Marina Village is a modern residential community offering a posh lifestyle. Families prefer villas while apartments are popular among singletons. The area is connected to other parts of Abu Dhabi via the 18th street that lies close to Corniche Bike Track.
Despite being a distant area of Abu Dhabi, residents of Marina Village can access malls, hospitals and schools with ease.
PROPERTIES IN MARINA VILLAGE
Marina Village is a villa only community where most villas are part of the Royal Marina Villas. The area is suitable for families looking for a peaceful lifestyle. Apartments are rarely available.
Properties in Marina Village have various amenities for its residents. People willing to rent or buy an apartment in Marina Village can choose from 1 to 3-bedroom units. The 1-bedroom apartment is approximately 1,202 sq. ft. and a 3-bedroom unit covers an area of approximately 2,368 sq. ft. Most apartments are laced with white marble flooring while kitchens have patterned tile walls. A larger, 3-bedroom apartment has a big living room with double-glazed glass windows. Kitchens are mostly closed-style with fitted cabinets.
The community has more villas and fewer apartments. Villas range from 4-bedroom to 6-bedroom units. A 4-bedroom villa has a coverage area of 4,000 to 10,000 sq. ft. whereas, the coverage area of 5-bedroom villa lies between 5,000 sq. ft. to 20,000 sq. ft. Villas are mostly based on 2-storeys and have built-in wardrobes, kitchen with cabinets, balconies and terrace. Villas also feature a master bedroom with attached bathroom and 2 separate guest bathrooms. All units have a maid’s room, driver room, barbeque area, huge majlis, a dining area, a large kitchen, and a pantry. A private pool, big green garden, and separate storage area are part of every house. There is a covered car parking space for two to four cars. All villas in Marina Village are centrally air-conditioned and have facilities such as maintenance and electricity backup. The rental trend of a 4-bedroom villa fluctuates between AED 350k to AED 700k per year. A 5-bedroom villa’s rent is between AED 390k to AED 640k.
Sale prices for properties are also high. In fact, a 6-bedroom villa costs around AED 15M to AED 19M in Marina Village which is higher than most other high-end residential areas of Abu Dhabi. Price trends of a 5-bedroom villa are between AED 18.5M to AED 20M.
Investors can also buy residential plots in Marina Village. Plots are suitable for people who want to construct the property based on their particular needs. These plots have different coverage areas and cost between AED 1.2M to 1.6M.
TRANSPORTATION AND PARKING SPACES IN MARINA VILLAGE
Marina Village seems a little disconnected from major areas of the capital city, but it has a reliable transport network.
Several buses including bus 5, 7, 9, 11, and 32 include Marina Mall on their route. Bus 63 has its final stop at Marina Mall which is less than 2 kilometres away from the area.
Finding a parking space in Marina Village is not a problem as the area is not densely populated. Also, residents get plenty of covered parking space inside the villa.
AMENITIES, SCHOOLS AND HEALTHCARE
SUPERMARKETS NEAR MARINA VILLAGE
Residents can spot a number of supermarkets near Marina Village. The nearest supermarket is Carrefour inside Marina Mall. Other convenience stores are not more than 10 minutes away including Waitrose, Bateen Stars Super Market, and Spinneys. Waitrose and Spinneys are popular international supermarket chains.
CHURCHES, TEMPLES AND MOSQUES IN MARINA VILLAGE
Similar to other areas of Abu Dhabi, there are a number of mosques in Marina Village such as Al Kaleem Mosque. Other nearby mosques are ADNOC Mosque, Al Bateen Mosque, Ahmed Mohammed Al Suwaidi Mosque and Sheikh Hamdan Bin Zayed First Mosque. These are around 10 minutes away.
An array of churches lie roughly 10 kilometres away from Marina Village. One can find St. George’s Orthodox Cathedral, New Vision Tamil Church, Abu Dhabi Apostolic Tamil Church, The Evangelical Church, Abu Dhabi Pentecostal Church, Kings Church, and Saint Anthony Cathedral for Coptic Orthodox.
There are no temples in Abu Dhabi as for now, but there will be one by the end of 2020. Baps Hindu Mandir is under construction near Al Rahba.
