As per our Abu Dhabi real estate market overview, the capital’s property sector has exhibited an uptrend in prices for apartments and villas across the affordable and luxury segments. The sales price-per-square-foot for properties in the affordable segment have increased by 1% to 14%, whilst those in the luxury segment have shown an uptick of 1% to 8% in H1 2022.
There has been an unprecedented influx of foreign investment in the Abu Dhabi real estate market, which explains the increased demand and the upward trajectory of property prices in the capital. The combined data collected from Bayut & dubizzle in H1 2022 reveals that family-friendly suburbs like Al Ghadeer and Al Reef have garnered the maximum buyer interest for affordable apartments and villas in Abu Dhabi.
On the other hand, seafront communities like Al Reem Island, Yas Island and Saadiyat Island have continued to draw the attention of ‘High-Net-Worth’ (HNW) buyers with regard to upscale properties.
When it comes to the off-plan properties, investors have focused their searches on residential projects in Yas Island and Masdar City.

As per the trends observed at Bayut & dubizzle, Al Ghadeer has been the most searched area to buy affordable apartments in Abu Dhabi in H1 2022. The area offers lifestyle conveniences and easy access to Dubai which contributes to its popularity.
The average price-per-square-foot of apartments in Al Ghadeer has been quite competitive at AED 711, following a slight increase of 0.20% from H2 2021. When to it comes to individual apartments, studios for sale in Al Ghadeer have averaged at AED 344k. The sales prices of 1 and 2-bed apartments in Al Ghadeer have averaged at AED 498k and AED 688k, respectively.
The family-friendly area of Al Reef has emerged as the second-most popular area for buying affordable apartments in Abu Dhabi. The price-per-square-foot of apartments in Al Reef has averaged at AED 760, after an increase of 14% from H2 2021, owing to increased demand in the area.
Studios for sale in Al Reef have averaged at AED 450k, with prices for 1 and 2-bed apartments in Al Reef standing at AED 625k and AED 765k, respectively.
The eco-friendly Masdar City district has also managed to attract investors looking for affordable apartments in the capital. The price-per-square-foot of apartments for sale in Masdar City has averaged at AED 1,248, appreciating by 2.94% since H2 2021. As for the prices of individual units, studios for sale in Masdar City have averaged at AED 538k, whereas 1 and 2-bed apartments have been available for AED 762k and AED 1.16M, respectively.
The urban neighbourhood of Baniyas has also gained traction among small ticket investors. The price-per-square-foot of apartments for sale in Baniyas has averaged at AED 748, appreciating slightly by 0.69%. The average sales price of studios in Baniyas has averaged at AED 471k, with 1 and 2-bed apartments priced at AED 625k and AED 1M on average, in H1 2022.
MASDAR CITY OFFERS THE BEST RENTAL YIELDS IN ABU DHABI FOR AFFORDABLE APARTMENTS
Investors looking for affordable apartments with the highest rental yields can opt for Masdar City, which has offered projected rental returns averaging at 7.29%.
Other areas with good projected rental yields include Al Ghadeer, which offers an ROI of 7.17%, and Al Reef where the expected return-on-investment is 6.89%.

