Al Satwa is a small mixed-use district in Dubai, bordered by Al Wasl, Al Badaa and the Dubai World Trade Centre. Al Satwa location is close to Sheikh Zayed Road (E11). The area is home to several apartments, penthouses, a few villas and residential plots.

Al Satwa location is strategic as it is surrounded by key residential sub-communities and close to Sheikh Zayed Road (E11). There are shops dotted along the streets. It is home to Al Satwa Park, regarded as one of the best family parks in Dubai. The park has a dedicated play area for children, a basketball court and jogging tracks.

One of the advantages of living in Al Satwa is that most of its population is expatriates from the Philipines, India, Pakistan and the Middle East. The area is served by numerous amenities namely mosques, supermarkets, pharmacies and specialised clinics. Churches and temples are also a short drive away.

Al Satwa area is home to residential and commercial properties. The apartment buildings have a variety of studios to 3-bedroom units. These residential units have master bedrooms with bathrooms, built-in wardrobes, large glass windows, a spacious kitchen, and a living/ dining area. Some flats have a separate maid room with a maid’s bathroom.

There are also a few villas in the Al Satwa area ranging between 3 to 6-bedroom units. These houses have wood and marble flooring, master bedrooms with bathrooms, built-in wardrobes, a spacious kitchen, a living/ dining area and large balconies. There are separate living facilities for maids and drivers. These houses also have temperature-controlled swimming pools, private gardens, and car parking spaces.

Al Satwa area also has 3 to 4-bedroom penthouses spanning 2,750 sq. ft. to 4,000 sq. ft.

Offices have covered areas between 100 sq. ft. and 5,980 sq. ft. Whereas, the retail shops span from 215 sq. ft. to 5,200 sq. ft.

The residential towers and villas have dedicated parking spaces with reserved spots. Some are paid and some are not. Free parking spaces in Al Satwa Dubai can be found in the street and the basements of commercial towers. The streets are busy, therefore, visitors can park at a spot for a limited time and parking may be an issue for residents with more than one vehicle.

Dubai RTA bus service is the primary mode of public transport in Al Satwa Dubai. Wasl, Masjid 2 bus stop, Wasl, School 2 bus stop, Bilal Bin Ribah School bus stop, Satwa, Road 1 & 2 bus stops and Ghaya Residence bus stop service the area.

Moreover, X13 is one of the popular bus routes connecting many areas of Dubai and those living in Al Satwa can catch one from many stations within the vicinity. The X 13 bus Dubai shuttles from Satwa Masjid, Satwa Bus Station and Satwa Post Office.

Financial Centre Metro Station on the Red Line of the Dubai Metro is a 7-minute drive by car.

2nd December Street and Al Satwa Road are two of the busiest streets with a series of supermarkets, electronic shops, mobile shops and street food eateries. This area also has some grocery stores selling fresh meat, fruits and vegetables.

There is a series of grocers and supermarkets dotted around the town. Big Value Supermarket, Safe Wall Grocery, Shams Al Madina Grocery, OKD Supermarket, Raawi Al Madina, Al Mezhar Grocery, Eijad Mini Mart, New W Mart, Al Saqa Plaza Supermarket and Ghosn Al Madina Grocery among others.

Moreover, West Zone Supermarket is a popular and affordable supermarket chain in Dubai with outlets in many areas throughout the emirate. Al Satwa residents can access one at the Satwa Roundabout.

Also, five different outlets of the ZOOM mart are situated at short intervals.

Obai Bin Kaab Mosque, Rashid and Fatima Mosque, Abdulla Bin Alzubair Masjid, Khadri Mosque, Bilal bin Rabah Mosque and Al Satwa Big Mosque are present within the area.

Sai Baba Temple Jumeirah and Mahamevnawa Buddhist Temple are 7 minutes away located in Jumeirah 1.

Saint Mary’s Catholic Church and St. Thomas Orthodox Cathedral on Oud Metha Road are located at an 11-minute drive by car.

Nurseries in the Al Satwa area are British Berries Nursery and Safa Early Learning Centre.

