ABOUT NAD AL SHEBA
Nad Al Sheba is best known for housing the Meydan Racecourse the venue for the prestigious Dubai World Cup. There is quite a bit coming up in this district. Nakheel has announced plans for a residential community called Nad Al Sheba Villas. The community will also be located in proximity to the new Mohammed Bin Rashid City and the still-developing Meydan community.

As for the residential side, this neighbourhood features a mix of luxurious villas and apartments. Nad Al Sheba 1 is also home to the Meydan Hotel, Meydan Racecourse and other recreational amenities.

COMMUNITY OVERVIEW
Nad Al Sheba is comprised of four districts each with their own distinct charm. Nad Al Sheba 1 is the largest community, it contains the sub-community of Meydan as well. This may change later when the Meydan City development is complete but for now, most residents of Dubai consider Meydan to be part of Nad Al Sheba 1. The community is known for the Meydan Hotel, Meydan Racecourse, Nad Al Sheba Cycle Track and more. Nad Al Sheba 1 is also where most of the apartment complexes are found. This neighbourhood is located further away from its counterparts, it borders the community of Al Quoz 2.

Nad Al Sheba 2 is a quieter district, where many private villas are found. It is known to be a family-friendly area.

Nad Al Sheba 3 is known to be a school district, it houses many reputable education institutes. It is also the site of the Nad Al Sheba Villas, a project by Nakheel Properties. Alongside the villa community, Nakheel will also be building the Nad Al Sheba Mall here.

Nad Al Sheba 4 is also aimed towards families, you will find schools and parks located amongst the villas. This neighbourhood also offers direct access to Meydan South.

PROPERTIES IN NAD AL SHEBA
The properties in Nad Al Sheba include both villas and apartments. All houses and flats come with multiple amenities. Living in Nad Al Sheba means residents can quickly access the busiest streets of Dubai such as Al Khail Road, Mohammed Bin Zayed Road and Dubai-Al Ain Motorway.

The area has a mix of apartments and villas for rent and sale. The villas tend to be more popular due to the family-friendly environment and the size of the homes. The area is also an older area of Dubai and commonly known for their villa offerings. Thanks to the variety of villas, the rent and sale prices vary a great deal. However, all properties have similar amenities. Most villas are privately built, with the exception of Nakheel's Nad Al Sheba Villas community.

Interested buyers and investors will find sale prices of a 4-bedroom villa ranging between AED 3M to AED 8M. For renters looking for a more spacious accommodation option, 5-bedroom villas seem like the best fit. These grand residential units have asking rents of AED 170k to AED 600k.

Most villas are 2-storey units with the living or family room on the lower level. There is an additional storage area under the stairs. The houses come with quarters for the house help and a separate laundry area.

For people who prefer living in apartments, there are quite a few choices in Nad Al Sheba 1 and Sobha City. Interested buyers can choose from 1-bedroom to 3-bedroom units. One can purchase a lavish 3-bedroom apartment for AED 1.9M to AED 3M. The sale price of a smaller unit with similar facilities, i. e. a 1-bedroom flat is between AED 796k to AED 1.4M.

TRANSPORTATION AND PARKING SPACES IN NAD AL SHEBA
There are a few bus stops located on the main road of Nad Al Sheba. Residents can hop onto bus 55, 66 and 67 from here. These buses connect to other areas of the city such as Al Ghubaiba, Dragon Mart and Dubai Mall. Rashidiya metro station is the closest, it is 12 minutes away and is the final stop on the Red Line.

The villas have parking space for multiple vehicles. Paid parking spots are also available near the racecourse, golf course and Meydan Hotel.

AMENITIES, SCHOOLS AND HEALTHCARE
SUPERMARKETS IN NAD AL SHEBA
There are quite a few supermarkets in Nad Al Sheba. Residents can head to Happy Star Grocery for daily shopping. Apart from it, West Zone Fresh Supermarket and Aswaaq Supermarket are also at a short distance. Spinneys supermarket in the neighbouring Dubai Silicon Oasis is a 13-minute drive away.

CHURCHES, TEMPLES AND MOSQUES IN NAD AL SHEBA
Dubai is home to people with different cultures and religions. Therefore, the city has various churches, temples, gurdwaras and mosques.

There are currently no churches in Nad Al Sheba. The nearest church, New Covenant Church lies 11 minutes away, and there are a few others such as Fellowship of Nations, JA1 Church of Deira, Chris Crib and Winners Chapel International. They are all less than 20 minutes away.

Shiva Temple is at a distance of 20 minutes in Bur Dubai, here is where you will find a few other temples and the Sikh Gurudwara and the Sindhi Gurdarbar are also located here. The Mahamevnawa Buddhist Temple is almost 25 minutes away in Al Wasl.

There are a number of mosques in Nad Al Sheba including Nad Al Sheba Great Mosque, Nad Al Sheba Mosque, Al Ghafoor Mosque and Hamza Mosque.

SCHOOLS IN NAD AL SHEBA
Nurseries are found in the nearby area of Dubai Silicon Oasis, this includes British Orchard Nursery, Emirates British Nursery, Toddlers International Nursery and more.

Schools include GEMS Modern Academy which offers the Indian curriculum from pre-primary to Year 12 and the International Baccalaureate (IB) curriculum for Years 11 and 12. Kings' School Nad Al Sheba follows the British curriculum until the final Year 13.

Known to be one of the best British schools in Dubai, Repton School is located in Nad Al Sheba 3. It offers both the British and IB curriculum until Year 13. Other UK curriculum schools in Nad Al Sheba include Riverston School Dubai, Kent College and International School of Creative Science. Rashid School for Boys Dubai is a well-known school in Nad Al Sheba, it was established in 1986 for UAE Nationals only.

Rising School is the only American curriculum based school in Nad Al Sheba.

Many higher education options will be found in Dubai International Academic City (DIAC) such as Heriot-Watt University, The American University in the Emirates, Al Ghurair University and more. DIAC is a 10-minute drive away.

CLINICS AND HOSPITALS IN NAD AL SHEBA
There is currently only one medical centre in Nad Al Sheba, the Nad Al Sheba Health Centre. The closest hospital is the Fakeeh University Hospital in Dubai Silicon Oasis, 9 minutes away and the American Hospital Dubai in Oud Metha and Mediclinic City Hospital both of which are roughly 15 minutes away.

NEARBY AREAS
Nad Al Sheba is a developed area located towards the eastern end of Dubai near the emirate of Sharjah. There are a few upcoming projects by Nakheel in Nad Al Sheba 3 and by multiple developers in Nad Al Sheba 1.
Nad Al Sheba 1 is located close to Al Quoz and the new Meydan City area. Nad Al Sheba 2 and 3 are close to Ras Al Khor and International City. Nad Al Sheba 4 is located above Dubai Silicon Oasis and Academic City. When complete Meydan South will also be easy to access from Nad Al Sheba 4.
