However, one thing binds roughly 85% of us together: we are all expats in this amazing land. For many expats, this means conversing daily in a language that is not your mother tongue and instead, using English speaking and writing skills<\/p>\n\n\n\n<p>And, let\u2019s face it, the better your English communication skills are, the better the opportunities that come your way.<\/p>\n\n\n\n<p>Dubai is a competitive city, and real estate is probably the most competitive job around. We talk a lot about service levels in Dubai, and the use of proper business English language is one way to boost your (perceived) service levels.<\/p>\n\n\n\n<p>At every stage in the buying process \u2013 both buyers and sellers are comparing you to other agents they have spoken to. In a competitive market, every secret weapon can add more commission to your pockets.<\/p>\n\n\n\n<h2 id=\"good-name\"><strong>\u2018MAY I KNOW YOUR GOOD NAME?\u2019<\/strong><\/h2>\n\n\n\n<figure class=\"wp-block-image\" id=\"attachment_24154\"><a href=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_161513456.jpg\"><img src=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_161513456.jpg\" alt=\"A young and beautiful female Call Centre worker sitting by her laptop talks on the phone using a headset with a smile on her face\" class=\"wp-image-24154\"\/><\/a><figcaption><em>Proper Customer English language: \u2018May I ask for your name, please\u2019<\/em><\/figcaption><\/figure>\n\n\n\n<p>\u2018May I know your good name\u2019 used to be polite but is not necessary for a business setting. Proper business English allows for, \u201cMay I ask your name, please.\u201d<\/p>\n\n\n\n<h2 id=\"re-vert\"><strong>\u2018KINDLY REVERT BACK TO ME\u2019<\/strong><\/h2>\n\n\n\n<p>Oxford Dictionary defines revert as \u201creturn to a previous state, practice, topic, etc.\u201d Revert back is like saying \u201cgo back.\u201d Instead say, \u201cPlease get back me\u201d or \u201cPlease reply at your earliest convenience.\u201d<\/p>\n\n\n\n<h2 id=\"ma-am\"><strong>MA\u2019AM AND SIR\u2019<\/strong><\/h2>\n\n\n\n<figure class=\"wp-block-image\" id=\"attachment_24155\"><a href=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_157171595.jpg\"><img src=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_157171595.jpg\" alt=\"An image of an African American man with an afro hairstyle and an African American woman with an afro blended into a single person\" class=\"wp-image-24155\"\/><\/a><figcaption><em>Many employees in Dubai use \u2018Ma\u2019am-Sir\u2019 when proper English communication skills allow for one or the other<\/em><\/figcaption><\/figure>\n\n\n\n<p>We have all been instilled to be using Ma\u2019am and Sir when asked a yes\/no question. \u201cYes, ma\u2019am.\u201d However, these terms should be used sparingly in an on-going conversation. After the initial ma\u2019am or sir, you do not need to continue to use these terms. In fact, many people prefer being called their name.<\/p>\n\n\n\n<h2><strong>\u2018DEAR SIR(S)\u2019<\/strong><\/h2>\n\n\n\n<p>This is especially problematic if you don\u2019t know the gender of the individual you are addressing. It\u2019s much more personal to use either a person\u2019s first name or if you prefer formality, \u201cDear Ms Smith.\u201d If you do not know the gender of the person then err on the side of caution and use the person\u2019s first name.<\/p>\n\n\n\n<p>Let\u2019s say you get a lead from someone named \u201cBobby Smith.\u201d Bobby Smith could be either a male or female, it is best to err on the side of caution and use, \u201cDear Bobby.\u201d Gender misidentification is not a good first impression. Should you get a lead from an organisation, say \u201cBayut Academy\u201d, you have a few options. If you are calling someone just say, \u201cI have received a lead from someone at Bayut Academy.\u201d If you are responding to an email, you can either address it to, \u201cDear Bayut Academy\u201d or you can say, \u201cTo whom it may it concern\u201d or even \u201cDear ma\u2019am or sir.\u201d However, we prefer the first usage as it is more personal.<\/p>\n\n\n\n<h2><strong>\u2018BHK\u2019<\/strong><\/h2>\n\n\n\n<figure class=\"wp-block-image\" id=\"attachment_24160\"><a href=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_602278622-2.jpg\"><img src=\"https:\/\/mybayutcdn.bayut.com\/mybayut\/wp-content\/uploads\/shutterstock_602278622-2-1024x649.jpg\" alt=\"\" class=\"wp-image-24160\"\/><\/a><figcaption><em>Many people might confuse the term \u2018BHK\u2019 for a company name and other things<\/em><\/figcaption><\/figure>\n\n\n\n<p>\u2018BHK\u2019 is very confusing to people who are not from the Southeast Asian region, where its use seems to have originated. We see this a lot in the headline for property listings and its use can be perplexing. All properties (save studios) have bedrooms and kitchens so no need to focus on this. For many expats, it is a meaningless term, so we recommend using terminology that is understood by everyone, like \u201cone-bedroom apartment.\u201d<\/p>\n\n\n\n<h2 id=\"d-o\"><strong>\u2018KINDLY DO THE NEEDFUL\u2019<\/strong><\/h2>\n\n\n\n<p>This is a lovely expression and was once used in the UK but its use died out after the Victorian Age. When dealing with some expats its use may be perplexing especially if \u201cthe needful\u201d is not clarified. For instance, sending a contract with instructions to \u201cdo the needful\u201d is not nearly as concise as \u201cplease sign the attached contract and do not hesitate to contact me if you have questions.\u201d We love this expression but its use may be confusing to those who are not already familiar with it.<\/p>\n\n\n\n<p>These are a few of the expressions we hear regularly in Dubai and the recommended business alternative. Improving your English speaking and writing skills is important for all sales roles.
