Al Khawaneej 1 is a sub-district located in the farming community of Dubai, Al Khawaneej. The government of Dubai has particularly invested in the agricultural sector in this part of the region. Culturally-diverse areas of Dubai such as Al Warqaa, Mirdif and International City are close to the community. The area runs parallel to Al Amardi Street and Emirates Road (E611).

Most activities in this area revolve around the agricultural business. There are large farming plots and private farms. Generally, families who belong to agricultural business decide to reside here. One of the two sub-communities of Al Khawaneej, Al Khawaneej 1 is trending on Google searches according to the data collected from Bayut.com.

The recently launched project, The Yard is also part of the district. It is spread across 350,000 sq. ft. land and has a lakefront. It is considered to be one of the most self-sufficient residential developments in the area featuring bakeries, retail shops, farmers’ market and much more. The area also has a funky food truck called ‘The Last Exit’ that serves a variety of food options. The Yard offers street art murals, a wishing well and circus performances.

Residential properties mainly include villas. These properties for rent in Al Khawaneej 1 are centrally air-conditioned and have a central heating system. The villas have master bedrooms, well-fitted kitchen, an outside kitchen, maid’s room, laundry and parking spaces.

If you own a vehicle, it will be easier for you to commute. Also, you will not have trouble finding parking in Al Khawaneej 1. Villa owners are allotted separate parking spaces while guests and visitors can park their cars outside their homes. Public parking is also easily available in the area.

Limited public transportation in Al Khawaneej 1 might cause minor inconveniences. There are a few bus stations on Al Khawaneej Street (D98) and Al Amardi Street. Few bus stops can be spotted at the D89 and D50 intersection.

There is one local supermarket called Kohaj Supermarket located at about a 3-minute drive. It is not considered to be a grand place but can meet the basic needs of customers.

Other supermarkets near Al Khawaneej 1 are Zam Zam Alamdina, Lafi Supermarket and AALA Al Madina Supermarket. All these are at about a 10-minute drive from the locality.

The locality mostly comprises Muslim population therefore, there are plenty of mosques in Al Khawaneej 1. All these mosques truly reflect the Emirati architecture. Madina Masjid is located at only a 2-minute drive. Darulsalam Mosque, Ahli Mosque and Mosque Al Arqam are also located nearby.

Churches near Al Khawaneej 1 are about a 30-minute drive away. Russian Orthodox Church, Church of God and St. Gregorios Orthodox are the closest to the community.

Hindus can visit Shiva Temple near Al Khawaneej 1 that is within a 33-minute drive. It is opposite to Dubai Museum.

Fortunately, parents will not face trouble in finding nurseries near Al Khawaneej 1 as there are plenty of good options such as:

There are not many options in hospitals near Al Khawaneej 1 except Medcare Speciality Centre. It is situated near Mushrif Park at about a 19-minute drive.

The most immediate neighbourhoods of Al Khawaneej 1 are:

Towards the north of Al Khawaneej 1, is the Industrial Area 18 while the residential properties of Oud Al Muteena 2 are located towards the western side. Similarly, Al Mizhar 2 is located at the southwest of Al Khawaneej 1.

Presently, you might not find grand shopping malls near Al Khawaneej 1. But one popular mall will be constructed soon in the area. The mall will be an important shopping and entertainment complex. It will have three floors, a number of international brands’ stores, cinema and kids play zone. Some of the closest common retail options are:

• City Centre Mirdif

Till the ongoing construction, residents can go to these malls for shopping. All these malls are located within a 15-minute drive from the area.

Food lovers can enjoy a number of local cuisines in the area. The list includes:

You can gather at MOOYAH Burger to enjoy scrumptious beef burgers or have the taste of Indian spices at Al Tabaq Al Hindhi Restaurant. For Shawarma lovers, Lavita Shawarma is the best place to visit. The plus point is that all these restaurants near Al Khawaneej 1 are just at an 8-minute drive from the district.

There aren’t many beaches near Al Khawaneej 1. The nearest beach is half an hour away by car. People can drive all the way to Jumeirah Beach and Mamzar Beach to enjoy the cold sea breeze and breath-taking sunsets.

People assume that life in such a remote place is dull, but that’s not really the case here. This area offers a variety of leisure options such as The Last Exit located at The Yard. The area has wonderful parks and casual dining options that one can visit with the family to enjoy a good day out.

People who prefer outdoor sports can visit Al Hamra Equestrian LLC to enjoy horse riding. There is a sports complex, the United Arab Emirates Football Association where sports lovers can witness a number of events. Some parks such as Al Khawaneej Pond Park, Quranic Park and Khawaneej Mamsha are just at a 5-minute drive.

There are two gyms in the area:

Fitness-focused residents can get themselves enrolled at Khalifa Al Jaziri Gym and Majlis AL Nuaimi located within a 6-minute drive.

The Yard, located in the neighbourhood hosts different types of events throughout the year. A renowned show, The Latino Circus takes place that features Globe of Death. Rest of the year, different types of religious and commemorative events are also celebrated such as Eid, Chinese New Year and New Year’s Eve.

To be a part of social community groups of the district, one can join the following Facebook groups called ‘Al Khawaneej Team-Dubai’ and ‘Mirdiff / Al Warqa / Al Mizhar / Al Khawaneej and Nad Al Hamar Market’.

Within Al Khawaneej, there are a limited number of amenities like hospitals, schools and shopping malls. But these facilities are easily available at a short driving distance. Another thing to keep in mind is that the area has limited public transport. However, residents can use bus and taxi services to move around the town.
