Which is the best agent to use to sell my apartment. I have tried to contact the agents through Bayut, Smith and Ken & Arcus but they have not replied to my emails. Do agents do a free valuation first & advise of what I should put on sale for? I have one bed apt in Spain Cluster, International City. Kauser

Hi,

I can understand the frustration however I would definitely recommend calling a few rather than just emailing as it tends to happen that companies are workers are generally busy and will be more responsive if you decide to either visit a few agencies in person or give them a call.

There are many agents listed in the agents section and most of them should be able to help you out. Most of the agents will be able to advise straight away what your property is capable of fetching and yes the evaluation is mostly free, however they might ask you to sign a contract with them allowing them to sell your property. You would need to send them a copy of your ownership certificate, passport details, title deed and other relevant documents.

According to my estimate, as of May 2010 the average price for a 1 bed apartment in Spain is in the range of 350K to 400K depending on the apartment location, view etc.

Kauser, you must have called few agents who are listed in Bayut Agents list. They are reliable but they are overloaded with work so they might have not paid attention to your issue.
They can advise you better at which price you should put up your property.

thank you zeeshan & arub for your replies. I have been told by smith & ken that they do not deal with International City & another agent Arcus have an unavailable telephone number. Is there any other agent who deal spefically with International City.

Just go to the Agent section of this website, select Dubai from drop down menu (location) and click search. You’ll find company names and details for dozens of real estate agents in Dubai, some of them must be dealing with properties in International City, all you need to do is to call and inquire.

Kauser, I have screened out few real estate agencies which are dealing in international cities, such as:
Cmax Best Real Estate
Provident Real Estate and
Emirates Gate Real Estate
Inquire from them but if you feel like you are not satisfied, you can also search other real estate agents from Agent Section (given above) of this website. Find rest of the details from these companies' profiles. Rest call and inquire! Hope it will work.

I have been offered 330,000 for my one bed apt in spain cluster but this seems very low. I am in two minds whether I should go ahead or hold on but am not sure how long it will be before prices go up. Also is it possible to remortgage my apartment. My apartment is fully paid for.I live in Uk & do not have a very high income. Is it possible I could have a loan 50% of value. Any advice would be appreciated.

Dear did you tried calling them? Try calling them to reach them directly as e-mails has a chance of not reaching to the desired person. Or else try contacting Emirates Gate Real Estate and call them at Phone:+971-4-321 5810/20 Fax:+971-4-321 5830...

In this dynamic world its compulsory for any individual to gather an income from more than one business.. I would advise you to rent out your property which will be an adding income to your other income.

Hi Kauser,

In my opinion you can probably fetch a little more for your flat, maybe 20K to 30K more and you should mention this to the person who has offered you 330K. Having said that the offered price is not very far away from the current market price and is perhaps at the lowest end of the current range.

It also depends on how much you are in need of the money. If you require the funds immediately then perhaps the deal is worth considering. It is very likely that the agency is trying to purchase the property themselves and will sell it out again by adding their markup to the price. As I said before if you can afford to wait for a few weeks or months then definitely you will get a few more offers and would be in a better position to make the decision to sell your property or not.

Regarding remortgaging your property, that is a choice and you would need to file for refinancing with one of the many financial institutions in Dubai. You would need to provide your verified salary slips if the property is under your name and if you are a business then you would need to supply them audited business accounts. Furthermore you would be required to pay an evaluation fee and service fee upfront which will be around 5K AED and this is non-refundable, in case if your application gets rejected. To be honest I am not sure what will be the chances of your application going through especially considering the present financial crisis. I would recommend trying to talk to someone in Amlak or Tamveel (Both provide refinancing) and find out further about your chances of having a successful application.
