ABOUT ZONE 7
Hydra Village, a project by Hydra Properties is divided into several zones. Zone 7 is one such zone.
Located on the Sheikh Maktoum Bin Rashid Road (E11) that connects Abu Dhabi and Dubai. The Hydra Village zones lie close to Al Raha Beach, Al Raha Gardens and Baniyas. Zone 7 is based on the outskirts of Abu Dhabi which makes it easier for residents to travel to Dubai.

Zone 7 offers a family-friendly lifestyle to its residents. The area is based on the outskirts of Abu Dhabi, but it is close to every basic amenity. It is part of Hydra Village, a self-sustained city lying towards the northern side of Abu Dhabi.
The project was launched in 2006 and is in-line with the Abu Dhabi 2030 vision. It is under development and upon completion, the community will be home to over 10k residents.
Popular points of interests are:
- Based near Yas Island and Al Raha Beach
- Popular parks like New Shamama Park and Emirates Zoo are also nearby
- Abu Dhabi International Airport is a few minutes away
Upon completion of the project, the area will be self-sufficient. Zone 7 is among a few completely developed zones in Hydra Village
PROPERTIES IN ZONE 7
Properties in Hydra Village are divided into nine zones. Properties in Zone 7 are based on the northern outskirts of Hydra Village. All villas have a similar infrastructure.
There are two types of residential units in Zone 7 Hydra Village. One is type C2 that boasts 3-bedroom villas while another one is C3 which features 2-bedroom villas.
A 2-bedroom villa in Zone 7 has a coverage area of approximately 1,885 sq. ft. The villa has 2 bedrooms with attached bathrooms and a separate laundry area. It also has built-in wardrobes, a small backyard and secured car parking. Villas also have a roof terrace.
- The rental trend of 2-bedroom villas lies between AED 67k to AED 75k per year.
- The sale price of a 2-bedroom unit ranges from AED 834k to AED 1M
The 3-bedroom villa in Zone 7 occupies almost 1,848 sq. ft. to 2,050 sq. ft. It has 3 master bedrooms with attached bathrooms and a spacious dining area. The semi-open kitchen has the necessary fittings. The villas have a terrace, a small backyard and a garage.
- The rent of a 3-bedroom villa in Zone 7 is AED 77k to AED 85k yearly.
- Buying a 3-bedroom villa costs around AED 950k to AED 1.2M.
TRANSPORTATION AND PARKING SPACES IN ZONE 7
Zone 7 is accessible from Sheikh Maktoum Bin Rashid Road (E11) which is close to Hydra Village’s entrance. Currently, no buses service Hydra Village. Hailing a taxi or travelling via a private car are better options.
Each villa offers covered car parking space for one or multiple vehicles, depending on the garage area of the villa.
AMENITIES, SCHOOLS AND HEALTHCARE
SUPERMARKETS NEAR ZONE 7
Supermarkets near Zone 7 are in the neighbouring areas. Within a 10-minute drive, one can spot several marts and supermarkets including Baniyas Co-Operative Society, SPAR Express Baniyas and Carrefour Hypermarket.
Carrefour is a retail giant that operates in multiple locations throughout the UAE. It is at an 11-minute drive from the area. Another international retail supermarket is SPAR which is 9 minutes away from Zone 7.
MOSQUES NEAR ZONE 7
Most sub-communities of Hydra Village are under construction and there will be many mosques in Zone 7 soon. Right now, there are a few mosques near Zone 7 including Mosque Samaha, Masjid Shakhboot Bin Sultan and Souk Mosque.
All these mosques are 7 to 10 minutes away from the area.
OTHER PLACES OF WORSHIP NEAR ZONE 7
New Life Church is 12 minutes away near Al Shahama Old. Other churches near Zone 7 are around 25 to 30 minutes away including St. George’s Orthodox Cathedral, All Saints Anglican Church and Abu Dhabi Assembly of God Church.
There are currently no temples in Abu Dhabi but one is being built. It will most likely be completed by 2021. Meanwhile, residents will have to travel to Dubai to visit Hindu temples. New Gurudwara Abu Dhabi in Mussafah can be visited by Sikh residents in 25 minutes.

