In this edition of Industry Eye, we speak to Raja Bin Turki, Sales Director at The Capital Avenue Real Estate, about why trust has become the foundation of his agency’s success. Raja shares how The Capital Avenue has built lasting client relationships through transparency, consistency and a long-term approach to real estate, and how becoming a TruBroker™ has helped reinforce that trust in an increasingly competitive Abu Dhabi market.
When people ask me what has helped us grow over the years, my answer is always the same: trust.
Real estate is about so much more than buying and selling homes. For most people, it’s one of the biggest financial decisions they’ll ever make, so they need to feel confident that the person advising them genuinely has their best interests at heart.
That’s the mindset we’ve always had at The Capital Avenue. We see ourselves as an investment advisory real estate company. We don’t simply help clients buy property; we help them build long-term wealth through real estate. Because of that, our focus has never been on closing a deal and moving on. It’s about building relationships that continue long after the transaction is complete.
Trust isn’t built overnight
For me, trust means that a client never feels the need to second-guess the advice we give them.
Whether it’s market data, pricing or investment recommendations, we make sure every piece of information we share is accurate and data-backed. We also believe in being responsive, communicating openly and staying on top of Abu Dhabi’s real estate regulations. These might seem like small things individually, but together they create the confidence that clients are looking for.
When people know they can rely on you, they’re far more likely to come back, recommend you to friends and family, and trust you with future investments.
Why we became TruBrokers™
When Bayut launched TruBroker™, it immediately made sense to us because it reflected the standards we already believed in.
Our agents wanted a way to stand apart from brokers who were quick to list properties but not always as responsive once enquiries started coming in. The TruBroker™ programme gave us a way to demonstrate our commitment to responsiveness and listing quality before we’d even spoken to a client. The leaderboard also introduced a healthy sense of motivation within the team. Everyone could see how they were performing, which encouraged agents to continuously improve.

One of the biggest changes has been the confidence clients have in us from the very beginning. It’s becoming increasingly common for clients to mention the TruBroker™ badge during our first conversation. Before we’ve even had the chance to explain our experience or approach, the badge has already helped establish credibility.
We’ve noticed improvements in our listing performance too. Better visibility means our properties are reaching more serious buyers, and we’ve seen our average time-to-sale become noticeably shorter.
While the TruBroker™ badge has helped strengthen our credibility, Bayut’s tools have also helped us provide a better experience for our clients.
Features like TruBroker™ Stories allow agents to showcase their personality and boost their listings. That means viewings are more meaningful and clients connect with the agent before meeting them.
My advice to other agencies
If there’s one thing I’ve learned, it’s this: don’t compete on the number of listings you have. Compete on the quality of the service you provide. A smaller portfolio of accurate, well-maintained listings will always build more trust than hundreds of listings that are outdated or inaccurate.
Clients also remember how quickly you respond. Setting high standards for responsiveness and holding yourself accountable can make a bigger difference than any marketing campaign. Most importantly, be transparent. Clients can tell when transparency is genuine, and they can tell when it’s just part of the sales pitch.

Looking ahead
As Abu Dhabi’s property market continues to grow, I believe trust will only become more important. Today’s buyers are more informed than ever. They compare information across multiple platforms, expect accurate listings, and want to work with agents who are professional, knowledgeable and transparent.
At the end of the day, trust isn’t something you can ask for. It’s something you earn through every conversation, every listing and every client relationship. And that’s exactly what being a TruBroker™ means to me.
