Is there any way to approach the property owners I.e Emmar, Aldar, Srouh, etc without passing through a commissioner? How to avoid the brokers?

Hi,

I didn't quite get your question? Precisely why do you want to avoid brokers?

In any case it is the Real Estate law that you must deal via brokers if you are looking to buy or rent a property in Dubai.

Brokers can always put you through to the property owner should the need arise, so its for your own benefit that you should consult a broker unless you are trying to get in touch with the developer, in which case you can visit their office directly.

For reaching the property owners directly, I would suggest you to contact them directly by visiting the property physically which is more suitable to avoid brokers.

Guess what?

I've met with two brokers at the same time for the same flat! luckily they both gave me the same appointment separately, it was fun when they both started to argue in front of me on who's client I should be, I ended up escorting the two brokers for the site view and I watched the conflict it was really funny, one of the brokers has escorted other three clients for the site view too.

He has questioned me why I had another broker on the site? I answered why you escorted 3 clients for the same flat?

Although I didn't like the flat, but I've learnt how this world runs!

Every one wants to win the client who has to pay all the commissions, fees, rates, etc mad world!

Welcome to the mad world of real estate in Dubai:)

You are absolutely correct, agents will literally do anything to win the clients over. Especially in the present climate when there are not many buyers available in the market. The agent who questioned you seems to be quite clever as he wanted to put a show that there is enough demand for the property thus eluding your mind that don't wait and buy it immediately. In my opinion its quite unprofessional to call all the buyers at once unless its an open house.

Its all about commission for them! You can always contact as many agents as you want, however work with someone who is able to give you more time and able to work on finding a decent property for you. Its the agent who should be running after you in the present market scenario.