In H1 2022, investors have been largely inclined toward waterfront communities to buy luxury apartments in Abu Dhabi. With an average price-per-square-foot of AED 1,004, Al Reem Island has been the most searched-for area for the sale of upscale apartments in the capital city. The average sales price of flats in Al Reem Island has appreciated by 1.07%, compared to H2 2021.
When it comes to the sales prices of individual units, 1-bed apartments in Al Reem Island have averaged at AED 816k, whereas the average price of 2-bed flats in Al Reem Island have been recorded at AED 1.2M. Buyers interested in spacious units have paid an average of AED 1.9M to buy 3-bed flats on Al Reem Island.
Yas Island has also been a buyer’s hotspot during the first half of 2022. The area is brimming with many exciting attractions, so its popularity doesn’t come as a surprise. The average price-per-square-foot of apartments for sale in Yas Island has increased by 2.89% to stand at AED 1,275 in H1 2022. 1-bed flats for sale in Yas Island have averaged at AED 1M, whereas 2 and 3-bed apartments in the area can be secured for AED 1.5M and AED 2.2M respectively.
The third entry on our list is the stunning Al Raha Beach community. Abu Dhabi’s waterfront paradise has been constantly garnering attention given its upscale location and premium lifestyle amenities.
The average price-per-square-foot of apartments in Al Raha Beach has appreciated by 2.77%, to stand at AED 1,218 in H1 2022.
The average cost of buying 1-bed apartments in Al Raha Beach has averaged at AED 1.1M, whereas 2-bed flats for sale in Al Raha Beach have been available for AED 1.6M. Prospective investors interested in larger units have paid AED 2.6M on average for 3-bed flats for sale in Al Raha Beach in the first half of 2022.
Apart from these areas, Saadiyat Island has retained its standing as one of the most popular communities to buy upscale flats in Abu Dhabi. The area has recorded an uptick of 7% in the average price-per-square-foot, which now stands at AED 1,610.
The sales price of 1-bed flats in Saadiyat Island has averaged at AED 2.1M, with the cost of buying 2-bed apartments in Saadiyat Island standing at AED 2.9M on average. The 3-bed sale flats in the community have sold for AED 4.8M on average, during the first six months of 2022.
AL REEM ISLAND OFFERS THE BEST ROI IN ABU DHABI FOR LUXURY APARTMENTS
Al Reem Island, with its projected ROI of 6.68%, has been the most investor-friendly area for luxury flats in H1 2022. Yas Island comes in second with an impressive ROI of 6.58%. Other areas that have offered excellent rental yields during the reporting term include Al Raha Beach and Saadiyat Island, with projected ROIs of more than 5%.

The price-per-square-foot for sale of villas in Al Reef has averaged at AED 693, after appreciating by 1.23%. If we look at the prices of individual units, 3-bed villas for sale in Al Reef have averaged at AED 1.5M, whereas 4 and 5-bed houses have stood at AED 2.2M and AED 2.4M, respectively.
Another area that has been popular with budget-conscious buyers in H1 2022 is Khalifa City A. The price-per-square-foot for houses in Khalifa City has averaged at AED 679, after a dip of 4.35% from H2 2021. The sales price of 3-bed villas in Khalifa City A has averaged at AED 4.2M, whereas 4-bed houses for sale in Khalifa City A have been available for AED 4.9M in H1 2022. The 5-bed houses in Khalifa City A have been priced at AED 6.4M on average.
Other areas that have been popular with buyers include Hydra Village, Al Ghadeer and Mohammed Bin Zayed City.
HYDRA VILLAGE OFFERS THE HIGHEST ROI IN ABU DHABI FOR AFFORDABLE VILLAS
Hydra Village has offered the highest projected rental yield of 6.80% for affordable villa sales in Abu Dhabi. Following closely in second place is Al Reef, which recorded an impressive ROI of 6.18% based on rental income.
Other areas that have offered promising return-on-investments during the half-yearly term include Al Ghadeer and Mohammed Bin Zayed City, each offering ROIs of more than 5%.

The average cost of 4-bed villas in Saadiyat Island has stood at AED 7.65M, whereas 5 and 6-bed villas have respectively sold for AED 15.3M and AED 17M on average.
Another waterfront area that has retained investors’ interest during the first six months in Abu Dhabi is Yas Island. The average sales price-per-square-foot of houses for sale in Yas Island has averaged at AED 1,147, after a moderate uptick of 3.10%. The sales price of 4-bed villas in Yas Island has averaged at AED 5.8M. The larger 5 and 6-bed villas in the community have averaged at AED 6.3M and AED 10.2M in H1 2022.
Aside from the aforementioned communities, home buyers have been inclined towards the luxury villas in Al Raha Gardens. The average price-per-square-foot for houses in Al Raha Gardens has dropped marginally by 0.49%, averaging at AED 809 in H1 2022.
