Officially launched in 2022, South Bay is an off-plan development in the Residential District of Dubai South. The project will feature around 1000 units of villas, townhouses and mansions across its six phases alongside upscale amenities including a waterfront promenade, crystal lagoon, shopping mall and health clubs. South Bay is strategically located adjacent to the Expo Road (E77) enabling seamless connectivity and accessibility.

CONSTRUCTION AND HANDOVER UPDATES

  • The first two phases with a tentative completion date in March 2025 are successfully sold out.
  • Construction works for South Bay 3 began in June 2024 and handover is expected in Q3 2026.
  • South Bay 4 is estimated to be completed in Q1 2027, whereas, the final phases are slated for completion in Q4 2026.
  • Launched in July 2024, properties in South Bay 6 were sold out within 4 hours.
  • The construction of the initial phases is with Ginco General Contracting.

Community Overview

South Bay Dubai will present a family-friendly community upon completion. This gated off-plan project will feature a wide range of properties around a 1km crystal lagoon. The waterfront promenade, community shopping centre, fitness complex, pools, water sports club, children's play area, pet park and lake park are some key features of the master development.

South Bay Dubai Masterplan

South Bay is one of the new projects in Dubai South located adjacent to Expo Road. The project’s master plan includes the construction of around 800 3-bed to 5-bedroom villas and townhouses and 200 units of 5, 6 and 7-bedroom waterfront mansions. These premium properties will be set around a 1 km long crystal lagoon, a 3 km long waterfront promenade and beaches. Residents will have access to the beach clubs, fully-equipped fitness centres and various watersports activities. The lake park, kayak club, jogging and cycling tracks are also part of the master plan.

Villas and townhouses in South Bay feature a G+2 floor plan with a spacious living area, a fitted kitchen, guest room with attached bathroom and a separate space for laundry and storage. The bedrooms on the upper level have en-suite bathrooms and wardrobes. Also, some units may include a family room and balconies on the first level, depending on the layout. The rooftop terrace, private pool, garden and parking area are other key features of these units.

Waterfront mansions in 5, 6 and 7-bedroom layouts may range from 8,234 sq. ft. to 13,358 sq. ft. The 5-bed floor plan features two levels above the ground floor. These units will also have a pool in the garden, an outdoor lounge and a powder room. Moreover, the 6 and 7-bed mansion floor layout features an additional basement level for a multipurpose room.
