ABOUT AL SAWAN
Stretching over the coastline of Ajman Corniche and located close to Sheikh Khalifa Bin Zayed Road, Al Sawan is a predominantly apartment-only community. It has various high-rise residential towers comprised of flats that offer different amenities. The area is considered as a well-developed community of Ajman with many schools and supermarkets close by. As seen in Bayut’s Reports of 2018, Al Sawan proudly stands on the fifth spot as the most popular areas for renting apartments and on the second spot, just below Ajman Downtown for buying apartments.

PROPERTIES IN AL SAWAN
Al Sawan is mainly known for its apartments but there a few villas in the suburban side of the town. It is an ideal location for those who work in Sharjah or Dubai and want to rent or buy an apartment on a low budget. The main residential property in Al Sawan is a block of apartments. These apartments range from studios to 3-bed flats. The apartments have double-glazed windows and offer central air-conditioning. The residential areas offer several facilities including reserved parking spaces, electricity backup, 24 hours concierge service and a well-maintained lobby in the buildings. Health and fitness enthusiasts can also enjoy the Jacuzzi and sauna with a steam room and shared swimming pool. Apartments also come with lawns and gardens, barbeque areas, a kids play area, waste disposal, and maintenance staff. Broadband internet and satellite cable TV with intercom facilities are also included with the apartment.
Rents of apartments vary according to the number of rooms and the area they cover. For instance, a rental studio apartment ranges from AED 18k to AED 22k per year. While a 2-bedroom apartment’s rent fluctuates from AED 41k to AED 53k per year.
Various flats for sale are there in Al Sawan as well. 2-bedroom units can be purchased for AED 380k to AED 655k. The sale price of 3 BHK apartment in this area is as low as AED 750k to the highest AED 930k. Cost of a studio apartment is between AED 205k to AED 320k while a 1-bedroom apartment is priced between AED 270k to AED 513k Al Ajman One Tower is one of the famous towers of Al Sawan where most apartments are available.
Large families prefer to live in villas as they are spacious. There are a few villas for rent and sale in Al Sawan. Houses that are available are comprised of 6-bedrooms to 7-bedrooms. The coverage area of the villas is almost 5,400 sq. ft. The villas are built in classic Emirati style with traditional brick style infrastructure. Villa offers spacious bedrooms, storage areas and a separate maid’s room.
TRANSPORTATION AND PARKING SPACES IN AL SAWAN
Ajman is a small emirate and it makes every area easily accessible. There are no metros in Ajman although, the city has an abundant number of taxis and an adequate bus network.
Bus E400 stops near Al Sawan, otherwise, there are no bus stops in the area. The nearest bus stop is at Giant Supermarket.
Taxis are always a preferred option for travelling within Ajman. They are easier to find compared to buses and are more convenient.
It is easier to find a parking spot in Ajman as compared to Sharjah and Dubai. Al Sawan has many parking slots for visitors while the towers of the residential areas have a reserved parking spot for a single vehicle.

