ABOUT AL MUSHRIF
Mainly a residential community, Al Mushrif or just Mushrif is a central locality in the emirate of Abu Dhabi. It is well-known for housing many churches.
Positioned in a prime location between Sheikh Rashid Bin Saeed Street and Al Khaleej Al Arabi Street, one can easily reach the community. It is also in proximity to the Airport Street. To the west of Al Mushrif and across the shore, you will find Al Hudayriat Island. Head east past Al Zafranah and there is the Mangrove National Park which is considered a haven for birdwatchers and a popular playground for watersports activities. Right-below, south of the community, you will find the popular Zayed Sports City and going down further south, you will come across the world-famous Sheikh Zayed Grand Mosque.
Mostly comprised of apartments and villas – the majority of which are for rent – Al Mushrif offers a wide range of affordable housing options. It is popular to rent villas as per Bayut’s Annual Market Report for Abu Dhabi 2019.

COMMUNITY OVERVIEW
Mainly a residential development, Al Mushrif features properties which mostly consist of rental apartments and villas. For investment purposes, expats will find the freehold villas in Al Mushrif to be a suitable option.
Until about a decade ago, even Al Mushrif was considered a suburb away from mainland Abu Dhabi and was mostly populated by local Emirati families. The community is further divided into the sub-communities of Al Qubaisat, Delma Street, Al Dhafrah Street, Al Saada Street, Kamal Jamal Musal and Mushrif Gardens.
Properties in Al Mushrif
The rental flats in Al Mushrif are concentrated in the sub-communities of Al Qubaisat, Delma Street, Al Dhafra Street and Al Saada Street. Mostly sporting studios, 1, 2, 3 and 4-bedroom apartments, the apartments are usually found in low-rise buildings with traditional Arabic designs or those with Mediterranean architecture. One can also find a range of new apartments in Al Mushrif offered at affordable rentals.

Transportation and Parking Spaces in Al Mushrif
Parking is not an issue for residents as apartments and villas provide dedicated parking spaces. Visitors will have to make use of the street parking.
Residents enjoy access to Al Salam Street E10 within 5 minutes or less depending on the traffic on roads. The highway connects to other key areas including Al Bateen Executive Airport. Reaching farther communities like Mohammed Bin Zayed City may take around 20 to 22 minutes from Al Mushrif via Al Salam Street.
Public Transportation in Al Mushrif
Located in the heart of Abu Dhabi, Al Mushrif is relatively close to Abu Dhabi Central Bus Station, at a distance of about a short 14-minute drive. One can easily find a public bus to and from the community, helping residents easily commute within the various parts of the city such as Khalidiyah Mall, The Souk at Qaryat Al Beri, Zayed Port, Al Qurm and many others.

Supermarkets in Al Mushrif
At the time of the community’s inception, there were few retail stores or supermarkets around which resulted in a lot of hardships for residents. Over time, Al Mushrif has seen a considerable increase in the number of supermarkets and other establishments that cater to the necessities of the people living in Al Mushrif.
At a short 8 minute relaxed drive, one can get to the Lulu Hypermarket in Mushrif Mall. Supermarkets in Al Mushrif are the Bahrain Foodstuff and Alam Supermarket behind Khalifa University. As well as Select Supermarket, Mawasim Organic Supermarket and Al Haji Supermarket in the area.
Churches, Temples and Mosques in Al Mushrif
There are ample praying areas for Muslims in Al Mushrif. Residents can visit the Mohammed Bin Zayed Mosque opposite Khalifa University, Aisha Bint Khalfan Mosque in the centre of the neighbourhood and Badr Mosque towards the south of the community. A unique mosque in Al Mushrif is called the Mary Mother of Jesus Mosque, it was renamed as a gesture of religious tolerance due to its location close to the many churches in Al Mushrif.
Close to the Umm Al Emarat Park are many churches of different sects of Christianity. There is the St. George’s Orthodox Cathedral, St Andrew’s Church, Abu Dhabi Apostolic Tamil Church and more.
While there is no Hindu temple in Abu Dhabi currently, there is one which will be completed in 2021. When it is, it will be 33 minutes away from the community. Residents, for now, can head to the Shiva and Krishna temples in Dubai, roughly 1 hour and 40 minutes away. Sikh residents will find the New Gurudwara in Mussafah to be close by, just 20 minutes away.
Schools in Al Mushrif
Al Mushrif, over the years, has been quite well-liked amongst families, due to a good number of educational institutes in the community. Within the vicinity of the community, residents can find the Al Nahda National School, International Community School, Khalifa bin Zayed Secondary School, Al Manhal International Private School and the Clever Hands Nursery.
Whereas there are no universities directly in the bounds of the community, there are a few around the neighbourhood, like the Emirates College for Advanced Education and Khalifa University in the neighbouring community of Al Zafranah, Al Hosn University and the University of Strathclyde Business School.
The Higher College of Technology (HCT) – Women’s College, European International College and University are around Al Wahda Mall.
Clinics and Hospitals in Al Mushrif
There are several, reputable clinics and hospitals in Al Mushrif. You will find Al Mushrif Clinic, Al Mushrif Children’s Speciality Centre and Corpofino Clinic in the community. A short drive away on the border of Al Mushrif are the NMC Women’s Hospital and Universal Hospital, an 8-minute drive from the centre of the community. There are also a few of Abu Dhabi’s most notable dental clinics in Mushrif, including Hikma Dental Center. A short drive south and you will find Zayed Military Hospital, Specialized Rehabilitation Hospital and Mediclinic Hospital.
Other specialized clinics in the area include Fit Life Veterinary Clinic, Kaya Skin Clinic in Mushrif Mall and Creative Dental Centre.
NEARBY AREAS
To its immediate south, one will find the community of Al Aman. To its eastern border, there is a community of Zafranah and Al Etihad. To its southwest, there is the Al Gurm Resort which features waterfront beach resorts that are frequented by tourists. Head further west, and one will find the Mangrove National Park, which is right across the E10 highway.

