Hello

I would like some advice on buying a studio in cordoba palace - dubai silicon oasis.

please note that i live in the uk so am not sure about prices.

At present my plan is to invest in budget areas – and hopefully move to more upmarket places in the future.

1. the price is 270k aed - is this reasonable.

2. is this area right to invest - considering location, rent and future increase in equity.

3. what are the drawbacks of this place compared to discovery gardens and international city?

4. what are the rent and service charges for this.

5. any other advice you can give.

Hi Faisal,

Welcome to the forum.

First and foremost you have to keep in mind that Dubai is now a long-term market in terms of investment and your investment will bear fruits over years. The rental yield in Dubai is still pretty good so that a positive.

I would recommend considering areas like Marina, JLT, or Discovery Gardens over DSO simply because of locality, facilities, demand etc.

Regarding future increase in equity in any area, you are looking at not more than 5 to 10% per annum at best, however the highest rise will be seen in highest in-demand areas like Marina, Palm etc. In terms of comparison If Marina is central London then DSO is like Zone 4/5.

Service charges for all properties are required to be paid by landlord and vary from building to building. In Discovery Gardens and other Nakheel owned projects, the service charges tend to be a little high. In Marina the average service charge is not very high and is at about AED 15 - 20 per Sq.ft.

Once again, places like Marina are worth investing in at the moment, DSO and other Intl City should only be considered if your budget doesn't permit you to invest elsewhere. The returns will be slow.

You can also try the real time market price tool to find the average price of a studio apartment in Cordoba.

Currently the average listed sale price on Bayut is: AED 236,300 and the approx rental is AED 25K

Hi,

The question you have asked does not have a simple answer.

There are many nice towers, perhaps most of them in JLT. What you have to see is where the tower is located i.e. close to METRO and also there is usually a traffic problem in JLT during rush hours and some buildings have fewer problems than others. However all in all most buildings are good in terms of buying or renting.

Some nice towers: Seef, Green Lakes, MAG, HDS, Madina Towers and the list goes on.