Al Reef Girls School for Basic Education is a public school in the area. Aspen Heights British School follows the British curriculum and is operated by the International Schools Partnership (ISP). It is located 14 minutes away from Zone 7.
CLINICS AND HOSPITALS NEAR ZONE 7
For seeking medical assistance, residents can reach out to one of the hospitals near Zone 7. The closest hospitals and clinics include the likes of:

Al Rahba Hospital was established in 2003. It is a 190-bed advanced secondary care hospital. It is located close to Abu Dhabi-Dubai highway, 8 minutes away from Zone 7. It was UAE’s first hospital to be accredited by Joint Commission International (JCI).
Gulf International Cancer Centre, Tabarak Medical Poly Clinic and Boulevard Medical Center are popular clinics near Zone 7, Hydra Village. You can reach these clinics in roughly 15 minutes.
Zone 7 is based on the suburban side of Abu Dhabi. It is close to residential areas such as:

- Al Bahyah
Al Raha Beach is one of the most popular communities in Abu Dhabi. It offers a luxurious lifestyle thanks to the availability of waterfront villas and apartments. Al Rahbah is a developing community with a few key amenities. It is located opposite Zone 7. Al Bahyah is a large community located near Al Rahbah, its main attraction is the Emirates Park Zoo.

MALLS NEAR ZONE 7

The popular malls of Abu Dhabi are at a distance from Zone 7. The nearest one is Deerfields Mall on Al Shahama Road; it is a 12-minute drive away. This mall near Zone 7 features hundreds of retail outlets, a food court, a 14-screen cineplex, a medical centre and a dedicated space for family entertainment. Residents of Zone 7 can spend their time in this mall as it is close to the area.
Residents can also visit Yas Mall and My City Centre Masdar, these options lie 20 minutes away.
RESTAURANTS NEAR ZONE 7
A number of restaurants near Zone 7 are lined across Sheikh Maktoum Bin Rashid Road (E11), not more than 10 minutes away.

Chicken Corner Restaurant is a popular fried chicken restaurant near Zone 7. Café Mandarine is located in Al Rahba and offers buffet and ala carte menus. Al Barari Restaurant is known for its biryani dishes and if you're looking to grab a burger head to Truck Burger. Tea Break Cafe's menu consists of a variety of sandwiches, snacks and burgers as well as hot and cold beverages.
For spending leisure time, residents can spot a number of pubs and bars on Yas Island, roughly 20 minutes away. A few nightlife options near Zone 7 include:

Stars N Bars offers different beverages and food items along with live music. Belgian Beer Cafe is a popular pub part of the Radisson Blu Hotel and Hickory's Sports Bar offers views of the Yas Links Golf Course and the water ahead.
BEACHES NEAR ZONE 7
One of the most popular beaches near Zone 7 is Yas Beach. It is 19 minutes away. The private chalets of Al Raha Beach can be reached in 20 minutes, this beach does require paid admission. Abu Dhabi Cornice Beach is around half an hour away.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
One of the landmarks near Zone 7 includes Emirates Park Zoo and Resort. This zoo is divided into different sections such as the snake alley, bird park, petting zoo and wildlife walk. It is not more than 10 minutes away from Zone 7, Hydra Village.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Residents of Zone 7 can head out to one of the nearest parks. Al Shahama Park and New Shahama Park can both be reached in 8 minutes. Al Bahya Park is a large park filled with rides, games and well-equipped playgrounds. Al Bahya Park can be reached in 12 minutes or less.
Yas Gateway Park North is 15 minutes away and it has two covered playground on each side. One playground is suitable for toddlers and kids less than 10 years while the other one has activities for kids older than 10 years. People mostly head out to this park for a picnic.

THINGS TO CONSIDER
Zone 7 is one of the recently developed sub-communities in Hydra Village. Most other communities are still under construction which might be an issue for residents. This might be an issue since Hydra Village is not yet completely developed, residents will have to travel to nearby areas to access schools, malls and healthcare centres.
