Barashi

Barashi is a residential area on the eastern side of Sharjah. The district has villas available for rent and sale. Villas located on the northern side of this development have already been handed over to residents.

According to Bayut’s Real Estate Market Report for 2020, Barashi makes the list of the top 10 popular areas for buying villas in Sharjah. It stands on the 8th position for renting villas in the emirate.

Barashi offers a tranquil lifestyle to its residents. Barashi is away from central Sharjah and lies close to Al Dhaid Road (E88). The residential villas in the community have modern infrastructure and are mostly preferred by families.

It is a fast favourite among those looking to rent villas in Sharjah due to its affordability. The district is well connected with Ajman and Dubai and seems like a perfect choice for people who have to commute regularly to other emirates. It is a 5-minute drive away from Sharjah International Airport, 10 minutes away from Al Khawaneej in Dubai and at a distance of 20 minutes from the emirate of Ajman.

When it comes to properties in Barashi, one can only find villas for rent and sale. Villas consist of 2, 3, 4 and 5-bedroom units. A 3-bedroom villa covers an area of around 3,000 sq. ft. to 5,000 sq. ft. The more spacious 5-bedroom villas cover an area of 6,000 sq. ft. to 13,000 sq. ft.

These well-designed villas feature contemporary designs. All villas consist of 2-storeys. All houses have a majlis room, a huge dining area, a living room, a laundry room and a separate maid’s room.

The rental trend for a 3-bedroom villa lies between AED 75k to AED 95k. Rent of a 5-bedroom house ranges from AED 90k to AED 135k. The rental trend for 4-bedroom villas ranges between AED 85k to AED 95k. Rent has to be paid via cheques on a yearly basis.

The most popular villa type in Barashi is the 5-bedroom villas for sale, their sale prices fluctuate between AED 2.3M to AED 3.5M.

Some villas come with a garage in addition to covered parking spaces. Otherwise, residents can also park their vehicle outside their villa. There are ample parking spaces in Barashi where visitors can park their vehicles.

Barashi is well-connected to Ajman, Dubai and main city areas of Sharjah. Commuting through a private car is the most convenient choice. Barashi is one area that lacks public transport. The nearest bus stop is in Al Saja near the Sharjah Cement Factory which is 10 minutes away by car.

There are a number of supermarkets near Barashi. For daily grocery needs, residents can head out to Al Ateen Supermarket which is less than 2 km from Barashi. Taier Al Madina Supermarket is the next closely dotted supermarket at a 7-minute drive. There are three supermarkets in the neighbouring area of Sajaa Sharjah less than 8 km away. A number of churches are near Barashi. You can find Church of the Living God, Grace Evangelical Church, Orthodox Church and Christian Fellowship Church, 22 minutes away in Al Yarmook.

Residents who wish to visit a temple will have to travel towards Dubai as there are no temples in Sharjah. The Shiva and Krishna temples in Bur Dubai are 30 minutes away. The Mahamevnawa Buddhist Temple in Al Wasl is 40 minutes away.

Sharjah is home to many beautifully built mosques. There are many such mosques in Barashi. In the community, you will find Barashi Mosque. Old Muzairah Mosque, Hamza Ibn Amr Alansari Mosque and Omair Ibn Abi Waqas Mosque are less than 10 km away in the neighbouring areas.

For pre-schoolers, Barashi Nursery is a good option. There are many schools near Barashi such as Our Own English High School, Sharjah Indian School (for boys) and Lucton School. New World American Private School, Al Ansar International School, Al Wahda Private School and Sharjah Ambassador School are within a distance of 20 minutes.

Higher education options can be found in University City Sharjah. Reputed universities located here include the American University of Sharjah, University of Sharjah and Skyline University College.

There are a few clinics and hospitals near Barashi. Royal Hospital near Sharjah International Airport is 15 minutes away. Other hospitals near Barashi include Al Qassimi Hospital, University Hospital Sharjah and Thumbay Hospital, all these options are under 20 minutes away.

Nearby clinics include Beverly Hills Specialized Clinic, Access Clinic and Gulf Children Medical Centre in Muwailih Commercial.

The nearest pharmacy is Al Sama Al Zarqa Pharmacy in Al Saja. Bin Sina Pharmacy is also not too far. It takes an 11-minute drive to reach there from Barashi.

Barashi is a suburban area of Sharjah that lies close to Sharjah National Park and is a few minutes drive from Sharjah International Airport. The neighbouring residential areas are Al Falah Suburb, Al Saja and Al Atain

Most of the shopping malls near Barshi can be found in the Al Juraina community. Zero 6 Mall is a popular mall in Al Juraina, it features many retail stores, food and beverage options and entertainment options. The mall houses the first Fitness First Platinum in Sharjah and the largest IMAX cinema screen in the UAE.

Matajer Al Juraina is a community mall for residents, it is also popular with the student population of University City Sharjah. It has a few retail stores, restaurants and cafes and a branch of Carrefour Market.

One of Sharjah’s best malls Mega Mall is less than 30 minutes away. It is one of the largest malls near Barashi and spans over 800,000 sq. ft. This mall has many local and international brands, a Novo Cinemas and a family entertainment centre as well.

Nad Wasit Fast Food and Masar Al Madinah Restaurant are not more than 6 minutes away. Some small cafeterias and restaurants such as Al Fali Restaurant, Bait Al Bukhari, Al Jareena Cafeteria and Najmat Al Sajaah are located in the nearby area of Al Saja. Casual dining restaurants such as Zait Al Zaitoon, Crisol Restaurant & Lounge and C.Taste are 17 minutes away near Muwailih Commercial.

Barashi is a suburban district of Sharjah which is dotted at quite a distance from Arabian Gulf and popular beaches of the city. The closest beach is Sharjah Beach, 30 minutes away. This beach near Barashi is part of Sharjah Urban Planning Council’s renovation project and will go through a major transformation to become a top leisure destination in the city.

Al Khan Beach is roughly the same distance away, it is a more developed beach with many amenities and facilities. There are many water sports on offer at Al Khan Beach.

For enjoying nightlife and bars over the weekend, residents have to head out to Dubai. There is a chain of bars in Dubai which lie almost 30 minutes away from Barashi. The bars are named Jack’s Bar & Grill, McGettigan’s, Jules Bar, La Fabrique and The Old Pub.

Sharjah International Airport and Sharjah National Park are two landmarks close to Barashi at a 14-minute and an 11-minute distance, respectively. Sharjah Equestrian & Racing Club is located right behind Barashi. Established in 1982 under the patronage of His Highness Sheikh Dr Sultan Bin Mohammed Al Qassimi, it is the first equestrian club in the UAE. It features many equestrian related services, such as a riding school, a racecourse, stables, an equine hospital and more.

Sharjah National Park is the largest park in the city. and it spreads over an area of 630,000 sq. ft. This park offers regular park amenities including play areas for children, barbeque areas and picnic areas. It is just 11 minutes away making it a frequently visited park by residents of the area.

The nearest gym is 15 minutes away near Industrial Area 18 of Sharjah namely, Texas Gym. Beauty options are 15 minutes away, such as N Style Beauty Lounge and Hind Alamiri Beauty Salon in the neighbouring area of Qarayen. Men can head out to the Al Goaz district to find Hair Concept Salon at an 18-minute drive.

Barashi is a favourite location for renting and buying villas in Sharjah. The rental trend makes properties affordable but the sale price is comparable to other areas of Sharjah.
