As per my search, the asking price of this office floor seems to be within the market range. Rest you can make a quick search at Bayut or contact few real estate agents to confirm this price. As far as, you have asked about the difference between per square feet prices of different offices, as per my knowledge, it depends upon the facilities and location of the property.
As Mentioned by Arub, the price quoted for the property is the current market price, however with such huge investments, there is always a good room for negotiation.
Regarding the discrepancy, could you please clarify your question. Do you mean that there is a difference in per Sq.ft for half and full floor. This could primarily be due to the different levels of floors and also the bigger the deal the more the discount.