SCHOOLS IN MARINA VILLAGE
There are no schools in Marina Village but there are a few in nearby areas. In the neighbouring area of Khalidiya Village, one can find the American Community School of Abu Dhabi. It follows the American-based curriculum. Kipina Kids Nursery is 10 minutes away, and it is a well-known preschool that follows Finland curriculum.
Some higher educational institutes are at a 15-minute drive from Marina Village such as Emirates College of Technology, Syscoms College, and Emirates Diplomatic Academy.
CLINICS AND HOSPITALS IN MARINA VILLAGE
There are many hospitals in Marina Village and its nearby areas. Harley Street Medical Centre is established inside Marina Village. Highly skilled medical practitioners serve in multiple departments including ENT, urology, paediatrics, nephrology and dermatology. Kings College Hospital London is another tertiary care hospital located 10 minutes away from Marina Village. It also provides the highest level of healthcare services.

MALLS IN MARINA VILLAGE
One of the leading malls of Abu Dhabi, Marina Mall was inaugurated in 2011 and it is the only mall in Marina Village. It covers a gigantic 235,000 square meter area and features a 9-screen VOX cinema, a bowling alley, and kids play area along with over 400 retail stores and service outlets. The mall spans over 5 floors including 4,000 parking spaces. The mall also has Carrefour Hypermarket.
Other nearby malls are Rotana Mall, Al Bateen Mall and Khalidiyah Mall. All these malls are less than 15 minutes away from Marina Village and have numerous retail stores plus other recreational options.
RESTAURANTS IN MARINA VILLAGE
There are many options in Marina Village for people who enjoy eating out as there are plenty of restaurants in Marina Village. Many international food chains operate in Al Marina which is a next-door neighbour.
Shakespeare and Co. has a dominant presence in Al Marina thanks to a unique menu and interior. Il Porto Italian Restaurant and Sushi Bar are inside Marina Village. This restaurant menu has a variety of pasta.
Authentic Asian cuisine is served in Lal Qila Restaurant which basically is a well-known Pakistani eatery. It offers a buffet and à la carte. Next to it is Corner Al Hawamir famous for its seafood.
BEACHES NEAR MARINA VILLAGE
Living in Abu Dhabi means living close to beaches as the city is surrounded by Arabian Gulf. Marina Village is no exception as it is dotted just across the Arabian Gulf. As soon as one crosses the 18th street, there is an array of beaches lined across Breakwater Beach. The most popular public beach of Abu Dhabi, Corniche is just 9 minutes away. Al Sahil Beach is further 1 minute away and offers a number of sports activities including volleyball and football. It is divided into three parts where one allows free entry while other two charge AED 10.50 for adults and AED 5.50 for kids.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
For spending leisure time, residents can head out to Marina Mall which has Bounce – Trampoline Park. There is lots to do in Bounce such as slam dunking, wall running and dodgeball warfare. It has over 100 interconnected trampolines, 40-metre slide and slacklines.
Marina Eye is another tourist attraction less than 5 minutes away. It has 42 capsules including VIP capsules. Price for a Marina Eye ride is AED 50 for adults and AED 30 for children.
Another landmark, Emirates Heritage Club and Heritage Village is 2 kilometres away. This reconstruction of the traditional Emirati Village provides an interesting glimpse into the emirate's past and the Bedouin lifestyle.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Bainunah Park on King Abdullah Bin Abdulaziz Al Saud Street is less than 4 kilometres away. Khalidiyah Park is the most popular park of Abu Dhabi which is at a 10-minute drive from Marina Village. It has paved walkways and a 20-minute jogging circuit. The entrance fee is AED 1.
There is a health club on the premises namely The Royal Marina Health Club. Apart from it, Fitness First and Capital Fitness are 3-5 minutes away. 10 minutes away in Al Bateen, there are gyms such as Lifelike Wellness Gym and Sparta Gym.
Three ladies salons are dotted inside Marina Village; Marina Spa, Tips & Toes, and Nail Lounge Salon. Sisters Beauty Lounge is in the neighbouring area of Corniche Road. White Candle Salon, Sugar Beauty Salon, and In Vogue Ladies Beauty Salon are 10-15 minutes away.
Dotted near Marina Mall, Heritage Village is where one can experience the traditional desert life. It is run by Emirates Heritage Club and offers free entrance to visitors. People can explore artefacts and enjoy a real flavour of Emirati traditions such as pottery making.
