JLT is considered as one of the best and posh areas of Dubai so you cannot doubt about the good quality of its construction. As far as the asking price of a studio apartment is concerned, it varies depending upon the area of the apartment and on which floor it is situated. However, a rough estimate of the prices of studio apartment in Al Saqran Tower varies between AED400,000 to AED550,000.

Hope all is good at your end. First of all you need to realize that Al Sarqan tower is still under construction, however the good point is that it is located in JLT, which pretty much means that the tower will be completed.
Arub has guided you correctly, the price is in the range as mentioned by her and would vary according to size and floor number etc. I am not sure what the swap is as you have not mentioned the name of the other building, however JLT is a safe bet and if the building is likely to be completed as planned then definitely consider this deal.
I personally know people who have lost their entire investments due to project cancellation and developers vanishing into thin air, so I would simply put it this way; something is better than nothing.
