Bahar 4, JBR

Bahar is a cluster of seven buildings in JBR that comprises of towers and hotels and Bahar 4 is one of them. It is a residential apartment building that offers 1, 2, 3 and 4-bedroom apartments and penthouses. The project was launched by Dubai Properties in 2006, Five Holdings saw the potential in the project and purchased the development before its completion in 2010.

Jumeirah Beach Residence, popularly known as JBR, is a waterfront community that comprises of high-rise residential buildings. The area is ideal for individuals and families who enjoy living in a unique community where they can relax on the beach, ride the waves, participate in water sports and experience the hustle and bustle of city life side-by-side.

JBR is a community of luxurious towers facing one of the best beaches in Dubai. JBR is home to 1.7km of popular eateries, cafés and stores that lie along the beach. The JBR district set the record as the largest single-phase residential and commercial project in the world in 2010. The ample parking space is a key facility in this project. Bahar 4 has allocated parking spots for each residential unit. There is at least one parking space per apartment. There is no visitor parking in Bahar 4, instead, visitors will have to use the paid street parking spaces. There is also the GreenParking car park near Bahar 4, this is paid underground parking near the building.

The apartment building is equipped with high-speed elevators.

Bahar 4 provides 24-hour security service to all its residents. Some tenants depending on their tenancy contract will have district cooling/chiller charges covered, other tenants would have to pay the separate chiller charges. The district cooling supplier for Bahar 4 is Empower.

For property owners, the Empower chiller charges are included in the service charges, which need to be paid yearly.

Residents can access to health and fitness facilities including a swimming pool and a gymnasium in Bahar 4, JBR.

Bahar 4 houses over 6,000 apartments, these are divided into 1, 2, 3 and 4-bedroom apartments and luxurious 4-bedroom penthouses.

1-bedroom apartments in Bahar 4, of which a few are duplex units, are available in five unique configurations. These units are comprised of one attached bathroom with a master bedroom and one separate bathroom. Some units do come with a utility room and either an extra full bathroom or a powder room. The expansive living room, dining room and balcony are other features of these units.

2-bedroom apartments in Bahar 4 come in seven different configurations. These units cover an area ranging between 1,268 sq. ft. and 1,808 sq. ft. Each unit comes with two full bathrooms, one powder room, a balcony and a closed kitchen. Depending on your unit type, extra features include a storeroom, a laundry room, a walk-in closet or a utility room. A few units, such as Unit 01 Floor 19, come with a balcony and a large terrace which can be used for gatherings and outdoor events.

There are two types of floor plans available for 3-bedroom apartments, Unit 01 and Unit 02. These units are spacious and sprawl over an area between 1,955 sq. ft. to 2,973 sq. ft. The master bedroom has an en-suite bathroom and a walk-in closet. Most of these units come with large dining and living spaces, a fitted kitchen, a maid’s room with a separate bathroom, a utility room and a balcony.

4-bedroom flats in Bahar 4 come in two different unit types, Unit Terrace and Unit Terrace 1.  One of the amazing features of the 4-bedroom apartments in Bahar 4 is its enormous two terraces, one terrace features a private swimming pool. Residents can find large communal areas, there is one dining room and two livings ares in the 4-bed units. All four bedrooms come with attached bathrooms, there is a maid’s room with a separate bathroom and a powder room in the 4-bed flats in Bahar 4.

Penthouses in Bahar 4 are available in four unique configurations. These penthouses come with four expansive bedrooms, separate living and dining areas, a family room and a terrace with a private pool. The penthouses also come with a maid’s room with a separate bathroom, a pantry on the second floor and walk-in closets. Penthouse Type B has a utility room near the kitchen and it is the only unit type to have two terraces.

To commute in or out of Bahar 4, residents can find public transportation with ease. Jumeirah Beach Residence Station 1, Jumeirah Beach Residence Station 2 and Marsa Dubai Jumeirah Beach Residence Station are the nearest bus stations located at a short distance of an 8-minute walk.

Within a 10-minute drive, residents can find various Dubai metro stations nearby. The popular ones include DAMAC Properties Metro Station and DMCC Metro Station. Other metro stations nearby JBR Bahar 4 are Nakheel Metro Station and Dubai Internet City Metro Station.

Bahar 4 is a 5-minute walk away from the Jumeirah Beach Residence 1 Tram Station and a 10-minute walk away from the Jumeirah Beach Residence 2 Tram Station. The tram stations are also connected to the Dubai Metro.

Atelier M is located on the 7th floor of Pier 7, Pier 7 comprises of seven different restaurants offering Asian, European and Arabic cuisines. The professional chefs at Atelier M have designed a menu with delicious signature dishes including Pan Seared Duck, Oxtail Ravioli and Beef Carpaccio served with wasabi remoulade plated with pink grapefruit aioli.

Bahar 4 is an apartment building located in JBR. Though the tower is surrounded by several amenities, there are a few points one should keep in mind before renting or purchasing an apartment here. JBR is a popular tourist destination, this means that it does get crowded in the morning and evening times.
