I look forward some advises regarding the following: - How many % we can expect the value increase for the next 5 to 10 yrs? - How this property will benefit us at least for the next 25 yrs? - I need clarification about JLT has been considered not free zone area. If its not how much municipality fees payable by the owner? - What is any other hidden fee by buying this property?

Well considering there is oil in the middle east and Dubai is known as a free zone, now is the right time to buy. No one has money to invest apart from a few with some good reserves, but I would estimate that the market will pick up for at least a good ten years. As Dubai will become more developed and economies of the world begin to stabilize. I am actually thinking of doing the same thing as you by getting a 2 bdr appartment in JLT, and JLT has not been fully developed but it's close to the Marina, Al Mas building(which will attract businesses in the future) and it is one of the more inexpensive areas because there is so much available. My advice is to buy, don't rent but buy, but search for the bargains and haggle if you like. Hope that was of some help.
Its a good time to buy the properties because of the low prices. No one can estimate the % of the increase in prices for the coming years but and increase has been noticed from the past few months and the prices are going up now. so i think its a good time to buy now and get the rental yield from 7% - 10%.

@Matthijs: U have given very ineteresting opinion thanks a lot. Btw, have u consider everything ahead? Such as un-predictable rule in Dubai which may change anytime, residence visa for the property owner which seems blur, etc.