Malls in Al Mushrif
One of the top shopping centres in Abu Dhabi, Mushrif Mall is situated in the community itself. Here, you’ll find everything under one roof. The mall also has several banks, a hypermarket and there is a government office of the Abu Dhabi Municipality. Apart from all these things, Al Mushrif Mall has a food court that has a variety of fast-food and casual dining restaurants to choose from. Another unique aspect of Mushrif Mall is The Market, it is the largest indoor fresh market in Abu Dhabi. The Market offers a wide variety of products ranging from meat, fish, fruit, vegetables and more. There is also a kitchen where residents can have their choice of meat and fish cooked live.
Another mall in Al Mushrif is the Al Mushref Co-operative Society Mall. It is a small community shopping centre that houses a hypermarket, restaurants and a few retail stores.
Restaurants in Al Mushrif
Al Mushrif has a selection of fine and casual dining establishments. If you are in the mood for Thai food you can visit the Lemongrass Restaurant in Al Mushrif. Other popular restaurants are India Palace, Mongolian Chinese Restaurant, Automatic Restaurant and more. Near Umm Al Emarat Park is SALT, a food truck which is popular for its sliders, fries, drinks and desserts. It is often open late at night.
Fine dining options aren’t too far away. For instance, the Sardinia Restaurant located inside the Abu Dhabi Country Club is known for its Italian dishes. Choice Cut Steakhouse in the Novotel Al Bustan is best for meat lovers while the Thai Benjarong restaurant is a resident favourite.
BEACHES NEAR Al MUSHRIF
Although Al Mushrif isn’t located next to the shore, the Al Bateen Beach is quite close, just 1.7km away to be exact. Al Bateen Beach offers a stunning view, overlooking Hudairiyat Island. According to the government of Abu Dhabi, this beach is perfectly suitable for swimming, fishing or if you like, having a waterfront picnic. What’s more, Al Bateen Beach is considered one of the finest beaches in the world – one of the few to have been awarded the ‘Blue Flag’ certification. This means that Al Bateen Beach is considered one of the most eco-friendly beaches on the planet.
LEISURE ACTIVITIES AND NOTABLE LANDMARKS
The most notable landmark in this area is the Al Mushrif Palace. This palace represents the hospitality of the country’s leadership and is used for major celebrations and feasts during important occasions in the UAE. This landmark is accessible by both the public and governmental employees. In total, the whole landmark is established on 60,000 sq. m.
OUTDOOR ACTIVITIES, FITNESS AND BEAUTY
Al Mushrif is home to a very-popular park known as the Umm Al Emarat Park. This park is divided into several subsections. These include the Wisdom Garden, Shade House, Botanic Garden, Amphitheater, Children’s Garden and the Great Lawn. In the Wisdom Garden, you can expect to learn a great deal about the visionary leader, His Highness Sheikh Zayed bin Sultan Al Nahyan. This garden was created in his memory. You can learn about his wisdom by reading his quotes engraved throughout the garden. The main highlight for this garden is focused on the protection of the natural habitat of the UAE and its heritage. The Shade House is an area where park visitors can enjoy the natural surroundings in a comfortable, shaded area, surrounded by several species of trees. In fact, you expect to find over 30 species of trees in this park. Next, the Amphitheatre area is where you find most outdoor events and concerts taking place, while the Children’s Garden is a kid-friendly outdoor area where children can frolic freely and explore their environments. Most importantly, similar to the Al Bateen Beach, this park has also been awarded the Green Flag’ certification.
For those who workout religiously, there are several gyms nearby. For instance, the Commander Fitness Center located 9 minutes north via car – this is a large gym with a huge selection of workout equipment needed to get a full-body workout. Heading east, there is another similarly equipped gym called the Weider’s Gym – this is one also 9 minutes away.
There are also several spas nearby. However, one of the largest spas which is just 6-minutes away is the Club Spa (situated inside Abu Dhabi Country Club). This spa consists of 23 treatment rooms and has dedicated sections for men and women. One can get professional skin-care treatments. Both men and women can enjoy a variety of spa services.
COMMUNITY EVENTS
Mushrif Mall often hosts many events for children and families. It will host many public holiday-themed events as well as other cultural events. Residents of Mushrif Gardens can join the Facebook group called Al Mushrif Gardens Compound.
THINGS TO CONSIDER
One great thing about living in Al Mushrif is the fact that there is the option to either rent or buy property here. If you are interested in investing in Al Mushrif, the options will be limited to independent villas.
This community is close to the heart of Abu Dhabi, which means you will encounter a considerable amount of traffic noise and a crowded urban environment.
