THINGS TO CONSIDER
Apart from all the amenities provided by Amwaj 4, what needs to be considered is that there is no guest parking in the building. Visitors should avoid peak hours to find a space easily on the street.
RATINGS & REVIEWS
Main reasons for providing a 3 star review and not a 4 star is due to our apartments layout, noise and smell. When entering from the main door you directly enter to the middle of the living room. We were initially interested in a different layout where the entry door was to the side but unfortunately was rented. Another nuisance is the street noise, we live a few floors above the 20th floor, facing the street and Marina and the car noises and Tram bell can be heard non stop. An ongoing issue with these apartments are the sewage smells coming from the pipes which no matter how often you clean them and close the vents, smells still appear now and then. We've been told its a phenomena that happens and reoccurs, just have to keep cleaning the pipes. We face the issue in the kitchen whilst others have issues with the bathrooms as well. Now for the positive notes: Location, location, location!!!! Beach, restaurants, supermarket, cinema, mall, tram and metro a few minutes walk. Pool, gym, children playground are pretty good, only issue is parking. 1 and 2 bedroom flats offer 1 parking space, 3 and above offer you an additional. Finding to rent an additional parking space is impossible so you have to rely on Mawaqif which is sometimes by chance. On a side note Utility Bills come to an average of 1,000aed per month (if AC temp is on 25), manly due to base fees being higher than consumption.
