Overview
I-Dubai Towers located on plot No. R-15, are configured to take advantage of the large green space on the two sides of the plot as well as maximize the panoramic view of the harbour. As the best views to the bay, the marina and old Dubai beyond, are to the east, it made eminent sense to try to orient as many of the residential units to that side. This also offered the opportunity to shelter the dominant glazed face of the building using the projection of the balconies to enjoying the rising run. The west face of the building being exposed to the late, low, setting sun becomes a protective shell, largely opaque, with very limited small openings lighting deeply recessed windows of secondary rooms. The iDubai project is comprised of twin towers (The itower & the Sky Tower) in order to enhance the comfort of living in luxury & enjoying the landscape around the property. Iconic form with plenty of light, water with panoramic views of harbor and ocean. The vast area of open water and greenery will provide an antidote to stresses of Daily Life. The south aspect is particularly valuable for its potential as an iconic form when seen along the approaching boulevard – it is the first of the cluster of residential towers and as such its form acts as a landmark – very narrow and upright, like the famous “Flatiron” Build¬ing in Manhattan. The north face of the building is pulled open to allow penetration to a grand, 22 meter high, interior court which acts as the Front Door and arrival area, heavily planted and open to the sky and its gentler north light. Planned to save the environment, Green building - When the iDuabi opens, it may become one of the few residential green scrapers in the city to meet Green Building standards. The building is sure to be a wealthy EcoGeek's dream-come-true. You can enjoy low utility bills thanks to the building's fully insulated windows and rainwater capture system. It is proposed to strive to attain Green Building high level with the completion of this building. To do so will signify an intense effort taken to render the environment comfortable and personally controllable for the Residents. It will offer a minimized impact on the immediate and regional environment through the reduction of emissions, demands on energy supply and provision of micro-climate cooling through intensive roof surface landscaping. It will demonstrate a responsible contribution to Dubai on the part of the Owners. Athough skyscrapers are not generally environmentally friendly, there is little that can stop these from being built in the economic powerhouses of the Middle East. When the iDubai is going to be made, it will be greener than existing towers, setting an example and making it easier and more feasible for buildings in the future to follow suite.
To reduce electricity usage, our architects designed the building to act "like a thermos flask", cooling when hot and retaining heat when cold. Among the many technologies used in the building are new vacuum glazed windows that prevent 2/3 times less heat from entering than other windows. To cool the building, a few different systems are used in tandem. All apartments ensure unrivaled comfort and boast of full component of amenities. Careful attention has been paid to design details and interiors have been planned to lend a warm and contemporary living atmosphere. The west face at the podium level is formed by a 2 storey, 4 meter wide, sheltering arcade with office spaces above. The landscaped indent is also exploited as an entry point for the Offices above. On the park-side of the podium we are proposing two tiers of two and three-storey town houses. Each is accessible, by car, through the garage. The entries of all townhouses are arranged in groups of four, opening off a courtyard entered by a “porte-cochere” leading from the pedestrian way. This courtyard will offer both shaded outdoor space and cross-ventilation for the Townhouse units. The upper, two-storey units will each have a rooftop pavilion offering views over the landscaped roof. The roofs of the podium will be substantially planted. The lower level will be developed as roof terraces with hard and soft landscaping covering the Townhouses and Office floors. The upper level, which will serve as a Resident-accessible garden, will be presented in a more ornamental way with a variety of planting, activity terraces and swimming pools. iTower is inspired by water. The towers comprise 38 levels of typical floors which have a selection of 1, 1.5, 2, 2.5 bedroom suites. No two apartments on each floor are the same. There are 7 units on each floor. On the iTower there are 2 levels of duplex Penthouse Villas and a top level Mechanical floor.
Sky Tower is inspired by the sky (Air).The Sky Tower with have independent 3 bedroom suites, only one unit per floor. The top floor of this tower has the 3 level Penthouse.
