The Dubai Electricity and Water Authority (Dewa)will require a refundable deposit of Dhs 1,000. The main DEWA office is located on the Dubai - Abu Dhabi Road, behind Wafi Mall. To reconnect, a charge of Dhs 60 will be levied by DEWA. Air-conditioning and service charges will be billed through DEWA on a monthly basis.

The Key to the apartment will be handed over to you 3 days prior to the lease start date, once the tenancy contract has been signed by the appropriate parties concerned and provided the initial rent cheque, security, service fee payment are cleared by the bank, and the DEWA deposit is paid. The amounts will need to be paid in advance However, you are free to receive quotes from others. A written undertaking must be provided to the landlord and Maintenance Department for their approval before execution of any work in the apartment.

The Gardens residential complex has the following guidelines on the number of people allowed to reside in each apartment. Personal satellite dishes are not allowed in The Gardens; however, with the satellite provided on the roof you will be able to receive Nile Sat, Arab Sat, Hot Bird and the local free channels through use of a digital receiver.

Pets, Smoking is in the common areas of the building, Storing of personal items/belongings in the common areas, Moving of furniture without prior permission of The Gardens Management, Sharing accommodation/subleasing, Vendors/residents distributing flyers in the buildings, Paying loud music/causing noise pollution, Writing on the walls of the building corridors/common facility area, Hanging clothes above/ over the balcony rails, BBQ in The Gardens common areas/balconies, Littering in the parks, play fields/courts and the common areas, Social functions such parties in the common areas, Any type of alterations to the apartment (internal / external), Number of occupants exceeding the predefined limit: One bedroom apartment: a couple(husband & wife) and a child, Two bedroom apartment: a couple (husband & wife) and two children, Three bedroom apartment: a couple (husband & wife) and three children.
