Dubai International Academic City (DIAC)
IN A NUTSHELL
- Large residential projects for big families
- One of the best areas to buy villas in Dubai
- A wide range of residential options for rent and sale
- Prime location and connectivity to big roads and key areas of Dubai
- Many community facilities including marts, playgrounds, and mosques.
The Villa has a community centre with shops, a mosque, play area, salon and spa and sports facilities. The houses look like little palaces amidst manicured gardens and these are mostly occupied by families with young children. Therefore, one could say that the environment of this gated community is ideal for families. Moreover, the location cuts out the noise and the hustle and bustle of city life, and the air is clean and pure. People living here know each other and will gather for small BBQ parties while children can be seen playing in the grounds, parks and tennis courts.
PROPERTIES IN THE VILLA
As the name suggests, the properties around here are big houses comprising 4 to 6 bedrooms with a terrace, parking area, and courtyard. Some have gardens and parks in front of the main gate while some enjoy panoramic views of the community from terraces. These units are all surrounded by natural greenery with proper pathways leading to the community centre. The entire project sprawls over a landscape of 35 million sq. ft. offering villas divided into separate communities according to architectural themes. Strategically arranged in homogenous clusters, houses in the villa are designed by skilled architects with a well thought out floor plan aimed at maximizing the living space. Some of these are typically based on the Mediterranean theme set in the Villanova zone while those of Mazaya Villas are unapologetically Spanish with special attention to flooring.
If your idea of building a dream home involves planning and customising it, you can do so in this locality. Custom-made villas allow you to choose how many bedrooms you need and what the villa should look like. You can buy a plot and get it built from scratch.
The villa development by Mazaya has 8 different types of floor plans while those developed by DP have 5 different types. Mazaya villas usually have 5 bedrooms and plot sizes that range between 3,600 sq. ft. and 7,100 sq. ft. DP Villas have an abundance of 4-bedroom villas while you may also find some 5-bed and 6-bed units.
Depending on your budget, you can rent or buy a house in this newly developed community. Both rents and selling prices are affordable compared to neighbouring areas. The average rent for a 4-bed and a 5-bed house is AED 150k per annum while renting a larger 6-bedroom villa may cost you anywhere between AED 180k to AED 350k. The difference in these prices is because of the size of the villa and the construction date. The newer and bigger a unit is, the higher its rental price.
Similarly, those wanting to buy a luxurious property should prepare to fork out an amount between AED 1.2M and AED 10M. The asking price of a 4-bedroom house in The Villa is from AED 3M and goes up to AED 4.7M whereas, a 5-bedroom villa and a 6-bed house will cost you at least AED 7.5M and AED 10M, respectively. Though the properties do not cost as much, they still generate one of the highest returns on investment, as seen in Bayut’s H2 Market Report for 2018.
TRANSPORTATION AND PARKING SPACES IN THE VILLA
The Villa community lacks a public transportation system at the moment which is why residents travel in their own cars or private taxis. If a taxi is ordered from the neighbouring locality of Arabian Ranches, it will arrive within a few minutes. The nearest bus station is located in Dubai Academic City and the nearest metro station lies in Business Bay on Sheikh Zayed Road. Finding a parking space is not an issue here as every villa has a separate parking space in their garage. An entire parking lot is dedicated to the whole housing complex for visitors.
AMENITIES, SCHOOLS AND HEALTHCARE
The Villa, with all of its world-class amenities, is a residential retreat everyone wishes to live in when they look for a home in Dubai. The community centre caters to all the needs of the residents whereas, the commercial hub of Dubai is also well-connected via a major road network. If you choose to live here, all basic facilities are easily accessible.
SUPERMARKETS IN THE VILLA
The community centre is self-sufficient with loads of shops and marts. Spinneys supermarket is also located here and is preferred for grocery items. It is especially well-known for its bakery section. Another Spinneys supermarket is in Silicon Oasis, just a few blocks away from another supermarket: Choithrams. There is also a Thomsun Supermarket which sells fresh food items and offers a home delivery service. West Zone Fresh Supermarket and Shua Al Madina are some popular supermarkets in The Villa. If you prefer Carrefour supermarket for all of your needs, you will find one available at a 12-minute drive towards Souk Extra in the neighbouring Dubai Silicon Oasis community.