British Berries Nursery is a villa-based nursery offering premium education to children aged 6 months to 4 years old. The nursery offers the Early Years Foundation Stage (EYFS) framework for its educational programme. It is located next to the Kids Kampus Nursery on Villa 221 on Al Dorar Street.

Other malls near Al Satwa are Palm Strip Mall, The Village Mall and Mercato Mall, located in Jumeirah.

Eat & Drink Restaurant, Fillet King Restaurant, Satwa Star Plus Restaurant, My Sandwich Restaurant, Al Waqqas Restaurant Satwa Branch and Najmat Dubai Restaurant are located in the area.

Fast-food restaurants in Al Satwa Dubai include Al Mallah which is known for its signature shawarma and falafel sandwiches. Those looking for authentic Pakistani cuisine can visit the famous Shahi Mughal Restaurant, Ravi Restaurant and Karachi Darbar.

Jumeirah Public Beach is a popular beach picnic spot formerly known as Russian Beach. One can go cycling, or walk on a 1.8-kilometre running track, visit Safa Park and or explore La Mer. It is located at a 12-minute drive by car.

The Green Planet Dubai is an enchanting bio-dome that houses an indoor tropical rainforest sustaining over 3,000 plants and animals. It also offers camping and a range of other exciting experiences for visitors. It is located at City Walk, Al Wasl.

The Museum of the Future is among the most beautiful museums in the world. It stands 77 metres tall and spans 30,000 sq. m. The museum has seven floors, above a three-storey podium and an F&B deck. Level 6 is private and is exclusively accessible for VIPs, while Level 7 is the Events Hall. The remaining five levels are immersed in a journey of imagination during a two-hour guided tour. Visitors are accompanied by a human guide and a virtual avatar guide, Aya. It is located at Sheikh Zayed Road, Trade Centre at a 15-minute drive.

For the residents of Al Satwa, shopping is the favourite leisure and outdoor activity. There are jewellery shops, pet stores, drug stores, nurseries and gardening supplies stores. Necessities like car kits, textile equipment and hardware are also available on the streets.

Al Satwa Park is located in the neighbourhood behind Al Moosa Towers on Sheikh Zayed Road. Homeowners and tenants in Al Satwa have easy access to the lush park. It has a dedicated play area, basketball court and jogging tracks.

Other green spaces are present in Al Wasl Park, Badaa Park 1 and Al Khazzan Park. Visitors can stroll or grab a quick snack from HAPI in Al Khazzan Park. It is one of the best free parks in Dubai with playgrounds for children and a small library.

The streets are vibrant but there aren’t any community events held in Al Satwa. On important occasions, you can head out towards 2nd December Street to witness celebrations.

Al Satwa location is not the choice for those who want to live away from the hustle and bustle of the city. It is home to several properties, amenities and parks. Individuals seeking a central residence at an affordable price in neighbouring areas may explore properties available in Al Satwa.

Al Satwa area is known for its dining and shopping options, attracting both locals and visitors alike. 2nd December Street stands out as a prime dining hub in the city, while Al Hudaiba Road is celebrated for its array of plant shops. Additionally, the neighbourhood boasts a reputation as one of Dubai’s top spots for tailors and fabric outlets.

Al Satwa is a low-rise district located between Bur Dubai and Jumeirah. It comprises a blend of residential and commercial buildings, representing one of Dubai’s earliest residential locales.

Al Satwa does not have a metro station. However, the Financial Centre Metro Station on the Red Line is accessible at a 7-minute drive. Other metro stations on Sheikh Zayed Road are World Trade Centre and Emirates Towers.

Alternatively, you can access Al Satwa via a feeder bus service from the Dubai Metro. In this scenario, the recommended station to use is Max, where you can board the F12 bus service.

The taxi fare from Al Satwa to BurJuman varies greatly depending on the traffic conditions at the time of your journey. Assuming no waiting time, this trip typically amounts to around AED20-25, depending on your departure point within Al Satwa.

Al Satwa stands out as one of Dubai’s liveliest neighbourhoods, presenting an ideal option for those seeking an affordable place to live. However, being one of the city’s oldest residential areas, it lacks the abundance of upscale apartments or villas found in other districts.
