I think you should be able to get anything between AED 40000 to AED 50000 depending on the view, floor number etc.
Commission will be paid by the tenant, however annual maintenance fee is your responsibility.
There is nothing like land tax in Dubai, however I believe you have already registered your property on your name with the land department, if not you would have to pay a one off fee to register the property on your name.
