Hi, I am interested in buying a two bedroom apartment in the Greens. The owner is asking for 1.3m for an area of 1,388 sq ft. The bedrooms are pretty small though. Is it the right price and time to buy now?
The price being quoted by the seller is a reasonable one for the apartment as the going rate is around that value and in most cases more than what your seller is quoting.
As for your question regarding whether it is a good time to buy now or not. To be honest its nearly impossible to judge when is the best time to buy but the market indicators in my opinion are towards buying as the prices have almost declined by 50% to what they were a year ago and in some localities they have almost fallen to their original prices.
Furthermore the general perception is that the market is stabilizing now and will remain stagnant for a few months before we start seeing an upward trend. I strongly believe we are observing the lowest values now and these buying opportunities might not be seen again, however the consumer confidence has not returned in full as yet primarily because of the shaky economic situation presiding all over the world and also the construction is at a halt.
Whether you buy now or in a month or two might not make a big difference in terms of prices but I sincerely believe that by prolonging your decision any further than a few months, you might end up paying more than the present offer.
Everyone has their own opinion, people have been talking about the so called real estate bubble being inflated since 2002 whilst kept buying and selling themselves. It took 6 years before the market saw an actual decline. No investment can be risk free at the end of the day, so whether you buy now or not is something you have to decide depending on your financial situation. Keep in mind that the rental yield is still 10% or above so what more can one ask for.
