B- The Second Party is liable to pay all the rental post-dated 19 cheques in advance to the First Party for the lease period of 10 years.
C- This contract will be terminated between both parties only in case of a bounced cheque from the Second Party.
 
D- The Second Party will construct the business premises at their own expense according to the guidelines and regulations of Dubai Municipality.
E- The Second Party is liable to pay utility bills including electricity, water, or any other fees.
F- The Second Party will be held responsible for payment of any incurred fines during the rental tenure.
G- The Second party can discard the 10-year contract but will not be refunded for the current year and post-dated cheques for the following years will only be returned by the First Party.
H- The Second Party will evacuate the premises at the end of the 10-year contract period without any harm to the building.
I- The First Party will refund the 5% security deposit to the Second Party at the time of evacuation.
