Great Lake View | On High Floor | Ready to move in

Jumeirah Lake Towers (JLT) is one of the most massive mix-use developments in the Dubai real estate market. Properties in JLT are spread around three artificial lakes, which were at first supposed to be four, but the master developers behind the venture, DMCC (Dubai Multi Commodities Center) decided against it to make room for a 55,000-metre park. Now, most of the JLT properties are made up of spectacular residential towers, offices and shops while being surrounded by beautiful waterworks, lakes, parks and heavily landscaped gardens.
Bordering with chic neighboring communities such as Dubai Marina and Jumeirah Beach Residence aka JBR, the various rental properties in JLT are inclusive of many residential towers, most of which are around 35 to 45-storey high-rises, with the keystone amongst them being Almas Tower standing tall at a staggering 66-storeys with breathtaking views of the community and the ocean. The community is further classified into boroughs called clusters, with each given an alphabet. Each cluster offers premium amenities. These high-rise residential towers are for the most part quite post-modern with very chic contemporary designs. Other properties also include various shops, offices and luxury penthouses. JLT is smartly situated in the centre of Dubai, next to the most upscale neighbourhoods of the city, with many tourist destinations, major landmarks and recreational areas around. Three metro stations, namely DAMAC Properties, Dubai Marina Mall and Jumeirah Lake Towers, interlink the community with various regions of itself and with the rest of the emirate, making the commute for residents rather convenient.
The many properties in Jumeirah Lake Towers are spread across a vast spectrum of choices, with apartments coming in the form of studios and 1, 2, 3 and 4-bedroom flats, with total living areas spanning between 400 and 630 sq. ft., 854 and 1,063 sq. ft., 1,380 and 2,044 sq. ft., 1,581 and 3,300 sq. ft., and 2,500 and 4,038 sq. ft. respectively. Rents, on the other hand, range anywhere between AED 50,000 to AED 190,000 on an annual basis. JLT offices for rent have varying spaces, depending on your needs and budget. Surface areas range between 970 to 13,982 sq. ft. with rents starting from AED 50,000 and going up to an astounding AED 2,704,390. At the same time, there are also many shops available being as big as 586 and 5,528 sq. ft. The rental trends range between AED 65,000 and AED 750,000.
The most renowned and lavish out of the many would be Cluster P in JLT, ideally sitting between two lakes housing the excellent NOLA Eatery & Social House that provides both indoor and outdoor sitting options, live jazz music, a great ambience and a well-stocked bar and delicious cuisine. This happens to be right next to the well-known Mythos Grill and Jumeirah Lakes Tower Park. Next up would be Cluster G and C, containing many renowned international hotels such as Movenpick, Bonnington and the Jumeirah Lake Towers hotel. There are also many great restaurants in the area that residents enjoy, such as The Cavendish, Hyu Korean, White Ambient, Baldwin’s, Pier 7, Wagamama and the Joury Restaurant amongst others.
JLT is home to a diverse, multi-ethnic social sphere of residents because it provides a warm and safe environment. The community also consists of many international schools and is therefore ideal for both families and individuals alike. If one were to compare the rent with neighbouring communities, they’d find them to be the same.