SUPERMARKETS IN AL SAWAN
It is solely a residential hub and an ideal residential area should have supermarkets and small marts within the premises. There are a number of supermarkets in Al Sawan. Pakistan Supermarket, Al Sawan Supermarket, Giant Supermarket and Stylo Al Hooth Supermarket are smaller ones that are located within the vicinity whereas, bigger supermarkets include Alam Supermarket, Choithram Supermarket, Nesto Supermarket and Sawan Foodstuff Trading.
CHURCHES, TEMPLES AND MOSQUES IN AL SAWAN
The area is a community comprised of people of different beliefs. There is only one church in Ajman, which is easily reachable from different parts of the city. Winners Chapel International Ajman is at 5 minutes’ drive.
As far as temples are concerned, despite having a high population of Hindu expats, there are currently no temples in Ajman. People have to commute to Dubai to find a Hindu temple. The nearest one, Shiva Temple is 40 minutes away from Al Sawan and is located in Bur Dubai opposite the Dubai Museum.
There are many mosques in Ajman and there are at least two mosques in every residential area. Al Sawan is also not an exception as there are three mosques within 1 km of the area. Al Hasawi and Masjid Fatima Binte Muhammad are in Al Sawan while Sheikh Rashid Bin Humaid Al Nuaimi Mosque and Abdul Rehman Al Kamali Mosque are 3 minutes away from the residential area.
SCHOOLS AND UNIVERSITIES IN AL SAWAN
In Ajman, most of the schools are located in the area of Jurf, which is at some distance from the major residential block of the city. There are schools situated in residential areas located closeby. Parents can look at the schools in Al Nuaimiya and Al Rashidiya, which are close to the neighbourhood.
Talking about this area, there are a few schools in Al Sawan. Wonderkids Nursery which offers the British curriculum and Bluebells Nursery are both at 3 minutes drive while Al Saad Indian School, Taiba Primary School, Bloomington Academy and National Charity School are within 3 km of Al Sawan. The International Institute of Technology and Cromwell UK International College are both less than 1 km away.For Islamic education, there are many centres near Al Sawan such as Madrassa Um Suqaim, Markaz Rashid Bin Humaid Al Nuaimi and Anas Bin Malik Quran Study Centre.

There are various clinics and hospitals in Al Sawan. British Medical Complex, Amina Hospital, German Medical Oasis, Al Dhuha Medical Center, Emirates International Medical Center and Al Ahram Medical Center are the closest healthcare centres that can be reached within minutes in case of an emergency. Pharmacies like Ibn Al Nafees Pharmacy, Life Pharmacy, Medicine Pharmacy and New Medical Center Pharmacy are also located within the proximity of the area and they are abundantly stocked with all kinds of medicines.
Residents of the area enjoy its prime location in Ajman. It lies close to the serene Arabian Gulf where the Ajman Corniche is tucked. Ramada Beach Hotel Ajman is on the West. On one side of Al Sawan, there is Al Rashidya 2 and on the other side, there is the residential area of Rumailah 3 which is the closest to Ajman Corniche. Other neighbouring residential areas include Al Nakhil and Al Butain.

There are many big malls in Ajman that make it a perfect place for families. The malls of Ajman also provide a complete experience as most of them have play areas for children, prayer areas and many retail shops.
The closest mall near Al Sawan, Grand Mall is on Sheikh Khalifa Bin Zayed Street which is hardly 4 minutes away. 6 minutes away is the Safeer Mall that has a small play area for kids as well. On the same road, 1 km away from Safeer Mall is Dana Mall which is famous for its weekly discount grocery deals.
RESTAURANTS IN AL SAWAN
There is an array of restaurants in Al Sawan. It is surrounded by small cafeterias and well-known food chains. The residents can binge on a variety of cuisines. From Chinese to authentic Arabic food, everything is located close to the area. Fast food eateries include McDonald’s, Chowking, Pizza Hut and KFC. Casual dining restaurants in Al Sawan are Gourmet Box, Impero Restaurant Al Roof Restaurant and Café, Safeenath Al Bahar Café & Restaurant and Berlin Restaurant. There are many cafeterias in the area as well. For instance, Amanos Café, Aragil Café, Karak Al Zafran and Al Maya café are some of the most visited cafes.

There are no parks within the community but Ajman has many parks that are easily accessible. Rashidiya Park for Families and Children is at 5 minutes’ distance by a car while Al Nekhalat Park is in the neighbouring residential community and is 9 minutes away.
For people who prefer working out, there are some gyms in Al Sawan. Kul Al Nejoom Fitness Center is there in Al Sawan. Some well-equipped gyms like Xtreme Fitness and Grand Prix Gym lie on Sheikh Khalifa Bin Zayed Street and are hardly 3 minutes away from the residential towers.

Al Sawan is a good place to live with a family as the apartments are spacious. There are schools, hospitals and other basic facilities within reach and it is easier to commute to other emirates from here as well. The rent and sale prices for the flats are both affordable when compared to those in the neighbouring areas.
