Property law allows the landlords to evict the tenants paying low rents by raising the property rents.
Landlords are permitted to give two months notice for the rental residential property to the tenant after ending of the contractual period and three months notice for the rental commercial property.
According to the property law, tenant can not use the property for illegal activities. Tenant and landlord are liable to renew the contract after the expiry of the contract. Landlord can only evict the tenant if the landlord would need the property for its personal use after the expiry of the contract. In this case Rent committee will not allow the landlord to again rent out the property before 1 year.
In case the tenant continues to occupy the property after the expiry of the rental contract, then the contract needs to be renewed with the consent of both parties.
For making Rental committee actually take action against the tenants who are breaching the contract, landlords are advised to file a complaint officially against the tenants.
It is very timely piece of useful information Avelina representing the current situation. As sometimes property owners whine about the things because they do not have the real exposure of the situation. Tenants terrify the owners for living in their property breaching the contractual agreement and even misusing their property. This information will be really helpful for the property owners in Dubai and now they can raise their voice as they clearly know their rights now and now they can deal the situation at initial stages without heavily paying to the attorneys.
I would say that there are certain economic pressures which cause inflation. That is why it is important for the authorities to allow the landlords to increase the rental value each year.
However, the law determines an acceptable rate with which a landlord can increase the rental value on yearly basis. This creates a win-win approach for both the tenant and the landlord. If properly understood, the real estate laws are simple and easy to follow. I hope you agree with me.
Yes, its the RERA LAW 33, according to which if an owner wants to move in himself or wants to sell the house they have to give a 1 year notice. If they move in themselves they cannot re-rent the property for 2 years and if they don't move in but do rent out again, then they have to pay the tenant who has moved out some compensation.
You can read further about the law here (have a look at law 33):

Can you guide me what are the major rights of a tenant?
Thank you Mr. Zeeshan, you have been a great help and enhanced my knowledge. People need to be aware of such laws and regulations to avoid facing such tenant and landlord problems.
