Different banks have different property valuation criteria in Dubai. Property valuation besides depending on area, location and size of property as mentioned by you also depends on condition and age of property. If you want the fair bank valuation, you must look forward to availing the services of some reputable bank in Dubai.

If you are interested to buy the property, I would not recommend you to not solely rely on the bank valuation only because it is based on the brief survey and does not take into account each and every single detail about the property.

To be on the safe side, I would recommend you to hire some private property surveyor to conduct the detail survey of property and then value it according to the findings. Thought the private professional charges money but this little money is worth the investment.