CHURCHES, TEMPLES AND MOSQUES IN THE VILLA
Unfortunately, there aren’t any churches in The Villa. The nearest one is Saint Mary’s Catholic Church about 25 minutes away on Oud Metha Road. However, the Muslim community will find a mosque right in the community centre, known as Masjid Al Aisha Umm Al Mumineen. Others, such as Al Waha Masjid and Falcon City Mosque, are also located in the nearby Dubailand community. The nearest Hindu temple would be the Shiva Temple in the Bur Dubai district, close to Dubai Museum.
SCHOOLS IN THE VILLA
GEMS First Point and Repton School are two of the most popular schools in the locality offering a British curriculum from foundation stage to grade 12. Those who wish to send their little ones to a nursery can check out Kids Zone Nursery located inside the community itself. There’s also an art institute named Melodica Music and Dance School that teaches different instruments, dance styles, and music. Moreover, Dubai Academic City is located just 10 minutes away and is home to a number of reputed universities such as Heriot-Watt University, University of Dubai, University of Birmingham Dubai and many more.
CLINICS AND HOSPITALS IN THE VILLA
Dubai London Clinic and Speciality Hospital lies in the Spinneys building in the community while Ace Medical Centres, Eupepsia Medical Clinic, Aster Clinic and Medicure Polyclinic are a few more options in nearby localities. A pharmacy is also located next to Spinneys known as Super Care Pharmacy. Several branches of this pharmacy are located at short intervals near The Villa.
TOP 5 COMMUNITIES IN THE VILLA
There are about 8 residential communities in The Villa known as The Aldea, The Haciendas, The Ponderosa, The Centro, Mazaya, Cordoba, Granada, and Valencia. Each is distinguished by different styles of architecture.
The Aldea is the most popular community, and it links the two village circles. It comprises of luxurious freehold properties while some units are also up for rent. These properties are specially designed with Spanish architecture boasting a private pool, fountains and a garden. The tennis academy is also found in this area.
Standing on the second spot is The Centro, a place that offers custom-built villas and ready units that follow a Mediterranean theme. The roofs of these units are usually constructed with terracotta tiles. This community is the major highlight of the town and is located further away from the other sub-communities. The GEMS School and The Villa community centre lie in The Centro community. It also has a clubhouse, cafes and restaurants. Rounding up the list are the communities of The Haciendas, The Aldea and Mazaya Villas, these are ranch-style luxury units with similar pricing.
The Villa is part of the Dubailand district, leading it to have a central location. Residents can enjoy being in the suburbs of Dubai with the city centre a short commute away. Therefore, it has quite a few key areas around its borders. The Arabian Ranches neighbourhood is its next-door neighbour while the communities of Dubai Silicon Oasis and Al Barari are in its northeastern and northwestern regions, respectively. The biggest commercial hub of the city, Business Bay is also a short drive away.

For malls, you can drive towards Al Ain Road to reach Dubai Outlet Mall which offers a huge range of brand outlets, entertainment activities and plenty of parking options.

OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
While living in The Villa, you always have something to do every day. The courtyards and community parks are its key highlights. There are about 3 big courtyards in 3 of the sub-communities, one in The Centro and another in Hacienda. A community park with swings and rides is adored by kids who live here. Another park is built next to Aldea Gate and one more is in Mazaya. So you can expect lots of jogging tracks, BBQ parties, mini picnics and family gatherings. Plenty of beauty salons have been built inside the community, such as Fabulicious Ladies Salon, Refinery Beauty Lounge and Loteria Beauty Lounge. Tips and Toes and The Iridium Spa are some of the most favourite places to relax and unwind.
Currently, The Villa does not host any community events but if you fancy one, then you must prepare to drive all the way to Global Village as several food festivals, cultural shows, concerts and many more events are celebrated there. Some national holiday events can be attended in the Arabian Ranches as well.
However, if you are looking to socialize there are a few Facebook groups you can join. For communal events, there is The Villa Dubailand and The Villa Community. The Villa Mums is another popular group for the area, it is limited to ladies only.
